Pros: Near the Blue Gate and Mederssa El Bouanania. The room fits for three and four people. The breakfast is good considering the price. Cons: The host wasn't friendly to Asians. The alley where it's located is noisy. The bathroom of the double room is outside and far from the bedroom.

Triple room was all that was available upon check-in after making reservations two months prior. Plaster falling onto beds and pillows. No place to hang clothes not even a hook. Only light switch near door stumble from bed to turn on. Towels smelled. Noisy until midnight all rooms face central courtyard where owner sits and takes calls. Shared bathroom grimy. No soap at shared sink. Towel there smelly too never changed during three night stay. Lady who serves breakfast kind but often wait until 9:30 to start serving. Found this riad in Lonely Planet book but conditions must have changed in the year since published.

Too expensive compared to quality
I stayed in a hotel next to the less expensive Medina and it was more better.

My experience has not been very good, first night we arrived around 10pm and we were hungry and the gentleman so friendly took us to a super expensive restaurant. Tourist but it was not good so I guess he would win Commission by taking us there.
The bed sheets were full of hair from different people and super uncomfortable, the towels smelled terrible, we put the sofa bed to sleep the first night, plus we reserved private bathroom and the bathroom was out and in bad condition.
If they were very friendly but I think it was to sell excursions and stuff.
We had 3 nights booked and I only slept one.
I went to another place that for per night was €13 euros more. I mean. €36 the night and it was already dignified hotel.
Breakfast. It's No big deal.
And the views on the terrace lie. There is no view, just a table full of Pólvo learning — the cheap is expensive.

The riad is nice but the roof terrace is crummy and the tour operator that works out of the house is a crook, Yousef. His brother works here also, do not do Sahara yours with them, we met others during our trip all warning us that he was not a good man, tourists and the workers during the tour.

Very nice rooms, the owner was a bit annoying with trying to convince us to have him organize a desert tour for us. He seemed quite pissed when we decided not to do it.

Friendly and helpful staff, easy to reach from the bus station and excellent to reach any site of interest in the Medina.
In the immediate vicinity there is one of the main roads where you can also find good food (Clock cafè).
Negative note: The cleanliness of the rooms is not their strong point.

Great place in medina of Fez. Came at 5 in the morning and they were very friendly. Staff is great, interior design as well and breakfast. Roof top terrace with great view. Very nice housekeeping lady and manager. Thanks for everything.

As a traveler alone, the list of people to trust in Morocco is to keep it safe on a list of gold! Unfortunately, Dar Bouanania is not included in this list. Dishonesty and no holding on the principle of the tariffs and the distribution of the rooms even after negotiation and clear communication of expectations to the pre-notice. Not to mention a few cockroaches with whom I shared my stay in the bathroom of my room. Saw the offer of the Riad/guest house/hostels in Fez, there are decidedly better for the same price if not cheaper elsewhere. Everything is a matter of principle and common sense.
