Very nice place. Large and comfortable rooms, clean. The bathroom's the same. We were touched on the 3rd floor and the view was very nice. In price/quality ratio, excellent!

Located a little out of town, however taxis are cheap and the place is very quiet. Everything is geared around the pool area and loungers. Good small restaurant and very friendly staff. Room had excellent balcony.

We really loved our stay! The hotel approach is original. The design is very Spanish even if the owners are Italian. We really appreciated the organic shampoo and soap. It feels that we where pouring honey on our hair.

A place to take a good relax, only that sometimes there is no hot water.

We really expected a lot from the Hotel Xscapetulum, as it was by far the most expensive in our round trip in Mexico.
We had booked a suite with hot tub. The room was clean, there were fresh flowers in the room. The property itself is very well maintained, the reception is always staffed and also the breakfast, which is not included in the price, was very tasty.
But what immediately stood out: No mosquito network above the bed, even though there were really a lot of mosquitoes in the room. Zim Glück we had one of our own with us.
The door had a huge gap, so ' foliage ' flew into the room at night. You couldn't close a window properly and again there was no mosquito net in front of it. What was really annoying was the use of the hot tub. We have an incredible 2! It took hours for the tub to be full. If it doesn't work out, you don't need to offer a hot tub either.
Totally bad was that on the two days we were at the hotel, the water didn't run twice.
Means: No showering, no toilet aisle, no brushing of teeth. The hotel could not do anything about it, — it was due to roadworks — but there was no compensation or anything else, even though there was no water for a whole night.
All in all, we just expected more for the price. What a pity!

Lovely hotel with a beautiful pool area. Staff is extremely friendly and authentic. We loved the design of the furniture in the rooms. However, the beds in the studios are tiny. Double bed is 140x200 cm. Which is very small if you are travelling with friends and don't want to cuddle xD still the property deserves 5 stars as our stay was lovely.

The facilities are ok, nothing special. The low rating is because the front desk people have the worst attitude. They don't help at all. They lost my key and after realizing it was their fault, no apologies were offered. Also, the running water pipes seem to have a problem as the water has a salty taste. I reported that to the frontdesk and instead of saying they would look into it, the answer was "all the hotels in Tulum have the same problem" which is false. I know that because my sister was staying at another hotel to blocks from here and everything was fine. Do yourself a favour and book your stay somewhere else.

Excellent location and attention. We were in a department with fridge and kitchen. Bed comodisima. Floor to ceiling windows spectacular. Two blocks from the main street and to 5 to the start of local town and city centres. For those who have a car, a excellent place to depart for different destinations.

Very nice place with a cool pool in the middle. The restaurant is very good and not expensive. The staff is nice. The locks on the room are a little weird, the room also had a strange scent. Close to the main road and taxis were easy to get.

Excellent attention, the people are very friendly and the place is very comfortable, excellent to be in family, the only problem is the Internet connection but in out all excellent.

The exterior decoration of the hotel is very nice. The staff were very friendly and friendly. I just think the whites in the rooms are not comfortable and in the restaurant and bar, being very small there is not much choice.

Worst hotel on our stay so far… I guess that's not bad out of 5 different hotels. They could warn you of the construction next door to your room that started at 7 am. Not cool. Front staff on check in rushed the process leaving us to come back 10 minutes later and question a couple things and poor front desk guys was gone seemed he was in a hurry hence the quick check In. We have been up the Mayan Riviera as well as the coastal Riviera this is by far the most noise we have experienced at any hotel. Just terrible!

One of the best hotels I've ever been! very big rooms with such a beautiful design and so clean! a really big balcony with great view to the pool and garden! all the stuff was so nice and really helpful. Lydia and Africa are my favourite! I already missed them. You should try the breakfast soo delicious and really cheap! xscape is totally value for money.

We booked this hotel in April 2017 for 3 nights in August (21-23), but received bad news from our family in Holland (we are owners of a hotel/restaurant in the Northern part of Ecuador, in a place called Otavalo). On August 4 my father-in-law passed away and we had to travel to Holland. In the days following the sad news we canceled everything for our planned trip to Yucatan — 6 hotels, 1 car rental and 3 Aeromexico tickets — and received fast replies from people wishing us well; they all ended up in cancelling our reservations without extra charges. Even AeroMexico — helped us out with a full refund, without any extra charges if we book a new flight within a year to the same destination. We made that promise beforehand to every hotel + the car rental company. The only hotel that did not respond was Xspace in Tulum, not even to tell us they were sorry for our loss or an explanation why they charged us all 3 nights. We canceled more than 2 weeks ahead and, in a high season month like August, it should not be too difficult to fill that room. Besides that, we made the promise to visit them next year. Really troublesome… what money, money, money can do. I don’t expect an answer to this message, but I think people deserve to know this.

A hidden jem. The food served at this hotel is absolutely delicious and fresh.

Worst hotel I've ever been to. Door didn't lock in not a very safe area. Owner kept saying 5 more minutes for hours. Finally we left for dinner because he said his word is he will stay til we get back to make sure belongings ok. We get back to Zero security (owner lied) and 4 different room keys. Noone fixed door. The day after, he had people come look at it and told us "what do you expect it is the jungle. " Still multiple hours later door didn't work. He claimed it worked when we left even though it was still loose. Also no maid service, hospital lights in rooms. Not good. Breakfast was the only thing good along with service during breakfast.

This place is fairly new and is tucked away on the road south through Tulum. It's modern in design cement floors etc but has whimsical touches that make it warm and inviting. It is spotlessly clean and the grounds are impeccably manicured. It's close to everything shops restaurants and approximately 10 minutes drive to the beach. The rooms and bathroom are spacious with kitchenette and table and chairs. No TV (not missed) free fast Wi-Fi and daily maid service. We had the top room which came with a huge balcony overlooking the pool. I think all the rooms have this view. Walls are thick so don't hear our neighbour's and the patio glass door blocks out the night sounds of the neighborhood. Pool is clean and well maintained and the water was refeshingly warm after a long hot day at the ruins. No breakfast or bar but that's a short distance up the road when you want either. I guess with kitchen provided the owners didn't see the point. Will definitely stay here again. Bed a little hard but still gets 5 stars.
