The place is clean the bathroom is painful, support absent… I have never tried that so bad…

Our bathrooms in all three (! ) of the different properties we stayed in during a 2-week span were all broken or just plain poorly designed. Toilet always breaking, no or inconsistent hot water, the shower flooding from below with dirty water, all at different times, and broken again a few hours later after maintenance came in to fix them! We are still here and extremely unhappy with it. In all three buildings, the bathroom floor was always wet because you can't seal the shower enclosure well with either curtains or doors. It makes the stay exceedingly unpleasant not knowing whether your bathroom and shower will work when you get back at the end of a long day! In all my European travels, me and my family's worst, most consistently disappointing experience in accommodations.

Hotel with charm and elegance from the 19th century. Century. Alone in the Elevator from the last century's. Great and helpful staff.

The worst place I`ve ever been! Dirty and disgusting! The place was full of bedbugs and we were all bitten by those bugs!
I attach some photos of the room where I killed some of them! Also we were asked to pay extra money four hours before arriving because it was at midnigth. When I Booked 3 days before I informed that! … It is important to let the next travelers know how dirty and unhealthy this place is!

Found bedbugs and got bitten really badly. Told the receptionist and he didn't seem surprised. Please avoid this "hotel" at ALL costs.

This is not a hotel. It is an apartment building that some rooms are set aside for what they call a hotel. When we arrived we were to have 4 rooms, however, they only had 3 here and one in another building down the street. We were told that we could leave our things in the room until 2:00 the next day. We returned to the rooms at 11:00 and found all the luggage outside in the hall and one of the permanent tenants was yelling because our things were blocking the halls and he called the police. We could not talk to the man that checked us in that told us we could keep our things in the room until 2:00 because he wasn't coming to work until 2:00. I talked to the owner of the apartment building and he told me he didn't want any trouble and he wanted us to get all our luggage out of the halls. So we had to take all our things out onto the street until we could get our vehicles.

We stayed for 2 nights at the Best Vatican. Communication was excellent from the very start. We were sent clear self check in instruction and directions from the airport. We took the SIT airport shuttle bus which took about 50 mins and it was then an 8-10 minute walk. The b &b is very close to the metro station which took us to the coliseum and forum. It’s also so close to the Vatican and St Peters Basilica. It is free to go into the basilica and we only had to queue for 20 minutes and it was worth it, a truly breathtaking place just like the rest of Rome, go up the Dome too. We walked to the pantheon and piazza navone.
Our room was room 4, lovely and clean and tastefully decorated. Free fresh fruit too! We were able to leave our bags in the hotel too as we had a late evening return flight. The staff were helpful and so quick to respond to my queries throughout. Incredible value! I would highly recommend this as a perfect place to stay in an amazing city.

Very nice hotel. The rooms are great. Wi-Fi is free (password is provided in the hallway). Good clean room. The staff is very helpful! The hotel is a few metres from the Vatican.

Excellent location, just 200 mts from Vatican City main entrance. Manager Mr Darshan is an excellent & helpful person. Housekeeping does a good work everyday. You get 3-4 good food joints nearby. Grocery store within 20 mts.

Rooms with old furniture, the blankets were punced. Would need good maintenance, the wallpaper was dusty and the television plug didn't work. Positive side is undoubtedly the proximity to the center of Rome that allows you to arrive in a few minutes on foot to St. Peter's Square.

Of breakfast only the publicity, showing the little Italian kindness they had us waiting a few hours, fourth small and cozy… but close the door of the bathroom, refrigerator and room service Good, added 3.50 Euros per person for a taxi is not that and come with change but do not forget to ask for the return.

Feels like home. Super friendly Pinay and Italian staff. Great breakfast. Super clean, great showers and the staff have assisted us from the day we have booked, thru SMS on how we can get in Rome from the airport. The best hotel we have ever stayed in our last European city trips. Gross Family

The rooms do not correspond at all with those that show you when advertised in certain hotel booking apps, but are much older. Nor is it true that they know how to speak in Spanish, although it is possible to communicate with the girl in English reception who is quite friendly and patient. It has a good location, although if you arrive before check in time and ask to leave the bags, they pile them up at reception, without any kind of vigilance.

The establishment, despite the initial impression, is very good, comfortable beds, decent rooms, lowers the note the surrounding areas (although it is very close to the Vatican, very dirty streets)

Convenient location to the Metro stop Ottaviano, a step from the Vaticanio, clean rooms and really efficient housekeeping, unique flaw a small bathroom and the other with shower head to improve. Nice staff for letting us leave our luggage until 12.30. Maybe it could be a little cheaper considering everything and we had found a similar situation with the same price but breakfast included. Unfortunately, he had only six seats instead of seven.

Very beautifull hotel just around the corner from the Vaticaan. You are in the center of Rome. The hotel is located in an old but stylish appartmentbuilding. Some floors are from local people some are hotel you live among the Italianpeople wich I felt like an advantache! Because I love their way of living. For your breakfast you will have to go just around the corner On the squar before the Vaticano are a few nice terasses, little coffeeshops with fresh orangejuice, croissants very good italian cafe and all served by sweet people. as a special note I want to say that the people working in Deluxe Rooms Hotel are very helpfull to show you and help you finding your favorit spots in Rome. I would recomment * walking * in Rome to see all details this city has to offer! love Marionne Ernst.

The place is situated perfectly near the Vatican. The area is not noisy but near to what you may need and for shopping. The room is clean and nice but the promised city view was not met. I would recommend the place for you future trip in Rome, Italy. The receptionist is very helpful too and responds when you have questions or you need assistance.

In the web say that the rooms have views of the city, but from our room, only saw an inner courtyard. It is not exactly a hotel, but a house with rooms. The reception is not more than the hall of the house. Those who run the only hotel we saw them at the time of the checkin, if you had a problem or needed something I had not who to turn to. We saw several stains on the bedspread of the bed, which gives you an idea of the dedication of this people to the attention of the "hotel".

Located right next to Vatican City and metro station so it is very easy to get around Rome. The staff were friendly and the room itself is good. Reception difficult to find (not much advice given) but once found was a smooth journey. Nothing amazing that stands out but nothing bad about it either.

Great stay here, clean comfortable with a fridge and decent shower… room cleaned daily, plenty of towels, fab widow view …
Location is great! close to The Vatican, walking distance to the colosseum, forum, palentine Hill … the Metro, shops, restaurants etc. Security is good you have to go through 3 locked doors before your hotel room and staff are friendly, what more can you ask … holidays are what you make them … everywhere is an adventure … we will be back.

Pretty good value for money and very good location at 250 Metro a Metro stop Q communicates in 5 stop with terminus end of there 2 more and Colosseum. Walking to the Vatican.

B&B perfect, clean and with young and helpful staff. Excellent location and not to be underestimated, with three car garages within a few yards. Access to public transport is also good.

Small rooms in reception there is no nobody tells.

Don't even think about it! Look for other options in Rome, which there are a lot: poor attention, uncontrolled, do not appear almost ever by reception, …

Charming place to stay! Clean and comfortable though a bit aged but that adds the charm and personality. Serviceminded and nice staff. Gread location. I would definately go back. Spent 4 nights with three kids. We were all pleased.

To manage expectations, this is not a hotel with a lobby and reception you can reach from the street. Just a set of rooms in several locations near the Vatican. There is no large sign to tell you there is a hotel here, just a label on a row of buttons, like at an apartment house. You have to get through a locked door, through a corridor, to a courtyard, to a rickety looking lift to the third floor. We arrived at 11 AM to leave our bags and no one responded when we buzzed or phoned. We knew check in wasn't until 2PM. Fortunately someone came out and we got in. (Later we received an email explaining how to get in, but when you are traveling you can't count on internet access. This was information that should have been sent with the reservation since we noted that we were arriving between 11:00 and 13:00. ) Other than the first problem, It is a good place to sleep and keep your luggage. The Wi-Fi is great. Plenty of hot water. Tiny shower. Room is too small for the bed. Bed is comfortable. The room is decorated nicely. Only one set of keys to the room. It is close to the Vatican and the Metro line A so you can easily get to the major sights. We felt safe to walk around after dark and there are lots of restaurants and a pharmacy nearby.

Last night here in Rome and I have to say we have enjoyed our stay here in the deluxe rooms via Cantone 21 the room was basic but very comfortable the air con was fabulous very clean the staff could not do enough to help in every way possible and I highly recommend this establishment and I would stay here again maybe next year. 10/10. Noisy, leeking air condition, very dirty carpet inside the room, room was too small. Friendly staff get 2 stars. Lovely old house, but without enough ventolaton. Aircondition too loud to keep on at night. Not recommend in a high season, when It is very warm. Now 35 degrees.

We had to stay in a different room for the first night when e arrived. Then the next day they changed us again to another building to put us in a second room which was horrible and small, the beds were the portable type. I definitely didnt pay to stay in a room like that.

Tidy, large rooms, conveniently close to metro and vatican. With all local ammenities available within 5 minute walk. Although rooms are very tired, foilet seat was not fitted, door handles not screwed to doors. And one door wont close to lock, because of a screw hanging out the lock. In addition, one of the managers cam into our room to get cipies of all the keys for the room, when really I feel this should have been done before we arrived, not when we are in the room in our first hour of our stay.

Great location! About 5 minute walk from the St pietro basilica, less than 2 minute walk from the subway that takes you to the colosseum and the rest of the city center. The cleaning lady (Eliza? ) who welcomed us was very friendly and explained everything perfectly. The breakfast is just across the street with nice Italian style pastries, great coffee and juice. The room was cleaned everyday very nicely and all the amenities (airconditioning, safe, fruit, free coffee and toiletries) are all free to use and available. Will recommend this to everyone who wants to visit Rome!

Small, clean Rooms, perfect for people that spend their time in the city. Next to the Vatican, near the Metro, super price… everything fine!

We got a great price on our stay, and were pleasantly surprised to see that it had air conditioning since it wasn't listed. Small, but good service, daily cleaning.

Very nice service. Small, quaint room that suited our needs perfectly. Bathroom smelled of mildew and the shower was very tiny — but it was exactly what we needed for the money. Had a mini fridge and even air conditioning which was a godsend in July!

You should know what you are getting before you book here. This is not a hotel or a hostel — it is a room. The room is adequate for sleeping, showering and as a base while viewing the city of Rome. The room is spacious with slow but working Wi-Fi and a bathroom equipped with a shower. I stayed in the rooms in Via Famagosta where the toilet and shower are extremely noisy and despite what they stay their rooms are not soundproof. The staff are nice and our room was cleaned everyday. New towels were provided everyday. Bring your own shampoo and shower gel though, whilst they provide some it isn't suitable to wash even a small man. The breakfast is not free and is provided by a restaurant called Rendez Vous on Via dei Gracchi. It is €2 for a cappuccino and croissant or €5 for a very limited continental buffet breakfast. They have deals with certain restaurants around but I found them to be very expensive and unsuited to me. With a little shopping around you could find something much nicer and more reasonably priced very easily. All in all I had a pleasant stay and as I spent very little time in the room it suited me.

B & b is unbeatable: the service is very friendly, modern and well-appointed rooms and spectacular breakfasts. Also offers to the customers a network Wi-Fi very stable and fast. Finally, discuss the proximity of this b & b to tourist attractions. It would repeat without any doubt.

I was pleasantly surprised by this hotel. Mr. John and Co. Were most helpful in everything. I wasn't expecting great things and instead is really cute and comfortable. Does not offer great options (which to be honest I wasn't trying), has everything you need to stay overnight.
The price and location are definitely strengths, whereas it is really at a snap of the fingers by metro you can get anywhere the Vatican touches with hand

Disappointment for delightful: on 18 January I make booking a quadruple room for March 6. I receive booking confirmation by email where it says "your reservation has been made. You do not need to call us to reconfirm ", some lines below" this reservation is non-refundable and cannot be changed or erased. " Today February 24 I receive the communication, which for a mistake, the room will not be available. What precision! To remain amazed! and rather than take action to fix their mistake. Like Pontius Pilate "wash their hands" making a phone call. That professionalism and seriousness.

Great location, just metres from the Vatican and the subway, dear Mr. Giacomelli always available on the phone, breakfast at the bar and ate a good lunch at the "warming rack. Competitive price and clean rooms great.

A Hotel with great prices and quality.
I was at the beginning of September, is equipped with Wi-Fi (free), air-conditioned and spotless.
Near St. Peter, really within walking distance! a few meters from the metro A to reach Spain square, Piazza del Popolo, trevi fountain in 10 minutes.
Nice building, great choice.
