The rudest staff I have ever met in my life, except for the boy of Latin origin who I would exonerate from the most total lack of professionalism of these receptionists.
Receptionist who after pointing out to them a poor kindness, more as advice to improve than as a criticism end in itself as fortunately they are not part of my circle of friendships and loved ones, they allowed themselves to retort that they have not need someone to teach them their work.
More basics than astonished we decided to leave the structure without further controversy as they do not need to be taught the craft, probably because they were born learned, and the aforementioned Receptionist has again allowed herself to scream at us customers while we were already on the doorstep intent on abandoning the light-hearted structure.

Since employees do not need advice, I hope that the owners will accept them instead and realize who represents them by treating the customer as a piece of foot rather than a resource.

STAFF IS INCREDIBLY RUDE AND UNHELPFUL! Never had such a terrible experience, receptionists are very unprofessional and totally lack kindness and human touch.
Rooms are extremely hot, the one facing the canal is like a sauna. Absolutely not recommended!

Wonderful hotel! Good price! The rooms are very clean, amazing view, the location is great (approx. 700 meters from Piazza San Marco) The staff are very polite, helpfull and friendly! I stayed twice and have no complaints.

Stylish B&B a short walk from St. Mark's. Very acceptable prices (at the beginning of June) and a panorama that conquers, at every hour. It certainly deserves it! My Jan and I had a great time.

Visited in May 2017 (booked this hotel in circa April 2017). This hotel offered us some rooms with canal view in which were interesting with an excellent value. Don't be "deceived" by its outdoor looks, since what you get will be much interesting, much better. I got a classic-tinged room with a really good canal view, and I was so delighted to see the canals from room's balconies; it was very-very-very exquisite. The room had complete appliances needed, with a surprisingly spacious bathroom (and another surprise: the bathroom itself has the window, right towards the water! ) Backdrop/wallpaper and carpet might appear old, but for me they added some classical atmosphere to my Venice experience. Breakfast was served in a specific room on the 1st floor; although the room was small and menus were simple, the kitchen staff (didn't fluently speaking English) was very friendly. The front-door staffs (Giuliano and Manuel) were also friendly and helpful, even with the Wi-Fi problem (Wi-Fi didn't work during my short stay). They provided pick-up service, private service, water taxi order, etc; name them; with plenty of suggestions (and certain fee, as well). Last but not least, they would e-mail you their super-complete guide about location, how to reach, and Venice events during your stay — after you complete your booking. I would say I highly recommend this hotel for your stay in Venice.

What an awesome little spot! Loved every minute of my stay with my friend on a girls ’trip. Carlo treated us like royalty! The decor was beautiful and the view breathtaking and the location! Would highly recommend this gorgeous spot to anyone visiting Venezia!

Very nice staff rooms are a little tight but nice. I was disappointed about an ordinance I guess Venice has a city ordinance of no air conditioning in the room till may our room is super hot.

Rooms are amazing and the lagoon view is great. Buskers who play music can be heard from if window is open which is very nice. Location wise it is very close to the main central attractions and is also very close to a 2 waterbus stops. Would happily stay again.

So nice location and amazing view near to s. Marco and in same time quite from all the noise.

Hotel to advise when you want to be in the center of the city on the one hand, and a unique view of the lagoon. Excellent Breakfast, attentive staff.

Excellent location just meters from Plaza San Marcos. Excellent view. Steps away from the piers. Warm. Very good disposition of the people who work in the hotel to help and Orient.

The staff Never had experiences like this, not even remotely similar, before now! I know the hotel on booking and contact to get more detailed information, I am offered an offer by booking directly from them. I agree. They send me a confirmation email for the 2 nights. I recall later to add another night, but I am told to contact them the next day in order to speak directly with the manager. At 7 a. M. As required by them, recall and the "manager" makes me a quote. I accept and, for security, I ask him to send me a summary mail, but I am asked if I can do it directly and so I do, in good faith. I proceed with the booking of the flight, which meanwhile had risen by €30 apiece. If you have not received any confirmation from the Sent mail, contact the hotel. I was told that there had been a mistake on the part of the ' manager ' and that the room had a higher cost. They didn't even bother to call me back! Don't imagine that disappointment! In order to speak with the manager, who was the only person to be able to receive a safe quote, I had to wait for the next day on the flight and now for a mistake I would have to put back on the room! I ask him to keep the quote now made since the mistake had been committed by them. If they had been serious and professional they would not have had to make me fall back on this discomfort. They tell me that it is not possible and when I refer to the summary mail they had asked me to send, they tell me that does not make faith.

Just not good, well actually, I did not like Venice.

Frankly I spent one of the worst nights of my life, the bedding is really horrible, the hotel is noisy. For the decoration it is subjective but a little too gilding on the walls.
Finally clean level it's borderline.
All this for 300euros at night is not top.

Great location near the Arsenale stop. Hotel is old but as expected in most of Venice. Rooms feel very dated with aging furnishings and cheap towels/linens. Can also be a bit loud as most cuise ship tours pickup in this area. Service was a bit lacking at check-in.

Nice hotel with small rooms but it is Venice so the rooms are small everywhere. Location is perfect, St Marc square is 2 mins walk and public transport is very close too. Breakfast was ok, not like in a big hotel but acceptable. If there is a big wind and therefore big waves the boats continuously hit against the pier and it can be noisy at night.

Great hotel, great staff, advertising no longer to do. Everything is perfect. It lacks stars, for me at least six stars.

Great stay in this hotel very welcoming, family, our room in quiet side garden. The staff smiling at our listening, charming and speaking French. Good situation. I recommend it and if we return to Venice it will be in this hotel of human size and super quiet.

Lovely, just lovely. We stayed in the big loft room on the top floor with balcony. You have to be careful of the back side of the room it is in the eaves, so it slopes down, very short. But the bed side of the room looks out over the lagoon, the bath is large (again, watch your head, but I'm 6'4" tall so very aware of low ceilings). The views are stunning. The location and price combination is superb. If we come back to Venice, we will stay here, specifically in this room. The staff members are delightful, the light breakfast is just fine. You can make all the coffee/espresso/cappuccino you want. Ciao!

Polite, attentive staff. I recommend to take a room with seaside view. The room is clean, furniture is new, bathroom is great. Breakfast is European, but those who are accustomed to a big Breakfast, will have to eat additionally. Optimal location: 2 minutes walk To the Central square, from the window views of the neighbouring Islands, almost at the entrance to the water bus stop and taxi. With two sides from the hotel there are restaurants and pizzerias. The optimal ratio of price and quality combined with a convenient location.
