Client management could not be worst. We came polite, had a nice behavior. It did not help. Three groups of different people we talked to had the same experience. We could not write how agressive and stressed the manager has been to us. Few examples besides the passive-agressive talks: — refusing an earlier checkin than 15:30 when it was already agreed in written per email, finally accepted after lots of (one way) diplomacy. — checkin process with this manager let's you go through everything that is strictly forbidden like if you were a child. Client is guilty of everything before even stepping in the room. — when asking us breakfast time "between 7am and 9am", we gently reply 9am (staying for a wedding), manager replies "No. 8:30". All right Sir. — I spare you few other examples where I've been asked from the visibly "under stress" lady where/when/what were doing my partner or other guests not attending breakfast. Guess what, they are free people and might be still sleeping at 08:35am. — the best: when arriving and it's about registering our names for the legal record, manager LITERALLY left the room and kept our passeports (we are EU citizens). Not for making a copy. For the length of the stay. You read correctly, they made the same to other people too. Management keeps your official ID until you give the keys back, pretending it's the law (which of course isn't, in contrary you HAVE to carry your ID).

Cozy rooms, secluded and located in the inner garden, the sore note is the conditioning, payable separately, very noisy and centralized, so you can not adjust or lower.

Carino e accogliente, colazione calda ma un po' misera se siete abituati a quella continentale.

We found all the amenities we were looking for, the owners were so helpful, so maximum satisfaction.

Clean, looks good and Mr Armando is very nice. But then in the NS bathroom nn there was the bidet, the breakfast is gutted (not even the espresso…) and we were relegated to a closet, while other customers were out in the lawn but all "we are not there", they ask us 10 euros for the air conditioner but working hours and TEM are controlled by the owners. We asked to delay an hour's check out and Mrs. Peremptory replied that they are fully booked and so don't talk about it. Then, however, I discover that it is half empty. I mean, I wouldn't recommend it.

I've been the day 11/9/2013 to dreon Fossalta di Portogruaro lovely wonderful kindness of the owners always ready to put them at ease their guests. I warmly greet Mr. Armando and distinguished wife. Oh I forgot the guest rooms are well appointed and very clean. Thanks to early.

Great local perfect maid ample parking.
