Cozy place, very pleasant ambience. Rooms are small and cramped. Hotel is little far from the main city. Services are exceptional at this place.

The place is quite small and cozy with a small swimming pool. The only thing that disappointed me was their service. We stayed for 5 days and the TV wasn't working throughout our stay except check-in day. Nothing was done even after speaking to the management. Food was good and they arranged a bike for rent. Overall it was a good stay.

Rooms are clean with good amenities in washroom. Swimming pool is small but manageable. Serve good breakfast.

It's a very nice luxury house than a hotel. Calm place, near to Baga, vagator, morjim beaches. Rooms are spacious with good bedding. Bathroom is clean and neat with toiletries. Basic amenities are totally good. Staff is friendly and helpful. Best place to stay with family. No issues with food, it's quality & price. We got tasty vegetarian dishes. Since only vegetarian hotels are less in Goa, We preferred to have breakfast and dinner here in this hotel. Swimming pool is available. Though it is small but well maintained. Surrounding area is nice residential and no noisy busy roads nearby. Vehicle parking is not available inside the hotel.

Located in hell with no parking lot at all. Available "tiny" pool was full of floating dry leaves in the evening when we used it. Very narrow hotel passages. But complementary breakfast was good. Room amenities excellent. Choose upper rooms.

One of the best stay I ever had after a long time, well done rooms/ bathroom, clean, awesome breakfast. The staff is extremely helpful and polite and ensures that every service is delivered with a smile. Thanks to the manager of the property Perpetua Fernandez as she is a wonderful person with equally wonderful staff Arun and Suzy manage it all very well making it a stay were you unwind.

Rooms are good (deluxe). Bed is so good to relax. But average breakfast. Interior is good. Book online to get more discounts.

Good: Good and friendly staff! Considerably nice food! Rooms cleanness Bad: 1. During my stay of 3 days I called reception 6 times and they never picked any call 2. Hot water not always ready (Prior info like before 20 min will help I experienced this problem 2/3 days (hahahah) ) 3. New customized rules for swimming pool (not only nylon, they should be short etc etc some funny stuff)

Good rooms, Shady Location, Horrible Hospitality, Highly untrained staff makes the experience of residing here really it painful. Would never recommend anyone to reside here inspite of the good ambiance of the rooms & and the attractive pricing. The staff is very unfriendly and very unprofessional.

The venue of this hotel is good if one wants to experience San Jaon festival of Goa closely. Rooms are very well designed… and I particularly like the first floor for its privacy and balconies. The caretaker, Ms. Pepechua, is very warm and welcoming. The hotel does not have parking slots, so that's one drawback.

The place is small and cozy. The caretakers are very polite and welcoming. The home style food is a welcome change from the usual restaurant food. On the other hand, the rooms are quite small and the sit-out area is too tiny and not private enough to be used. Would recommend a different listing for first floor rooms which probably have better views so people can identify them.

Decent vila, good home cooked food and friendly staff. Rooms were a bit disappointing in terms of their size. They looked spacious in the pics.

It resembles the guest houses of Sochi.
Minus the star for the equipment. Electricity/water is sometimes intermittent, but it is 1-2 minutes maximum. There's no hot water in the evenings, but the cold is warm enough. Only the local TV. Air conditioning.
The three routers are all secure in the hotel, and there are almost no white spots in the coating area. Another minus-Cincinnati closed. The full or plumbing is not available.
The regal is very spacious and comfortable. In the Windows, the sun shines shallow, the lights don't get in at night. There's enough light inside. The windows and the door can be sealed.
Big bed, cabinet, chair, two nightstands and two tables, lots of outlets (even though they were stoned). Almost every outlet and every device, with a separate switch, has enough mirrors in the bathroom-shower, no bath. Treebo provide their soap, shampoo. The hotel has a comfortable with a full cylinder, but it's not helpful. Towels, t/b, water-tea-coffee-sugar-is updated in cleaning (on demand).
There's another pair of chairs under the palm tree on the terrace.
Breakfast (if bb) from 8 to 10, very good. The rations are pretty big.
The beach is very good A good place to know local life.

Pathetic from the beginning. No courtesy on how to treat guests after a long journey. Not helpful at all in finding a decent ride when being overcharged not bothered at all. The manager/receptionist puts on a fake smile and carries on giving an extremely dissapointing experience. Despite of traveling 12 hours and expecting to check in a little early my check in was instead delayed by more than an hour. The swimming pool is as good as a bathtub and I wouldn't even put my feet in it. The dining area looks like a cramped up swamp I don't think I'll enjoy a glass of water leave out a meal. Never going to even consider even passing by this place again surprised how it got a rating of anything above a 2 star please reconsider or send someone for a check because your dropping your rating standard by putting unrealistic rating. Save yourselves and never visit please.

Looks good in pictures, in reality a very small place with a very small pool. Check in timing is delayed and not so friendly staff.

Quaint little hotel in a remote corner of Goa. Very nice staff and excellent breakfast. Comfortable rooms.

A good premium hotel, rooms ar3 excellent and luxury. I visited with my girlfriend here! awesome rooms!
