Absolutely disgusting. The water in the apartment was brown. I called the night manager who told me that they will not give me a new room so I asked for my money back to be able to book a different hotel. He told me I will not be getting any money back and that I still have to pay full price for the room. I absolutely cannot believe how disgusting the customer service is here. Surely it is unlawful to refuse a refund when the hotel is unable to supply a clean room with unusable bathrooms. Taking this further.

Stayed for three nights. Service apartment was very ordinary for the price. Very old furniture and looks. Definitely needs a face lift. On last day return to my apartment and had entrance door was left open possibly by cleaners which was scary and breach of my privacy. Made reception aware of the issue. Not close to shops or restaurants.

Bathroom getting a bit worn. Toilet kept running. Great view. Great location for cafes & cycling on the lake.

Honestly the most disgusting hotel/apartment experience I have ever had… where do I start? “upgraded” to a 3 bedroom apartment on level 1 with a gorgeous view of the back of the neighboring cement block… horrendous smell all throughout the lobby and apartment… no Wi-Fi… damaged bathrooms and light fittings… dirty bath I would not let my children anywhere near… extra cost if you leave any unclean dishes?! The list could go on and on. As this was a work visit I will definitely be taking this Breakfree off the suitable hotels list.

Pathetic guest services, careless checking process, no internet in hotel, poor staff response, no bycle facility. No adequate toiletries, no kitchen clean facility. Totally waste of money. Guys seriously considering other option if you r not dieing to stay here.

Slightly older style place however well maintained. Spacious rooms with friendly staff. Only major complaint, no in room Wi-Fi.

The wind was high during our stay and the sound was like being in a Scooby Doo cartoon, however I know that this is not the hotels fault but the fact we had curtains moving during the gusts was not so much fun. Unfortunately I overlooked some tops in the wardrobe when we left and although we notified and reported these as soon as we realised the same day, there was no record of them!? Yes I realise I overlooked this but I am bitterly disappointed that they seemed to have vanished! We certainly will not be booking back into these apartments again. - EDIT — Thank you for chasing this matter up and arranging the return of the items concerned, it is very much appreciated.

Stayed in a 2 bedroom Lakeview room and would happily recommend and return. View is brilliant and rooms are spacious at a reasonable price.

Great place to stay close to most things.

1. Wi-Fi is only available at the lobby, and they charge $10/Gb for a Wi-Fi dongle to use in the rooms — wow. 2. No airflow in bedrooms. At all. Windows can't be opened anywhere. Central climate unit is incredibly dirty — see photo. 3. Dirty bath tub — see photo. 4. Hot water ran out after 1 person took a shower.

Really large apartment hotels. Really clean and in a great location on the outskirts of civic.

Lake side room but lake view is not guaranteed, interesting. We spent extra money for the lake side two-bedrooms apartment but eventually it located at level 1 and surrounded by trees, no lake but car noises. It's more expensive than city side room but worse environment. Nice but not helpful staff. Dated room and equipment. Quite disappointed.

The room was nice but I was unimpressed with the quality of cleanliness. There was a lot of dust, mould in the bathroom, other guests hair in the bathroom. The paid parking is a bit tight with a bigger car and it was hard to find a parking space that wasn't private parking. I don't mind paying $10 a night for parking if it is easy. Staff were friendly and it is an easy walk to the centre of town.

Stayed 2 nights on 6th floor with view of city over New Year. Great rate for this time great view of fireworks. Room very comfortable, spacious. Only real negative is could possibly update seating and some non stick cookware other then that no complaints. Quiet, well run easy access close to everything.

Bit run down but you get good value for money. Roomy apartment and good location.

Rooms and location nice, but lacks some amenities like Wi-Fi.

We booked a lakeside room WITH a view of the lake. Got a room on the 2nd floor with a view of the tennis court. Not even a glimpse of the lake. They won't move us because we're only staying one night. We are very angry and disappointed. We will NOT be recommending your hotel to anyone!

Room is nice if a bit dated. Looks like some of the finishes need fo be refurbished. Great location near Civic and New Acton with great views.

This place absolutely good for vacation or other business activities with some members without feel separated.

Booked a two bedroom city view apartment, got complimentary upgrade to a lake view (with additional bathroom). Decor a bit dated, but very comfortable — fantastic value for money and walking distance to CBD and Floriade.

Friendly service, nice clean rooms, we loved everything. Not sure if it's common with all service apartments, but this one charges extra if you leave dishes for them to wash. We washed our own dishes, so it wasn't a problem for us. They also charge for parking, $10 per night.

Comfortable, spacious and clean. Good service and a well thought out apartment that gave me everything I needed and a little more. And such a great view over the lake!

Nice clean rooms. Well maintained and in a super location close to the Lake.

Great location, close to the city and attractions. Good size and well equipped.

The 2 bedroom apartments are a good size. Clean, tidy and well furnished but a little rough around the edges. For example, the main bathroom shower was leaking water under the door barrier, the shower door was missing an internal handle and there was also no soap shelf. Each of these issues aren't a big deal on their own and if paying the base price but would be annoying if staying for an extended period and/or paying for the apartments on the higher floors with lake views.

Building looks old. I dont like the sign in the parking area saying that the hotel is not liable for any car damages or when the car is stolen while it's parked there.

Rooms were very comfortable and spacious with a nice shared area and kitchenette bigger than my first sharehouse. Beds were comfortable with nice pillows. Only complaint was a lack of in-room Wi-Fi.

Doesn't even deserve a one star stayed the and on our first night daughter was bitten by bed bugs room new room didn't get serviced for three days until 5.30pm the day before we were leaving. Wouldn't stay there ever again even if it was free. It wreaked our holiday.

Nice rooms, clean and tidy. Generally modern but some furniture a bit dates. Great views over the lake towards the hills.

We booked a 2 bedroom apartment last minute for 2 adults and a toddler. Great view if you have a lakeside apartment. No Wi-Fi available though which is a shame. Parking available at an additional cost. Rooms and bathrooms are decent enough, though a bit dated.

We had a room on the 6th storey for one night on our way to thredbo. The view was good but we weren't there for that. Two bedroom apartment was great for two adults and a toddler. Was a bit concerned about balcony access. Bathrooms were a bit dated. I would stay there again.

A bit pricey for what you get but location is great, good outlook and lots of cafe's nearby.

Good apartment, paid Wi-Fi is a bit weird though. Spa is permanently closed.

Location and room were great, however the hallway looked like it hadn't been vacuumed in a long time.

Nice hotel, clean and modern enough. All the facilities you need. Staff are friendly. Pool is nice. Close enough to civic. Will definitely stay again.

Nothing special, Infact we found it below par with its only saving grace being the 2bd room unit we had was a good size. Outdated unit, needs refurb.
