Very clean and comfortable, location is good for the City centre.

Can't fault it it's clean homely warm and friendly service going back for Christmas.

Close to York centre but that's where the good bit ends. Shoddy room's and poor parking. Was told breakfast was not included in the price. We hunted for the confirmation email from Booking. Com to show breakfast included and when we found it minutes later they had disappeared into office and would not answer door. The images they show must have been taken 20 years ago as nothing like it. The rooms are dark and dirty and switches and lamps above beds not working. I could keep going as to why not stay here but will end with AVOID.

Very poor. The room was very small very deceiving and in poor state of repairs. Hole in paintwork in cling hole In carpet very very small insult not happy at all. Would never use again.

Accommodation is in need of refurbishment and maintenance. Peeling wallpaper, electric wires hanging out of the wall, dirty crockery in the bedroom. Unsafe positioning of the kettle, fell on my head as I was trying to plug something in below it. Overloading of electric socket by use of extension leads. Redeeming factors were fairly good breakfast, breakfast staff were warm and helpful, kindly gave free admission tickets to York Minster Abbey.

Bonus of free safe parking off main road. Huge room with tea and coffee making facilities. Our room overlooked park and main road so little bit noisy with traffic but hey you're in York. Nice and comfy bed. Cooked breakfast included in price.

Having stayed here for around 10 years myself and a friend always requested the ground floor twin room. At our visit last January we again booked the twin room for this year. I confirmed the booking before Christmas also confirming we would be given the ground floor room. Having received a confirmation email we arrived at the property to find the room had been given to someone else and the only room available was up 2 flights of narrow stairs. I have some mobility problems and my friend has asthma. The room was not a twin but a family room with a double bed in one room and a single in another. This spoilt our weekend completely and we wont be back. Not all disbilities are visible.

Not a bad place to stay and close enough to the city centre. Decent enough breakfast in the mornings and friendly staff. Free parking was much appreciated.

I stayed at the Park View guest house as a late booking due to a friend letting me down and was pleased to have found this place. It's less than a mile from town, which I could walk in 15 minutes and they give you inclusive breakfast, there's free on street parking and free Wi-Fi. For the money you couldn't really ask for more. The room I stayed in was a single and my only complaint was the bathroom was realistically a bit too small (the width of the room is taken up 90% by the toilet bowl with the shower situated behind). Complimentary tea, coffee and biscuits were also present in the room. The inclusive breakfast is a full English with fresh tea/coffee and juices and was not too bad. All in all, a comfortable bed, quiet sleep with a few freebie extras included makes this a great stay.

Clean, good location, free parking, we stayed in room 1 which is close to the dining room and kitchen so is quite noisy, otherwise no issues.

Asian ran reasonable priced small b&b, location ok close enough to bars. Heating on all night too hot to sleep. Apart from that ok.

Odd little place. The room seemed fairly clean, the bed was beautiful with seemingly new mattress and pillows, however the duvet cover was old and needs replacing, preferably with a something a little more plain, as the red and black had aged badly and looked gaudy. The curtain pole had either been sawn in half from a larger one or had broken apart, the carpet had some stains and marks, the towels for the (tiny) bathroom were also cheap, old and rough. The bathroom also had exposed wiring where a light may have once been. The shower worked well unfortunately the drainage didn't, the water didnt drain away so I was left paddling around in it. Basic tea and coffee supplies, no decaffeinated or fruit teas. The only hot option for breakfast was a full English, which was ample and edible for my partner, but there was no hot vegetarian or vegan option for me, or even soy milk for a coffee. Thankfully York is not short of amazing cafes and restaurants and was only a short walk away. The free on-site parking was very handy, with CCTV watching over the cars too. All in all, we wouldn't stay again but it was a warm bed for the night.

Gave 1 star because we have to would not recommend any one to stop here one of the most dirtiest awfully smelling places ive ever been to did not stop the night and demanded a refund would rather of slet in a wheelie bin than stoped there!

Good location, within 5 minutes walk of the historical town centre. Good full English breakfast. Off road parking. Basic accommodation. Good for a short weekend break or overnight only.

Bed was comfy, staff helpful and friendly, nicely placed for getting into city centre.

A very clean tidy place, rooms a good size, staff are very friendly, close to the town centre, parking is limited, though on road is available. Prices are good.

The room was good enuf but the ensuite was quite smelly. Besides the cups and glasses provided in room were not up to standards. It was okay for just a night stay for the price.

Friendly service, kettles in the room as well as a table and 2 comfy chairs. Plenty of tea and coffee in the rooms. Park View is about a 10 minute walk to the nearest gate at the wall. Lots of stores, pubs and restaurants close by. Small bathrooms, mattress sagged on the ends.

Staff are lovely especially mitrove very helpful love free Wi-Fi and breakfast is to diefore devo reccomend this. Booked for 1 person but as a double bed allowed 2 of us to stay for same price love it.

My husband has just stayed here — it was terrible. Boiler was not working, and they were in no hurry to get it fixed. Very unhelpful staff. No one turned up in the morning to do breakfast (although all paid for). Spoke to staff about a bill reduction at the end of his stay and suddenly the staff were unable to speak or understand English. Do not stay here! 1 star because you have to give a star!

Great location about 20 minutes walk from top of city, great welcome, fabulous breakfast and free parking, thoroughly recommend.
