Nice cosy, clean rooms and very helpful staff. Not in the city centre but close by bus or a decent walk in good weather.

Very nice and neat place with warm reception from the owner and staff. I traveled to Belfast on the 11th of Dec 2017 and was met by the owner with a rather funny name for a guy (Theodore) who was so nice and kind and very friendly. He took me to my room and made sure I was comfortably checked in. The room was very well kept and if anyone intends to travel during this winter then trust me you really need to book a room with ALL SEASONS. Unlike other hotels, the heating system really works just perfectly and the room gets very warm and nice. I slept without pants on and didn't even feel like it was winter though temperatures dropped to — 13°c that night. Theodore was very kind to drive me in his car to my Visa appointment the next morning at the US consulate after a no show from my pre-booked taxi. In fact, he was very serviceable and generous. He even preps you for your interview and I can attest to the fact that HE virtually gives US Visa at ALL SEASONS. Seriously speaking I now have my US visa approved and passport returned with a 5year entry permit, just as my cousin who recommended me to Theodore and ALL SEASONS. So if you have plans of visiting the US consulate then please make it a point to reserve a room with ALL SEASONS cuz it's about 5min drive away from the hotel and you get a professional prepping for your interview which is an automatic guaranteed VISA approval if only you have genuine documents and clear reasons for your trip.

Lovely hotel to stay and lovely breakfast. Room was really clean and tidy. Owner was really nice man and really helpful to help with buses. So bus is outside to the hotel u need to get number 9a 9b 9c the cost for bus tickets are £2 per person. There also tea and coffee maker in ur room also really nice TV. Omg bed are comfy to sleep in aswell. If you are coming book this hotel go and eat Deane and Decano on Lisburn Road. Also the owner has is really good Disability people which really cause not many places don't that. So I would like to Say well done to the All season hotel for that and being aware of this.

The rooms are outdated and there is a powder póster around but the rooms is equipped with bathroom and is well heated. Breakfast is plentiful, you can choose between pancakes, muffins or the classic English breakfast. The owner is very nice and friendly.

Very friendly and typical, but a bit far from downtown.

It was not a comfortable stay, not value for money. We were given a room on the ground floor whose entrance was through the backyard. There was no window but about a 4 sq ft cut on the ceiling covered with clear glass and no blind. It was a nightmare sleeping as defused full-moon night light made the room bright and off course dawn started from 3am. No shampoo and body wash provided. We experienced a rude behaviour when raised these issues.

Great place to stay, me and my daughter stayed here for two nights in a twin room, fantastic host, lovely breakfast and he couldn't do enough for us, even bringing up some food for our breakfast next day as we were leaving so early. Great location on the Lisburn road, number 9 bus gets you into town. Taxi back to Belfast international airport was £20. Definitely stay here again, thank you.

Friendly staff. Fantastic location for shops and very good restaurants. More shabby than chic. Clean bedding, good fried breakfast. Decent vale for money. It's a good base to explore Belfast from.

A friendly, chatty man owns the place. But the rooms are a bit old-fashioned. I was given a wheelchair accessible room (even though I had no need for such a room) and it was large but dingy and smelled a bit stale or musty. The breakfast in the morning was tasty and plentiful.

The owner took us in on the spot, had us at a reduced price because someone cancelled, pointed us towards a great restaurant and did it all with great kindness and generosity.

The owners are nice and full of regional tips. However, if you have the rooms on the main road they can be noisy. The place is a bit old and rusty, but the rooms are tidy and pretty big. It is located quite far away from Belfast downtown, so you'd better have a car or use public transportation for visiting, which can be a hassle especially for parking. Free parking and Wi-Fi are provided.

We stayed 3 nights in March with our friends. We had the 2 rooms in the attic. The electric sockets were very loose and there were rotten floorboards in the bathroom, but no toiletries. The extractor fan didn't work and the switch was covered in sellotape! Bed was clean and comfortable and the room was warm. Our friends had a shower door that was hanging off and a spring sticking out of their bed. Towels were dried on the back of chairs in the dining room! We saw a different waitress every morning and 2 of them didn't seem to understand English. Our order wasn't written down and inevitably they got it wrong! We were greeted by the owner on our arrival but never saw him again. There was never any staff around in the evenings.

We stayed here in December '11 and found it to be very well located, reasonably priced, clean, friendly and comfortable. In a word, ideal. If I were to make a negative comment it would be that it is on the Lisburn road and so there is a bit of traffic noise. Recommended.
