Amazing stay, defo recommend affordable prices, so friendly, very helpful, so warm & welcoming, hands on, very respectful, very happy 😃 cheerful stuff.

My room wasn’t very clean, it hadn’t been hoovered and there were no cups or teas and coffees. Tv had no signal. The room above me had music quite loud, couldn’t sleep. There wasn’t any Wi-Fi in my room. The staff were all quite helpful though.

It wasn’t Zakynthos Greece it’s true but the Southcliffe hotel Folkestone turned out to be a hidden gem!
From it’s quirky old time building character to its excellent staff our stay was comfortable, easy going, restful and full of lovely people!
Thank you to the hotel owner and all the staff from the reception staff with Connor, Calum and Ian to the hard working house keepers for making our stay so memorable, we will back next year.

Been here for two nights. Staff are very friendly and helpful. Room (twin) is comfortable, warm and clean. Breakfast was fab. Borrowed a hairdryer as I had forgotten mine. Would definitely recommend staying here.

RSG promotions have just came back from a weekend event and as always we have been looked after so well by the management and staff, nothing is to much trouble, with a large party of over 80 people to look after the hotel does everything to make it easy for us, from booking in untill we leave, well done everyone.

Great for dancing, dining room meals disorganised, missed being served, room freezing no heating working all day! Say no more.

Conor Briar I write and say this two guys are amazing staff members by reception hotel, they can be very helpful and support all help I had in the good time which I have been in hotel SOUTH CLIFF HOTEL IN FOLKESTONE UK. The hotel had offer to tyde and clean rooms and all service facilities, definitely a will come back here, honestly every things was a good deal and honest price!

The only saving grace is decent Wi-Fi. Parking is a nightmare (primary reason I booked this hotel), and there are no luggage carts at all to haul your stuff the quarter mile. The receptionist rolled his eyes when I asked for a replacement key because the one I was given didn't work. He seemed to think I was too stupid to know how to use the key, rather than the key being defective. The lift is tiny, barely room for one suitcase and a person, and the hallways are no better. Definitely not disabled friendly! The room itself is plenty large, but the springs on the beds are sticking out, so I opted to sleep on the floor instead. Rooms are also hot, but at least the windows open — to the smell of cannabis that seems pervasive in the area. Pretty miserable night overall, but it is a place to sleep.

Overall the hotel was adequate. However the rooms we were in seemed dated and the shower was disappointing. Staff were friendly and check in was easy enough.

A bit old but clean and fair price. There is also an excellent view if you have a room on the upper floors with sea views. The staff was very friendly. Unfortunately, I did not use breakfast. I would book the hotel again. For someone with higher standards, the ambience will probably no longer be up-to-date.

This hotel is in a great location, right on the seafront with a path very close, down to the sea and the Leas, with parking right outside (£2 for 24 hours) The decor is weary but the staff are amazing and couldn't do more for you. Breakfast was excellent. We used it for an overnight stop before heading off to France and it was perfect.

I had great short stay for one night with a great breakfast menu. A wonderful view, very nice staff and a pretty little room made this hotel a place where I definitely would want to come back to!

Very simple Hotel, Room very small, beds for People > 185cm too small. Breakfast is ok. Staff friendly and helpful. The View from the sea view room is fantastically beautiful and makes a lot of things good again.

Cheap accommodation. Great location, in 5 minutes in the middle of it. We had sea views to France. The rooms unkempt, not clean. Bath, with simple equipment, everything seemed dingy. Reception very friendly. Everything who books it: Miese's room, top location!

Compared to other british Hotels ok. Fast check-in, cheap price. Could have been built on Mallorca as well. Loud music, probably 200 rooms, although non-smoking room, you could smell cold smoke.

Good staff. Stay was fine. The night we were there it was a soul and Motown night in the ballroom,, a great night,, and breakfast.

Nice and good priced place to stay before getting to the tunnel. Helpful staff. They managed to accommodate our tandem bike in a safe place overnight, even though they didn't have a special storage room for it. Thank you!

It was a nice room but when I went to have a shower the next morning there was not hot water.

The staff here are very friendly and helpful, also very accommodating. Breakfast is cooked fresh and is amazing. Normal checkout is at 10.30, but we got a late checkout at midday for no extra charge.

Great prices, rooms available to book at a very late stage. On a negative side — it was very cold at night, we couldn't get heating to work properly, blankets are very thin and really don't help getting warm. Water in the shower was barely warm. That's 4th floor. So would recommend staying there in summer months, when it doesn't matter much.

Fantastic value. A brief one night stay prior to early morning ferry out of Dover, I was looking for a cheap adequate hotel and this place exceeded expectations. Ok it's a little tired in places but you don't need everything to be swish. It was clean, warm, friendly and had a decent bar. Tea and coffee in the room and toiletries in the bathroom were a nice touch for a budget hotel.

Room a little old. But clean close to the. Beach on the other hand galley to find a parking spot. And for the lucky ones seen on the. Sea which is quite pleasant.

A cheap and cheerful hotel, more than adequate for a nights stay. It is dated and could do with revamping but towels and bedding clean. Would use it again.

Very friendly and helpful staff, the hotel is comfortable, but maybe a bit tired as it's an old building, a bit of subsidence meant that the bed was a sloping to the side and my wife kept heading towards me while asleep, but maybe that ought to be a positive! Breakfast was good, and again the service was very pleasant. Small lifts inside the hotel to get you to the bedrooms and dining room, main downpoint was that they do not do evening meals, and I think that they are missing a trick with this, as once you have managed to find a parking space nearby, you will be reluctant to give it up to go search for food elsewhere.

We stayed there for a night at the start of our trip through south England. A little aged, but clean and comfortable rooms with a beautiful sea view. Friendly staff, a nice little bar area with a pool table and close to the town centre. We liked it so much, that we spend there two more nights on our way back.

The hotel has come a little ' into the years '. Bathroom was not cleaned. The bed linen was fresh, the reference was not. Parking is not a problem, there are lots of parking places around the hotel. We were able to extend our check-out time at no extra charge until noon. The staff was friendly.
The Dover Ferry port is only 10-15 minutes by car.

Great place. Not super luxurious but everything is there and price is very good. Hotel on the seafront.

We had a family party in the function room, the decor and furniture is as everyone else has described. The major problem I have is there is NO disabled access and NO disabled toilet. I have Spina Bifida Menegocele and I have a colostomy bag fitted. I asked the man on the desk (with the ponytail) if there was a disabled toilet, he just said no we don't have one, I asked if I could just use a hotel room for 10mins even if I had 2 pay 4 it, I said I wouldn't touch the bed I just need to be next to a sink. He just said no, the ladies have a sink, I said yes but not in each cubicle! I had no choice but to do it in the ladies, I didn't realise the cubicle door didn't lock and a poor lady walked in on me mid change! I'm not sure who was more embarrassed. This is my 1st night out since having my colostomy operation and The Southcliff Hotel Folkstone have made it a very embarrassing and upsetting one.

If you book and stay at this hotel it will be a 4* experience as long as you have reasonable expectations for a hotel room that (in my case) cost £29 per night. It overlooks the sea — in my single room (434) I could see and hear the waves! There is a bar, with pool table Breakfast is available No other meals are available The furniture is 'drab', faded and old fashioned /worn — not dirty My bed was comfortable My en suite was adequate — shower connected to bath taps, water hot Towels clean TV small, but worked Wi-Fi free, and works well Parking a slight inconvenience — you have to find street parking in the vicinity which costs £2 per day, booked at reception. I parked 10minutes walk away — it would be easy to unload, leave your bags in reception, then find parking.

The location is very good, it is worth a room with sea view. The rooms are simple. The price performance ratio was right. Terrible: on Saturdays in the Bar below until 2 a. M. The Party, the music blaring through the whole building, on the street, the people noise. During the week, and on Sunday I had the Problem and never use the Hotel regularly on the trip from the South West of England to Germany.

Its rated as 2 star. Its £30-£40 a night for a double ensuite room.

Beds /towels clean, showers good and plentiful hot water. I stayed for 5 nights as working in the town. Upgeraded to balcony room (lovely sipping tea in a morning watching the sunrise)

Is it ultra modern? No
Does it fit the bill for a few nights basic accommodation at a good price? Absolutely.

Id stay again if looking for accommodation for work, but probably not for romantic few days away!

It's an old Victorian building and it's slowly being refurbished and updated. What is best though is that the prices are reasonable and the staff are friendly, helpful and efficient. I felt comfortable there and secure, as the reception desk is staffed 24 hours each day. There is parking on street and you can buy daily parking permits from reception. Housekeeping staff are friendly and helpful too. I feel hotel offers excellent service and value for money. I enjoyed my stay.

The Hotel is not the Newest but very clean and it is everywhere trying to keep everything in order, The Breakfast is plentiful and the service was very polite, neat and courteous, the Same can also about the front Desk staff makes the stay as pleasant as possible, the Only drawback is the Breakfast room located in the basement and you can't enjoy from there the beautiful view Otherwise top twice already because is say maybe and love to come back.

Pretty run down and outdated. In the bathroom the tiles in the shower cracked and the mattresses are, you should look at before you lay down more accurate. For that cheap.

Good enough hotel for an overnight stay before Eurotunnel.

Very poor customer service at the reception. We chose to check out between 21-00 to 22-00 and they decide to say check out at 10.30. We booked online and they saying we made too much requests but clearly we didn't. We did one request 48 hours before checking in. I recommend everyone not to use this hotel, when entering the room everything is outdated and very poor quality in everything. Waste of money due to the staff making decisions with a bad attitude, they should of spoken to us when we checked in to make confirmation what time we actually checking out.

I don't recommend it at all. The photos have nothing to do with reality. It's not clean. The bathtub is dirty from the rest of the people before. I regret the price one is paying for her. Especially having no heating en route we were in room 25 is super cold. To review cleanliness hygiene. The two stars are not worth them. A tourist hotel without bilinguals does not. To see something again.

Cheap and basic, not a bad place to stay by any means and the staff were great. The only problem is it looks and feels tired, and is at risk of getting left behind the times.

We stayed here for four nights last week — after reading some very negative reviews, we felt a bit apprehensive but it was perfectly ok. Yes, the room we stayed in was a bit dated, but it felt cosy and safe; it was spotlessly clean with lovely clean white sheets and clean towels, it was cleaned daily. We slept quite well, even though the beds were a bit lumpy. It was quiet at night, despite a few creaking floorboards. It's a Victorian building, for heaven's sake! The place is cosy and quirky, with a nice atmosphere. What do people expect? It has more character than a faceless Premier Inn etc. The location is lovely, the lounge was nice, the entertainment was pretty good, particularly the quiz night evening, and the TV room with free coffee in the evening had a pleasant feel to it. The food was really good, very fresh and tasty, and the waitresses couldn't have been nicer, especially the lovely Lithuanian lady with her friendly smiles and pleasant greetings, she really made our day. She is a great asset to the hotel. We would come back, especially as the manager told us that a major refurbishment of the room we stayed in would be taking place soon. The hotel was packed and I only heard one complaint, but you can't please everyone.

Needs a thorough renovation. Furniture looks suspect, water was weak, but beds were comfy and the sea-facing room will lull you to sleep with sound of the waves. Scary seagulls though.

OK Comfortable rooms, but felt dated. Could be readily improved with Wi-Fi and better water pressure. Decent value.

Staff is very friendly, place is tidy, rooms are ok and value/price ratio is very good. Surrounding areas are fantastic. There are few problems: first one which is substantial — no Wi-Fi in rooms only in lounge, which in 2014 is unacceptable. Second is — thin walls and ceiling. I was woken up to many times by person upstairs walking over 'squeaky' boards (and I consider to have good tolerance to noise when sleeping), you get like 60+ db (really loud), maybe it was only my room (26), but after 3 nights without sleep I could not take it any longer, and went looking for other place.

Good location, nice stay.

The rooms are tiny, room 40 doesn't even have a shower. The two rooms we tried are hot even though its cool outside. The decor is very dated, the lift has manual doors and an alarm goes off when they are open which is audible from the room. The whole place smells stale and all the furnishings are very worn. On a positive note everything is clean. We got this place for £25 a night, I'm not sure it's worth it.

We stayed for one night on 6th January 2012. The receptionist was very pleasant and showed us a sea view room before we accepted. A large, clean sea view room with comfortable bed. I could hardly believe that the price of the room including breakfast was £27.50. I expected a buffet breakfast and was astounded to get a full English breakfast. For the money, 5 stars but I will give it a 4 because decor could be more attractive. Edited later to give it the full 5.

Decor was awful. The hotel didn't look like it has been decorated since the 70s. Sea view room was extremely tired. Furniture was extremely old and worn out. View aboscured by filthy windows that we couldn't open. Shower was almost useless. Cleaner left our room unlocked on one day. Lift was ancient and claustrophobic. Breakfast was Ok. Would never go back to this hotel.
