Infernal heat and boiling water in the shower.
Listless staff and not at all helpful.
Unkempt environment, not worth the money spent. Renovation sneeds!

I really enjoyed staying there, great breakfast and at night I slept well without feeling any noise and the reception was very kind and welcoming.

Room was not what was reflected on bookings. It didn't include air conditioning and beds were using cheap springy mattresses. Staff were not able to make decisions and mostly pass on the responsibility to the staff coming in the next day. The baggage storing room was 100x nicer than the guest staying room. Only redeemable fact is that it is near the tube (about 10 mins walk), otherwise please do not stay at this place. You have been warned.

Hotel is disgusting and dirty and with a standard double room you DONT GET A DUVET?!? You are expected to sleep with a small skanky blanket!, carpet is duck tapped down, Paint is coming off the walls, bedside lamps are smashed and light bulbs hanging out, Rude staff apart from both women who work there they were lovely, it’s the man behind the desk who is so so rude and not helpful, We left after being here for 10 mins we left and found a lovely hotel. After complaining and me crying at the desk they didn’t give me a single penny back we spent 281 pounds and didn’t get it back!. Do not stay at this hotel.

The hotel has a great location nearby and tasty restaurants in the area. At first glance, the room looks simple but clean. Unfortunately, the first impression was not confirmed with us. The carpet was heavily stained, an existing safe and TV unusable and small silverfish climbed on our clothes. Breakfast was easy, tea quite okay (1 variety black tea) — the coffee unfortunately fell through. The staff were very friendly. The 3 hotel stars do not meet the German standard for hotel stars.

We had a nice stay. Simple but very clean and friendly. Great location.

Really bad room hovel windows not washed for years, towel that smells of french fries, bathroom that even in a refugee camp. Bad experience discouraged.

Convenient because it's central. Small room not suitable, cold, little inluminary, small bathroom, without mirror, but in the room with the hair dryer placed on top of the pan. Breakfast poor. I don't recommend it.

A renovation is urgently needed here.

The room was small and tidy and clean. Had tea and coffee available. Bed was comfortable and temperature was amenable. Breakfast was standard.

Friendly staff. Rooms very normal and the best location of the hotel is superb, with a metro stop very close that takes you to all and central london. In the future come back to stay at this hotel for the location.

Cramped room and every gets questioned upon leaving and entering.

Recommended for the location… Three blocks from Gloucester Road subway station, where there is a supermarket, Starbucks, Burger King and other places like Ask Italians, which serves exquisite pasta for prices quite acceptable for London… Everything else in relation to the hotel, not much to recommend, minimal room, uncomfortable, deteriorated, no bedside table, replacing that a stained chair! My daughters had better luck with their Twin Room. Breakfast Pobrisimo, but kettle and cups available in the room very useful. Despite this I must say that cleanliness of bathrooms and spotless beds and attention of the staff very nice. In summary hotel useful but not pleasant stay.

A bit disappointed by the room assigned, otherwise it remains very correct.

It is a pretty good hotel and very well located (about 10 minutes from Westminster), hence the price is somewhat higher than the competition. It also offers breakfast buffet.

Very nice area, access to Gloucester Metro to 2min on foot, beautiful façade, clean room overall but a new one would do good, big negative: every day when we returned, the door of the room was not locked after the passage of the Woman of Housekeeping Despite the fact that we have reported several times to the staff, this is still unacceptable knowing that we have our business inside…

The hotel is well located but the room is nothing like the pictures of the hotel, too small bathroom. It kept dripping from the shower and the water had no pressure. Wouldn't go back.

Do not stay! room burgled, door smashed. Four rooms on three separate floors broken into. Staff very unhelpful. No cops on scene till six hours later. 27th December, 2017 I am traveling from New York with two young children (6 and 8) and was booked for four nights at Avni. On our third night we came back to the hotel around 8:30pm and found our door, room 304, had been smashed in. The frame was in splinters. The reception told us three other rooms had been broken into — two on the third floor and one each on the second and fourth floors. Nothing had been taken from ours. Kish and Omar at the front desk offered to move us to another room. They said police were on their way. My youngest child said she didn't feel safe there. I requested they help us find another hotel given it was late and I had two kids with me. They said they couldn't do anything except give me another room. I said I'd wait to speak to the cops. After half hour still no cops so I called them myself at 9:15pm and was told a team was on its way and someone would call to take my report. Reference number for this call was 33368. I tried calling other hotels in the neighborhood close by. No one had a triple room available for that night. Again I asked Kish for help. He said all they could do was refund to the booking website if I left that night. Or, move me to another room, and give me one night free but not the second if I choose to leave the next morning. I called the cops again at 10:30, ref no. 6925.

Great. The staff will always go an extra mile to help… amazing stay there… five.

Very good connection to the Metro.

Considering that this hotel is located in the heart of the Kensington/Chelsey area, the price is great along with the location. It is a clean place with nice rooms, nothing fancy. Complementary breakfast very simple, but good enough.

Friendly reception, very clean rooms — cleaned daily, bathroom freshly renovated, breakfast only cold food but good selection.
Location is very nice, Victorian street — only a few minutes away from a subway stop (District Line).
Close to some restaurants and a cosy pub.

Small room. Our ground floor room was terribly noisy from the ventilation system in the basement. The room was hot with poor ventilation. Breakfast was very basic and too expensive. Wi-Fi not working. Good location only a few minutes walk from Gloucester Road Tube Station.

CAUTION, business travelers, if having Wi-Fi in the room is important to you, stay somewhere else. Wifi only works in the lobby.

Very good for its position, I can't say the same for the cleanliness and for the breakfast, which prove to be both poor.

The hotel is walking distance for Victoria and albert museum, hyde park, and Gloucester train station. The price compared to the area where it is located is good.

The hotel room price is great compared to its near location from main attractions and the Gloucester train station. Kensington was my favourite place during my London stay.

Lovely location in central but quiet neighborhood. Very convenient to underground station and buses. In 10 minutes you reach the heart of London. The rooms are very small and very clean. Very friendly and helpful staff.

Good hotel in a Victorian residence.

— although included in the price, breakfast too lacking.

Situated close to Gloucester Road tube station. Room included air conditioning unit, TV and drinks facilities. Perfect for an overnight stay. Bathroom is very small though. Breakfast included and included a good selection.

Finally a hotel with a decent Wi-Fi. There is also a kettle with tea and coffee in the room. Everything else is essential, however clean. Strategic location for Metro, tourist bus, services. Sin the mattress a bit ' old.

Damp, dirty carpet, outside noises and curtains that let in light at night, good breakfast. Good heating. It is in a good area well connected. The bad deal except a very nice receptionist. Very expensive for what offers.

It is not bad, not good. The price is not commensurate with the quality.

Nice friendly staff. We had a couple of issues with the room but they were rectified when highlighted to reception. Improvements needed in the breakfast room, it was a bit of a free for all, to the point we didn't want to go to breakfast on the 2nd morning. Good value for money for the area. Nearest tube station 5 minutes walk away.

Genrally good room, but very noisy at night and Wi-Fi is not so stable.

Mediocre hotel, room very small and not at all representative of the photos. The carpet is stained, the bed is against the wall that is full of task. The window lets through air, in winter it's really very inconvenience.
The bathroom must be 1 m2, with a ridiculous showered. The shower water is warm and flowing in discontinuous. The flush work 1 time on 2 see 1 times on 3.
The staff is OK, evening a nice woman takes care of the home, super nice, but that day is very unpleasant.
The breakfast is ridiculous, Toast, jam, ham and 2 3 tomatoes.
Only positive is the location that rest great to visit with the London subway in a short time.
I recommend it and will not return.

Booked for a single night for the 2 of us while catching a show in the area. Upon arriving where told we had been upgraded from a standard double to superior triple. Fantastic we thought, although we where not expecting the Ritz we where disappointed with the room, the skirting where dusty, there was water staining from a leak in the bathroom, there where poorly filler holes in the walls and the room so small that the bathroom door hit the side of the bed and you had to squeeze through the gap left. The hotels own website describes the room as newly refurbished which it is not, air con, which unless you count the draft single glazed window is not present and basically furnished which was very much true as it was literally a double and single bed with no headboards, a small table and chair with a kettle and a TV on the wall. No side tables, no lamps, no other furnishing at all, so the only light switch you had was by the room door. This Hotel needs to be a bit more honest with its descriptions and although I can not speak for the rest of its rooms our room certainly did not match the description on the site. On the plus side the reception staff where very polite but that is the only positive I can think of.

Good: Location, clean, friendly receptionist. Bad: Small rooms, smell of damp, poor bed, no double-glazing so can be noisy, interior needs maintenance.

Hotel is clean and service is friendly, but matresses and showers should have been changed 10 years ago…

This hotel leave me lovely memories during my family trip in London. I will stay again for a next vacation with my family.

I booked this hotel for my friend since this hotel is near my home. When I went to check in with my friend, the woman in the reception has the most horrible attitude I have ever met in any hotels in the world. This is just unbelievable. She became very irritated when we asked her what time is for the breakfast. She even throw my friends's passport so hard that his passport just fell on the floor and she didn't say anything. I strongly not recommended this hotel until they explained why they hired such a horrible woman in the reception.

This hotel is just mediocre.
We arrived, the beds were defeated, and there was no struggling Swiss adapter, we had to ask him and waited 2 hours to get it. We were two heterosexual friends who have been taken to homosexuals. The beds of the downstairs bedroom we had were coles to the other. Around the bed size should not exceed 30 centimeters on the side window and the other 45. Let me tell you that it was a rabbit cage.
I am not very big and so 1 m 75 and it was virtually impossible to if sit on the toilet without touching the wall with your knees add to this that the little light bulb lamp bedside to dropped and there is, despite our request, not been replaced before the end of the stay… Pathetic short…
Finally we could see a 50ene of years people take the elevator and access to the rooms above. I was curious to see what they looked like. It seems to me that we have been taken to small young pigeons.
Anyway it's my opinion in French so that all francophones do not hesitate to snub this bad hotel.

Good connections by underground and buses. Nice and peaceful surroundings.

The staff is friendly and eager, but the Rest of the Hotel is really creepy. The Breakfast is more than poor, the room musty, everywhere the hair of the previous guests (bed, floor, bathroom). So London happy again, but the Hotel never again.

Not found me a hotel that has earned its three stars, is in a very good place, is pretty clean and I recommend it for young people. When I was the door was all shredded since is us it atascaba whenever we entered, we are a sock inside the sofa and jammed us tap. The service was pretty good. Also seems to me that the photos showing the booking are not very real: there is no pictures, or table, or flowers. It is quite simple and okay price but it is not what it seems. It has a beautiful facade.

I stayed there the first week of Aug 2014. The room had no air as most of the hotel also. If you ask for a room with air it will cost you 50 pounds more. The people were not helpful at all. Small bathrooms. They will give you a small fan if you yell enough. I would never stay there again. You might want to think about it also. The dining area was over crowded and the food was not what you would think. Oh did I mention it was HOT really really HOT. It also had consturction going on. Forget trying to take a nap unless you are ok with hammer drills. If you have booked a double bed forget it you get two twins. Do not believe what the website or priceline says. Stay at the Holiday Inn right around the coner it's worth the extra money and they have air. Look at the photos of the front of the hotel notice the ones at the top. The windows are open for a reason.

Stayed at this hotel 21st Jan 2014. Although only listed as a 3 star, it is certainly one of the better ones. I have stayed at much more expensive and much worse hotels. The room we booked was described as a Superior double room, but in fact had a double bed and a single bed. I was impressed by the cleanliness of the room and the general decor, fresh and clean. The staff were very helpful and courteous, although there did not seem to be many of them. The room itself was very clean and the sheets pristine and of good quality. The bed about average but certainly above the normal standard for this grade of hotel. The bathroom also was very clean and fittings of a high standard. It is too much to ask for a bidet at this price, indeed, many so called upper class hotels fall woefully short in this respect. A pity in my view as I consider this to be an essential part of any bathroom, sadly almost always lacking in this country. The only one point that detracted from a top score, is the fact that the blankets were a little grubby in places and smelled as if a good washing and airing would have made a world of difference. I strongly suggest that the management sort this problem out. Otherwise a good score from me and as a bonus, the breakfast, although described as a Continental type, was in all respects excellent and provided a wide range of choices in Fruit, cereals, also cold ham and various cheeses and tomatoes and cucumber. Good hot coffee and tea, with both hot and cold milk.

I was in the second half of July, an unusual heat in London and surprise and a half! NOT had air conditioning, the response of the Concierge was OPEN in WINDOW WINDOW OPEN, ja ja and bilked us just! 4 nights all heat and also a precariousness in the electrical installations and gas that was scary. The janitor says that fault of the operators is the tourist who report that it has air and this gentleman showed that the site of the hotel says expressly air-conditioned ah if a toy fan ja ja.

One of the worst hotels that I have been, not to say the worst, the standard double room (double bed) had 3 x 2 m, just couldn't pass at the foot of the bed — course side — and little to you descuidases you pegabas with TV, 17 ' hanging on the wall with a cabinet without doors stunted and plastic of the bedside lamps a broken and the other cast, of course without air conditioning, so we played several days of heat and tough it out; in the bathroom (shower) just the arms could stretch, not had plugs (hair dryer was in the room and there you had to shave), the shower was fixed and extremely uncomfortable. More than justito breakfast buffet — breakfast of course continental — the only good thing the staff, the cleanliness and location.

I am very unhappy with the arrangements of this hotel. I have booked 4 nights accommodation from 5 — 8 July 2013. We checked at 10.15 pm. The receptionist asked us to sit for awhile without giving a reason. We waited for 20 minutes and then we were told that we have to go to another hotel because the room reserved for us was not available. We were then sent by taxi to the Holiday Inn Express which is about 10 minutes drive from Avni Kensington Hotel. This is totally unacceptable but we have no other choice. We had been flying over 12 hours from Hong Kong and we needed a good rest. I am not going to stay in this the Avni Kensington Hotel in the future. This is ridiculous.

It was a very nice room and had lots of room the facilities was also very good the staff were friendly and the breakfast was ok.

Small, but OK for the price. Good place if you are going for tourism, is very close to all the areas to visit, underground 5 min walk. Indian staff who only speaks English.

I stayed in this hotel for a month and I feel I can give a genuine review. This hotel has very very small rooms. The worst part of this hotel is an ugly receptionist "Jeneffer". She doesnot know how to talk to guests. Rooms are dirty and breakfast is very bad.
