Worst place I have every nearly stayed in I was their a total of 15 mins 1st of all their was a hole in the floor of the. Their was mould on the wall my son sat on his bed as you can see from the photo below and the bed feel apart the slats came off the bottom their was no curtain their was no bed cover just a basic bottom sheet my son said it looked like a prison and I agree would not even give 1 star but have to AVOID THIS PLACE LIKE THE PLAGUE!

Horrible experience. We paid and after getting to the hotel at 23.00 nobody gave us any keys or receptionist available. We lost the money and had to book in another hotel next to it (Arriva hotel, recommended).
Next day we went to claim the owner and he called us "stupid customers" for arriving so late. Cheap is not worthed. Lesson learned!

Why was the description "toilet and shower in the room"? — Bunk baths — bed was outlying and shaky — room 102 to the main road also at night and holiday-warning reception closes without any if and but by 23.00/key is not deposited despite other statements made prior to arrival — House very Attentive — you notice the nearby underground positive — overnight stay for 2 people in the heart of London/Kings Cross £50 — linen clean — Wi-Fi — clean towels daily — tea and coffee in the price in the room — socket adaptor England/Germany at the Reception available.

I couldn't review without hitting one star but I would actually like to give it minus 5! Basic they call it, I call it a hovel, I don't know how it is even able to operate. The floor boards in our top floor bedroom were dangerous. The shared bathroom had a note in it requesting that you put toilet paper in a bin rather than flushing it down the loo (ugh! ) the shower was revolting. Nobody should stay there. It is disgusting.

Please do not stay here. Ever. Trust me. Spend the little extra and stay somewhere else. Anywhere else.

Great location, clean sheets and towels, and that's it. Bathrooms outside the rooms. Carpets looked dirty but maybe were just old. No check in after 23:00 (I asked on booking and had an answer about a 20£ tax for late check in but then no one was there for me — had to come back the next day) The heater was ok, not very trusty but we could get the room warm.

Terrible, parody-like place, cold, ugly, uncomfortable. Also literally on top of the tube, so you can hear one go by every 4 minutes. Felt like I was in the Blues Brothers flat. But, perfect location though, and London-cheap.

Very noisy, it's right above the underground rails. Cold bathrooms. Dirty floor. Only good thing is location. Near to the King's Cross, Scala…

Absolutely disgusting! 48 pounds for a rotten bathroom and rotten room. I don’t even know how they are allowed to be open!

Absolutely terrible. I'm disabled, they put me on the top floor,, 3rd floor. The toilet and shower were horrendous, shower was just a cold little dribble. Couldn't even swing yourself round, nevermind a cat! Also, no parking.

Worst hotel ive ever been. Fungus in toilet and under shower. No water pressure on 3rd floor. Mouse traps on ground level. Sound and vibration from nearby subway every 3 minutes. Apatic and not gentle service (man is more responsive than a lady). Very rude behavior when I requested change of room. Rooms are very small, barely there is any space apart from beds. Furniture is dirty and it smells of rotten wood. Overall I spent four nights there, and I'm happy that I returned home without any illness.

Very dingy. Booked a smoking room and was told on arrival the entire building is non smoking. Bathrooms are rather disgusting. I arrived half hour before the end of check in to an owner who complained about how he had been "waiting up" for me. 45 minutes before check out in the morning the owner attempted to let himself into the room unannounced (while me and my girlfriend were getting dressed). Fortunately, I heard him trying to unlock the door and stopped him. Considering the location, it would be a case of "you get what you paid for" if it wasn't for the owner trying to walk in on us unannounced and complaining about when we arrived even though it was within the check in times. I know it's cheap accommodation, so I didn't expect much of the facilities, but I at least expected to be undisturbed.

When I first saw the house, I was so shocked. Felt like cancelling the payment and find other place. If you read all the reviews posted, yes, they are true. The house is old, uneven floor, noise everywhere from the cracky floor, sweaky bed, the train passing by every few minutes and the sounds from the water tubing. The room is moderate size, with a double decker bed, a sink, a small table, a cupboard and a tv. Carpeted and stain everywhere. They provide you a kettle and tea/coffee for you. It has only 2 shared toilets/washrooms in that house. You need time to adjust the shower for a warm temperature water. If not, it would be too cold or too hot! So yeah, horrible experience at first. But, after spent there for 5 nights, it would say the place is OKAY if you just wanted a place to sleep. They provide a clean towel and bedsheets though. And they clean your room if you tell them to. Perhaps the owner should refurbished the house to a new look. Plus points: location is near to the King Cross train station and easy to find food nearby.

Rude stuff! Crazy vibration of water tubes or something else inside the wall twicw a day. One in the morning and one at night. Enough to weak everyone up at 5.00 am. Loud motor bikes pass by all the time and I can FEEL and hear tubes, trains pass by. The building is shaking. The bed sheets and towel are reasonably clean thou. Worst place I have stayed. One night is enough but I stayed two nights with my parents. Like hell.

This place actually makes a prison cell look delightful. Infact that’s where I thought I was. Prison. What did I do to deserve this? It looked like somebody had defecated all over the walls. I'm pretty sure I caught fleas from the seamen stained carpet and I didn't get a wink of sleep because of the train station being situated pretty much in our room. We did try to cancel this as my friends dad fell very ill and they wouldn't let us saying it's not there problem. It's 'policy' so we had to come n stay and to be honest I would of rather slept in a skip and paid this much money. The bed sheets smelt like a chicken Korma and the heating was on full blast. Are you aware its July and its 30 degrees outside? I fel like I was in a sweat shop in India, with added faeces! Thanks budget guest house I now have aids!

The place is very mediocre. If you plan on staying overnight, then it should be okay. Just keep in mind that the bathroom is shared (anyone can access it), which leads to some hygene concerns. People don't always leave things clean and tidy, I personally chose to not shower over there. The beds are made of a very noisy metal frame and the mattress thin, that said, it was pretty okay to sleep. The floor is unleveled, noise and the carpet has lot of stains. Walls are so paper thin that in the morning I heard a phone vibrate and looked for it until I realized it was in the next room. There's also milk in capsules, sugar and a kettle for those who might want. The windows don't really provide much of a sight as you will only be able to see more of the old buildings' structures. All time time I spend there I'd hear and feel trains passing by, even during the night. The Staff is pretty friendly. They provide you with a key for the main entrance too, in addition to your room's. There's free, closed Wi-Fi. Password is exposed at several places in the building, easy access and it didn't give me any trouble. Bottom line is: If you are only spending a night and are okay with limited conditions, you will be fine.

Terrible experience. First of all there are cockroaches in the bathrooms. Second, our room was half flooded due to the condition of the house, so we had wet floor that was carpeted. Third no one said sorry or anything. Staff seemed ok, but they don't seem to care at all. Everything is so old, breaking apart and dirty. Only thing that seemed clean in this place was bed sheets and towels.

The service was better than I expected. Every day we got clean towels, there was enough soap, toilet paper, etc. The water was always hot enough for the shower. For this cheap price don't expect too much luxury. The Wi-Fi worked, the room was small but we didn't bother. We missed a fridge and the last day suddenly all the hot water was defect. But again, it is enough when you don't want to spend a lot. I don't recommend this place for women, they will find it too dirty and probably too simple.

I only spent one night in late November. It was enough. The bathroom shared cold but clean. The clean room with kettle (the coffee sugar), TV not working, you hear every few minutes the train and the Metro being alive at King's Cross St. Pancras.

For the first time in my life this place charged me extra £20 for late check-in… it was just 11pm on the day I booked the hotel… and havent been to hotel yet, im on ma way but now wirries about other comments also might be true…

Noise from trains was unbearable as was the squeaking floorboards above us (we were in the basement). The bathrooms seriously need some modernisation.

It had a bed and a toilet,, very cheao for London, what more could you ask for.

Dirty rooms, dirty, cold bathrooms, uncomfortable bed, 2 mugs for tea yes, but only 1 plastic spoon to share between 2 people in a room and the tea was so bad we had to buy our own anyway. One chair in a 2 person room, which creaked and looked as if it was about to break. Wouldn't stay here again. Too expensive for what you get.

The hotel is ugly and dirty! I would recommend anyone to sleep here. Especially the bathroom. It is shabby and there's only cold water to the shower.

At £39 for one night, about 5 minutes from Kings cross station by for (after walking 7 to 15 miles a day for 3 weeks, occasionally with a full pack) I didn't mind the nearby train tracks, or mid level hostel bathroom. All I have to do is sleep, and this will suffice.

Utterly Dreadful! Stayed here with my girlfriend over night, Upon arrival was given WRONG room size! (Triple room containing 3 single beds rather than the double room containing 1 double bed I ordered! ), did not change room despite their error (or even apologize for that matter! ), the room had inadequate heating and was very cold during the night even with the shared single bed, one window in the room did not close all the way, flooring was uneven and had a hole in one area, room was generally dirty and smelt bad as well as finding hairs of previous guests in the bed, TV was provided but was disconnected and Freeview aerial was cut. Bathroom was dirty and had black mold on ceiling, as well as a door that had a large gap and did not lock correctly, room bizarrely had fleece throw instead of a quilt also. Even for £53 this room was terrible value for money! Do not stay here.

Good value for money, clean and comfortable. Like an improved version of the old-style Paddington B&Bs where I used to stay happily years ago. No lift, but that's not a problem for fit travelers. Very friendly and knowledgeable staff. I would certainly stay there again — and plan to if/when I return to London next year. Cheap enough to find a nice place.

A cheap hotel in the center of London.
The location is perfect. The room is a bit old and outdated but turned out to be quite comfortable. I insisted on it give me a room to not give the interior patio because I knew that it is loud. The breakfast is English, the buffet is not very varied but it was all good, clean. The quality/price ratio is pretty good.
No, it was more or less what we expected by other customers. Breakfast waiters got fingers in the jar of milk but I guess it can happen in many hotels.
