We were looking for the resort forever but if you use your GPS, you'll probably be fine.
It's a large 3 story building with balconies available for 2nd and 3rd floors. I t looks just 3the photo.
We had a suite with 2 large rooms. It sleeps 5 or so. We are staying for 3 nights total. I'll describes the atmosphere and proximity to jacuzzi, soda. Machine in a future post.

Worst experience I ever had in a hotel! My friends and I booked two rooms for my bachelorette weekend. Friday night I’ll admit we were blast music and being crazy at 1 til about one in the morning, but no one ever complained or asked us to quiet down. Saturday night we got back from dinner around eleven and we’re just chilling in the rooms laugh. No loud music and one girl was even asleep on the couch. Then this child who I guess was watching the place over night, because he … Weiterlesen.

This boy needs to be fired. Horrible experience. Kicked out of our rooms at 1230am by boy without a mask telling us we were too loud. Boy demanded we quiet down. I said we weren’t being loud and asked him to wear a mask if he’s enforcing mask protocol for patrons. No music playing and a sleeping girl in same room. Boy didn’t wear mask until second time knocking on door with cops. Told us he was going to charge us for the mess left in the rooms after refusing to give us back one the keys. Also explained to us that we were disrespecting his country. Wouldn’t tell us his name or the managers name. We’re told we couldn’t stay there and couldn’t stay in the parking lot, so we had to drive following a night of drinking. Worst experience I have ever had at a hotel in my entire life. Scared and upset we left the hotel. Good thing we had a designated driver because otherwise we would be the least of your worries with involuntary manslaughter.

Terrible customer service, my room was not clean (crumbs were left on the table so definitely not sanitized per new Covid regulations). The Murphy bed and pullout as well as the carpet have not been replaced in decades. The pool area was so crowded, no one wore masks (including a lot of the staff). I don’t think the board of health would approve of how they’re running this hotel right now. I calmly tried to have a conversation with the front desk as we had to leave a night early and she walked away/would not even entertain a civil conversation.

Can’t beat the location and ocean view is amazing!

Outdated rooms, no food options other than that it was overall okay but not the experience I was hoping to for the money I paid… we left a day before our arranged stay.

My husband and have becoming here for several years. Love the beach and the rooms are so comfortable and clean. Bed are very comfortable.

PROS: decent location, nice water pressure in the shower, pretty sunset view CONS: Overpriced ($521.50 per night) no air conditioner, uncomfortable beds, no cleaning service (we were expected to strip our own linens and wash our own dishes or receive a $50 — $200 fine) towels felt like sand paper, no parking next to our room was available (spaces are not numbered by room and there is not enough spaces for all the rooms during peak season), room was TINY, staff were borderline rude. We don't mind roughing it a little, but for the $500+ a night we paid it was UNACCEPTABLE.

Located on North Truro bus route to Provincetown. Lots of family amenities like pools, grills and things for kids. Beach was not nice for swimming though because of seaweed. Comfortable, clean and not exorbitant.

Would not go here. Plenty of other options.

Very dirty, stinky and trashy. The staff are the most unhelpful & rude people. I’m appalled that this is an RCI “resort”. It’s definitely NOT a resort. If you’re thinking about staying here, I suggest, DON’T!

The staff greeted us with a smile and was very helpful. The heated pool and hot tub are very nice. This is a great find for $65 a night.

Horrible place service was the worse. They are not handicap excessible like they claim. The place was run down and dirty the staff likes to argue with you. I would not recommend this place to any one there are better places to stay.

I managed the snack bar by the pool last year. The owners are like family and Linda is a great manager. Very helpful and understandinh and someone who you can talk to. Make sabdcastle Resort and Club youtlr place to Vacay peddie.

A bit dated but reasonably priced… very good outdoor pool.

The room was comfortable. The pool was amazing, bed were a little on the hard side but not bad. Clean room.

Very nice place and clean! Private beach access was excellent and walking out on the sandbar after the tides went out was nice for everyone to explore. We also were able to check in early and the staff was very friendly and helpful. We especially liked that the resort was not located in the business of Provincetown but close enough to travel to places. We enjoyed the use of both indoor/outdoor pools and hot tub, and the sunset room had an Xbox for the kids to enjoy!

Love this place. We go every year because we are owners of a timeshare there. I must say the upgrades they have been doing to the resort for the last few years are wonderful. And this year the Wi-Fi was way better than the last few. No issues at all. We used the indoor pool a bunch too. And of course the zacuzzi. Lol. Highly recommend this resort. And so close to town too!

This is my second time here. The staff is always friendly and the rooms are always nice (&clean). This time I got to enjoy the ocean. It was REALLY nice. So was going the Jacuzzi after rising off from the ocean. Defiantly coming again; hopefully this year for more than just a day.

The place is not fancy but clean and the staff our friendly and attentive. Didn't realize they serve breakfast a few days a week. Very good food and waitress was great!

Not the best deal for the price. If you book during off season your more likely to get discount. The rooms have a musty wood scent. Not too many good snacks at the front desk shop but they do help all. They have good knowledge of the surrounding area. The good beaches are a longer walk for many however shuttle service helps.

It was a cheap place and it had a small kitchenette which was very helpful. Right by the center of town and the ocean. I would recommend this place. I drove everywhere but things were walking distance if you didn't mind sight seeing.

More of a time share than a hotel, rules posted every where to micro manage the patrons. Unhappy staff, sold me 6 month expired popcorn. No breakfast included. No late checkout. It was a quiet area to sleep, kitchen had everything needed.

I had to put a star to be able to write review. This place is a dump. Less than 1/10 occupied and they wouldn't change our upstairs room for a ground floor unless we paid an extra $279. I'm having to wear a brace on my leg to hold off knee surgery. Yeah. I walked up stairs. The room had no real bed. A Murphy bed and the sofa bed both were so uncomfortable it was rediculous. No oven a cooktop and microwave. The floor is coming up in bathroom. And you have to hang on while on toilet. It rocks so bad. The only positive thing I can say is the water was hot and didn't run out. For the season to start in a few weeks this place is not ready by any since of word. Pool is nasty dark green water. Fence is falling down. Beware! ¡

The staff were very friendly and helpful. The resort is right on the beach which is nice and it is very close to the center of town.

There's not enough to be said for Sandcastle in cape cod, were time remain s the same, and memories last forever. Set right on the Bay with P Town Tower in sight at Sunset is all that one could wish for along with the peaceful silence of Cape Cod.

We visited for the night as we love Cape Cod but had never been here before. The place was a little run down, but not too bad for the price. Our fridge in the room stopped working during the night and our groceries we spent over 70$ on went bad. Also, there were two doors to our room, where one of the doors locks didn't work. It was late night when we realized this and when we called down to desk we were told there was not a night maintenance person on. They did replace the fridge in the morning and install a lock but what good did that do us the next day. Also, do not, do not use the pans they have in the room. They are very inexpensive and not non stick, so if you do, be prepared to have inedible food. We visit the Cape about once every 2 months and will never be back here again!

Love this place. Nice rooms and friendly staff. The building is old but they do a great job of keeping it current and clean. Only suggestion is that they should put in larger TVs. Otherwise it's a nice place for the money. Shout out to Janine. She's a great host.

Great staff. Room was very clean. Plenty of extra towels and other necessities provided. Although provided shampoo and coffee in room only first day. Nice to have a fridge, stove, oven and sink. Also cookware, dishes and glasses provided. Some days a nice sit down breakfast was provided for a price. Good food. We enjoyed the inside pool and Jacuzzi. Although we were not positioned to see the bay or ocean, there were some beautiful sunrises. On the downside, website lead us to believe we would have a full fridge but received a smaller version. Murphy bed was awful. We woke up with backaches every day and my husband and I were scrunched on this small, lumpy bed. When bed was down we kept banging our feet on the kitchen table. Screen was loose so we had to be careful. Would strongly recommend springing for something bigger than a studio. I think you would enjoy it.

The desk agents Patty, Kathy, and Sami are kind and compassionate. I wasn't on the reservation at the Sandcastle, so when I dropped my wallet in the parking lot unknowingly, it wasn't easy to try and get it back to me. I found out that they worked diligently to try and find me, including reaching out to my state department of motor vehicles via my ID. I actually found out by calling them: a really friendly voice answered the phone, "Sandcastle resort, I'm really glad you called! "… my name must have come up on the caller ID and at that moment, I'm sure they knew they made my day. And that's what it's all about: I've worked the majority of my life in customer service, it can be quite hectic out there. But moments like these are what keep me going. Thank you so much for the care and honesty that completely turn my weekend around. You all are amazing!

My wife and I stayed here mid October 2017 and booked it using our Global Vacation membership We picked the Sandcastle because of its location and club reviews. I called three days prior to our visit to confirm reservations and specifically if the swimming pools and hot tub. Who ever answered the phone was polite and confirmed our stay and that AS FAR AS SHE KNEW BOTH POOLS ARE OPEN. The was Wednesday. We arrived on Sunday and saw that the out door pool had been closed for weeks and the indoor pool had an emergency shut down for the work of our stay. During the work we did not see any service or repairs being done in the pool area. We agree with other reviewers that the bed is the most firm surface ever experienced. We considered sleeping on the carpeted floors but they appeared dirty. We did not try the sofa bed but because of the size of the room we told my brother to change his plans to visit even though the description said it slept 4. I can go on with things like cable TV failing within the condo section we were in, being able to hear the people in the room next to us including how one of them had a terrible “smokers cough” that made my wife nauseous. The coughing stopped when the person went out on the deck and smoked resulting in our deck access and slider had to be closed Our Global Vacation rules is that all member condos are non smoking. The reasons we gave it 2 stars is location to State and National Parks and Shoreline.

The reason this hotel was booked in the first place was because there is an indoor pool and hot tub. However when we checked in, the pool and hot tub were closed for the week. We were there with other people and were supposed to have rooms next to each other, but they were at the opposite ends of the hall. When we complained, the staff was less than helpful. Breakfast in the sunset room was the grossest food I've ever had, and it was way overpriced. I will never return to this place and I don't recommend it to anyone.

This place has lost its former glory. The guy in charge is in a power struggle with the time share owners. I went mid October. Inside pool closed. Hot tub closed no on site food available place falling apart. Not kept up. They are trying to get the place away from the owners. And letting it go to hell. I own a time share here. That's why I'm here. That's the only reason. If I was looking for a place to stay down here. I wouldn't pick this place. It's off season and there are so many classy places down here that will actually give you something for your money. Unfortunately this isn't one of them places. Picture is inside the closet… looks like the place is falling down.

My wife and I spent 3 amazing days here directly on the beach. It was a quick 3 minute walk from our room and the views alone were worth every penny we paid. Super friendly staff and local restaurants with great food are a walk away.

Myself, my husband and 4 of our friends booked this a year ago, excited to spend the week in Provincetown. I read reviews but always take them with a grain of salt. I came here with an open mind and ready to enjoy the week. I have to say I'm very disappointed and wouldn't book here again. We got here and were bummed but knew that the 6 of us would make the best of it. We got a 1 bedroom suite that sleeps 6. It's small and VERY outdated and run down. The utensils in the room were clearly old. Thankfully we had brought our own. No blender in room, had to go get one from the front office. TV in bedroom is not even a 13 inch TV. One in living room is slightly bigger maybe 24 inch. Good thing we are keeping busy other ways. First day, we go to find the "beach. " It's quite a walk from the main building. There's no chairs out on the sand. There's no real "beach. " It's all a huge sand bar. No swimming or frolicking in the waves. Again disappointed. First night we all put our bathing suits on and head to the hot tub. I try the pool first. It's pretty warm for a pool. Then we go in the "hot" tub that wasn't hot. The "hot" tub was colder than the pool. I go to the office and ask if someone can turn the hot tub up and I'm told there's no maintenance on site but they'll call someone. Next morning we wake up and check with the office to be told they need a part and have no idea when it will be fixed because "we don't exactly have a Home Depot here.

Small and not very clean room, the mattress was horrible, we didn't sleep well at all. During the check-in the staff wasn't very friendly, she seemed very annoyed. The checkout is at 10am, spending only one night there we didn't event manage to use the swimming pool and spa (which open at 9am) : (and that was the reasons we booked a room there… They give us a promotion card we could use at the shops in the city but, again, we had to give it back at the checkout, so we couldn't use it.

Rooms were ok. But the customer service was awful. The staff was rude when we requested to switch rooms and was not inviting at all. Re reserved an ocean view room online and when we got there we got a tiny box in the middle with no view. And when asked for the room that we originally reserved, we had to pay extra. I will not be going back $375 for one night to ve treated horribly? No thank you. I work in customer satisfaction for a living and would never treat a paying customer like that.

The worst motel experience of our lives. First, the place is filthy dirty. Dirty carpets, dirty tub, dirty windows and overall run down. Housekeeping never came to clean our room after we asked. Finally, after our second request the came. It was not a good cleaning. Second, the people that work at the front desk are very rude. We asked for pool towels and their response was " we better get these back". Wow! Just saying those words again make me upset. The beach area is also dirty and lots of trash all around. For the price of $412 a night I expected so much nicer. Lastly, guests should not be made to feel bad about asking for towels, a clean room or just a nice experience.

We got the weekend stay as a birthday gift, so this was our first time staying here. We usually stay at the Ptown inn, so we were excited to try a new location. The staff was amazing and we really liked the rooms. There were a few things we wish we knew ahead of time.
* No Elevators — we have a 3 year old and a 7 month old so this was not convenient.
* No late check out, I've never been to a hotel that didn't allow this, but we understood it's carnival week and they are book…ed pretty solid. So not a big deal.
*Balcony rooms do not have A/C, thankfully we did notice this on the website and they were able to move us to a room with A/C with no issues. The front desk and manager were very understanding we needed A/C with 2 little ones. There was an $11 difference in price and they comped that for us which was appreciated!
*The one other small thing that we thought was inconvenient was that they charge extra for extra towels. I need two big towels just for myself and we had 4 of us in the room. Luckily we planned ahead and did bring our own towels. Overall great place and I would highly recommend if you have little ones. Eating out isn't really relaxing with babies so the ability to hit Stop & Shop, then cook and eat in the room is awesome. And the beach is gorgeous, stunning for a sunset walk.

We checked in a few days ago. There was an issue with our room. Susan and Linda and Lisa and Mike rectified as soon as possible, to my satisfaction. Hotel was clean and the pool was nice. We didn't eat at the Sunset room so I can't review it but the hotel is close to town, along the shuttle route and I would recommend it to others.

Review as of 6/14/2017. First the positives: The pools are great; both indoor and outdoor. They are deep and clean. The beach area is pretty good. Initially, the rooms are clean. Here are the negatives at least for my wife and I and our two kids. The indoor hot tub is boiling, the indoor pool is as hot as a normal hot tub; not complaining. The hotel staff could not be more ruder; I can't imagine how they could be at least. There was no apology for when our cable went out and not fixed for over 7 hours. There was no apology for when we requested in person our room be cleaned and then to come back at night only to find the carpet was not vacuumed, crumbs still on the couch. The bathroom was obviously not cleaned, nor was the kitchen. Our first night we asked for extra pillows and was told, "I guess I can walk to the end of the hall. " So if you are looking for great pools come here. But if you are looking to get away from the normal everyday living like cleaning, dishes, etc. (like you get at other hotels) you will not find it here. You will find attitudes with no apologies. Oh yeah one other thing. Apparently they just decided from day to day if they are going to make breakfast or open the diner at the pool; just frustrating. Additionally, the beds are horrible. You will not sleep well. As one person put it, it is like sleeping on concrete. 6/1/2017: We spoke with the manager about our concerns or someone who said they were the manager.

Room with kitchinet, with wonderful sea views, shame about the stench of mould in the corridor, very old a little too expensive for what it offers.

My boyfriend and I needed a cheap place to stay for the weekend and the Sandcastle was the only place that had a room available. It isn't too close to anything in P-town, but did offer a cheap room and was available on short notice. We figured this is where straight people go when they come to P-town and took it in stride. After checking in, we went to our room and were immediately attacked by the stench of disinfectant. Then we walked into what has to be one of the worst rooms I've ever seen. The walls were bumpy, the furniture old and had a slight odor, the Murphy bed was uncomfortable and the lamp wasn't plugged in. The TV was the size of a cheap laptop screen. The mini-kitchen came with a couple of mugs that should have been thrown out years ago, we didn't bother looking at the utensils. The room does come with a coffee maker, but those mugs made me go downstairs for the coffee at the free breakfast buffet. That was a mistake. Go out for coffee and do not eat anything the place offers. That staff is very helpful and friendly, but it's probably out of sympathy and not the need to give good service. To quote Betty Davis, This place is a dump.

Good for a no frills hotel. The room had a stove/oven if you want to cool and the balcony had a great view of the bay and tower. The bathroom was seriously lacking in counter space but the water pressure was good. The jacuzzi was big and hot! The murphy bed in the small balcony room was firm, not at all plush. Located about 2.5 miles from the shops and restaurants on Commercial street.

Awesome place. Very friendly staff. Only down side is that it's a little far from town centre. Which is a good thing if you want peace and quiet.

I spent my vacation there as well. The hotel was great. The only thing that was missing was a restaurant there or place where you sell food. They had a restaurant where you can have breakfast but I don't think they sold afternoon there.

This place was fine for us because what we were there for was nearby; but in season, it would not be worth the price. To say the rooms are small would be an understatement; I know you don't spend much time in the room, but still… it is a studio with a murphy bed. It does have a kitchenette which was a nice surprise. It is also far from town, and there is not a sidewalk nor are there many street lights… be careful if you choose to walk! The major reason it lost a star was because there was no temperature control! Hot and humid is not a pleasant way to get ready for a wedding; and conversely freezing is not a pleasant way to go to bed or wake up!

So the place itself is actually pretty nice. It may be a bit dated, but the suites are roomy and have a kitchenette, living room, small deck outside, and separate bedroom. Also, while the place isn't close enough to walk to downtown, it's just a cheap taxi ride away, so you don't need to worry about its location. It's only downside is that the beds they provide are INSANELY uncomfortable. It's like sleeping on a pillow top concrete slab. Overall, I probably wouldn't stay there again unless they replaced the beds. My experience was very positive otherwise, but I kid you not when I say I've had a better nights sleep on the floor.

Ive been coming here for years with my family on a timeshare. The rooms get updated with new furniture or new applicances every year. The maitnence staff is friendly and helpful. The beach front property is extremely convienent. Both pools are are kept extremely clean. Very close to province town downtown area.

Booked a 2 bed oceanview suite online; when I arrived I was told it was sold out and had to go with a tiny, cramped room with one Murphy bed and a couch. Staff told me they didn't take their listing down in time. View from the room still wonderful, and resort is right on the beach. Ten to fifteen minute bike ride into town center.

My family has a timeshare here and has been coming for years. We love Sandcastle! Never a problem! They update things in the rooms every year. When it is all owners it is so peaceful and quiet. Sometimes can be very noisey with some of the crowds but hey, isnt everywhere?

We would have been extremely pleased at what we got for the great price, but one of our travel companions is in a wheelchair and while the hotel claimed to be accessible, she could not fit into the bathroom. Kind of a necessity! So we were frustrated at an otherwise great experience.

Nice staff. They allow you to rent 2 nights unlike most in the area that make you stay 3 nights. The bathroom was not wheel chair accessible and the towels were coarse/rough.

This place has a great feel to it, has eat access to the beach, and many great activities! Only 2 miles from the center of PTown!

I was disappointed. The bed was small and pulled down from the wall. The Wi-Fi didn't work and the hot tub was out of commission. The beach (the reason we choose this hotel) was really gross and ugly. It is also completely wheel chair inaccessible which we discovered since we were using a stroller. Also, the crib offered our baby was an of brand pack and play that was stained and came with no sheets or blankets. Breakfast was offered, but not included. Pluses include indoor and outdoor pools, generally clean, and bike rentals available on location.

Beautiful accommodations, but lack them care. Wi-Fi did not work from our room and the jacuzzi was damaged. The bed is uncomfortable and small. The beach was ugly and seemed dirty. However our room was clean, and the breakfast was very tasty although expensive and with few options.

We arrived at the resort at around 7:30 PM on a Saturday during the 1st week of March. The reception was closed (front desk hours are from 8am-6pm). However, there were written notices about the phone number to call, if we arrived later than 6pm. We called the number and within 30 seconds a lovely woman came to greet us and gave us our key. She explained all the detail about the hotel, facilities and the town. She suggested us places for food and groceries as well. We did not understand the need for the information about a grocery store then, however 5 minutes later as we entered our room, we realized the importance. The room had a kitchen with all the necessary appliances and cook ware. Refrigerator, microwave, toaster, cook top, spoons, knives, glasses, mugs, plates. You couldn't possibly aaj for more. The room was well lit, the bed was nice, there was a couch as well. There was a small TV (with a malfunctioning remote). The real attraction is the beach and the sea in front of the room, with a beach volleyball court and chairs for sun bathing. Also, I should mention that the maintenance service was very fast even before 7 in the morning. To be fair no maintenance was really necessary, but a stupid mistake on my part made me think that we might be in need for one. Had it not been for our work, we would have extended our stay. I heard that the town gets crazy crowded during the summer. So, I believe that March-April might be the best time for a quiet gataway.

Great place to stay in Provincetown. The pool area is a lot of fun. Such a beautiful location.

My wife and I stayed here and I must admit we are perplexed at some of the complaints. We travel all over the world and this place is very good value for money. It was nice and quiet, clean and pleasant. Rooms good and clean.

If you're looking for a place to stay in Ptown, I HIGHLY suggest you look somewhere else! A few friends and I decided to stay here for a fun weekend get away. We when arrived, the staff was extremely rude. After checking in, we went to our hotel room which reeked of smoke. We then did a bed bug check, only to find live and dead bed bugs on the sheets and in the pillow cases. We immediately packed up and went to the front desk. We asked for our money back for our stay. We were taken into the back to talk to the "manager" where we were told we would receive a full refund on our stay. The following week however, we noticed we did not get the full refund, only one night. We tried calling the hotel repeatedly only to be given the run around. I HIGHLY suggest you do not stay here! The fact that there were bed bugs, and then they lied to us saying we would get a full refund, only to get a partial is ridiculous. It's sad that places like this are still in business. be warned, do not stay here for any reason!

I stayed here this past August and had an incredibly unpleasant stay. At first I found the service provided to be very unfriendly, rude and just an all around unpleasant staff (except Kenny on the night shift who was incredibly helpful). First, our room wreaked of cigarette smoke and they just shrugged their shoulders at us like oh well, not our problem. We then found bed bugs while going to bed. After having a traumatizing night and shifting rooms in the middle of the night. They tried to force us to move back into our original room, claiming it was now "clean". We did not feel comfortable with that and asked if we could stay in the current room they moved us to, which they refused to do. At first, Sandcastle was nice enough to "say" they were going to refund our entire stay after what had happened. Come to find out after telling us they would take care of it, they have decided to change their minds and deny the refund after already sending a confirmation email even stating we were being refunded for our stay. I was miserable here on so many levels and by the end I felt that regardless of what happened at least they were trying to right a wrong. Now, I have no words and am beyond frustrated with the lack of professionalism this hotel has to offer. I highly recommend to not stay here…ever.

I recently stayed at the Sandcastle Resort for my birthday. I had never been there and I was so excited based on the website to go there for my birthday.
The facility itself was nice; the pool was large and beautiful and the staff, Leeza and Danny, were wonderful.
I was very dissappointed upon arriving at the hotel, that the Sunset Room (where I planned on having breakfast on Wednesday, my birthday, and Thursday) was closed on Wednesdays and Thursday due to staffing issues. This I was told upon arrival. I was not offered any alternative as to where I could get breakfast, but I found out later upon checkkout that I could have gotten breakfast at the Castle Grill by the pool which opened at 10:00am. On Thursday morning, I went to the Castle Grill to get breakfast at 10:00am and was told there were no breakfast sandwiches. Also, there was no hummus, which my friend ordered; there was no milk for coffee, only cream and there was no white bread for a sandwich for my son. One of my most dissappointing moments was when my family and I decided to have lunch at the grill on Thursday afternoon by the pool and when I went to order lunch at 1:15pm, I discovered that the Castle Grill had closed down for the day without notice! There was absolutely nowhere on the premises to get food so at this point, so we hadn't eaten, other than a 25 minute drive to the nearest Dunkin Donuts in Wellfleet for a Wakeup wrap hours earlier.

The towels were hard. The outlets did not work. This is no resort more like a motel. If you like your room to smell musty and for the room to be slanted this is the "resort" for you.

Beaches were extremely dirty (not groomed, bugs, seaweed, ). No A/C in rooms we stayed in (studio). They gave us 2 dirty fans that weren't adequate. Bathrooms were too small as I have a walker, and had no ventilation. Amenities — need to increase number of hours at castle grill, pool opens too late and closes too early. Spa only had one jet. Indoor pool area was gloomy and dirty. Only had a 19" flat screen TV. Not enough electrical outlets/ in bad locations. No restaurant on site. Fitness room small with only a few machines. Basketball and tennis courts were nice. Other sports equipment ie. Ping pong, shuffleboard not in good condition. Noise from strange people beyond ordinance rules. The view of ocean was awesome! Staff was friendly and helpful. Rooms were clean.

A very welcoming place for a short or extended stay in Provincetown. Not your typical P-town, since it's more like a hotel, and it's a couple of miles from the center of town, but it has plenty of amenities. A bus service goes right by every 15 minutes to take you into town. Private bay beach, kayak rentals, breakfast indoors and and lunch grill outdoors, outdoor and indoor pools, jacuzzi, new kitchens, cable TV with new flat-screens, free parking, good Wi-Fi in most rooms (ask! ) and a choice of rooms that are oceanfront or poolside (no A/C), or that are a little further from the beach (A/C and more privacy). Staff are very helpful about finding things to do at the resort or in town. A few years ago the place had some serious problems, mostly having to do with maintenance, but they've all been cleared up, and it's running great. If you want to be in P-town, but don't want the noise and hassle of being right in the thick of it, this is the place to be.

I have to say, in the last few years the new management team have created a wonderful, clean, safe and welcoming space. They have probably remodeled 98% of the property as well as adding new features such as the pool cafe. I would recommend folks revisit this fresh face, on the Ptown-Turo line. It's a great value compared to most properties in the cape.

I have been vacationing here with my family every year for 20+ years and I have to say that the front desk staff this year was incredibly helpful and professional. Erin answered all of my questions and was very accommodating. Thank you.

My husband and I have had a timeshare there for 3 years now. We love the ease of access to Ptown itself and yet it's nice and quiet. The new management are really working hard to rebuild from the last owners mistakes.

What a dump. Crappy rooms, apathetic management, a real disappointment. We booked a week and left after four days. Never again. I could have tolerated the small room if it was not filthy and dilapidated. 6/23/10.
