Older hotel the air conditioning system was slow to cool and the bed to me felt like it needed to be replaced it had no support. It is a great location to access the strip from. Really nice staff.

Friendly staff. Rooms are clean and smell fresh. If you want fancy don't stay here. If you want good rates, comfortable beds, clean rooms and friendly staff this is your place. Breakfast is limited but got us by, no problem. We stayed 7 days and will definitely be back.

Close to the strip but also accessable easily to back roads with way less traffic and the staff is super friendly and helpful. They also have a pretty decent breakfast.

We went here for our honeymoom it was very clean roomy, affordable, the staff is exteremely nice. We will defently be back and we will for sure be recommending it.

We stayed here several times now and its very clean. Friendly staff at check in and check out very cheap. Nothing fancy but its clean and do me that's all that matters. Biscuits gravy and fruit was good. Also coffee. Thanks twelve oaks for being affordable and so friendly its nice to go somewhere and they know you by name. Will be staying here more.

King, non-smoking room w/Wi-Fi, TV, AC, coffee & lg dresser. We enjoyed the extra table for planning the day and sorting our snacks. Room was Clean! Bath had lg sink counter allowing multiple people to easily get ready, hair dryer, shampoo and lotion, w/fan in the bathroom. Bed was softer than most places we've stayed and we slept very well. Standard AC was quieter than most. We were there 1 wk prior to the pool opening. Continental brkfst was ok, but at less than $50 a night this place was perfect. We will definitely be back! May 2018

They have clean rooms, very affordable, very nice free breakfast, excellent staff, parking spots aren't skimpy, and Twelve Oaks is just far enough off the main drag but still easy access to everything. My parents got me started with Twelve Oaks and I wouldn't want to stay anywhere else.

Not fancy but clean linens, smells clean. No dust or dirt. The owners and employees take pride in their work & Inn. Off the main strip with a green space & playground. Very curtious reception & breakfast staff.

Clean. Bright. Easy to find. Handicap wide parking spaces. Owners of the Twelve Oaks, Charles and Jennifer Moore, we rode in his Zombie truck full of guns. I showed him my Oklahoma Handgun License. We're headed to see Panda's at Imax, prayed with the president of the company, Randy Brashears.

Good bargain, clean and quiet, a little bit of a funky smell, and there was only a sheet and bedspread on the beds.

Twelve oaks inn is a great place to stay from the friendliness of the staff to the cleanliness of the room I was so thrilled with my visit. I love how they are off the strip so it’s quite but still within walking distance of everything. There was a never a moment where I wasn’t greeted by a staff member or asked if there was anything I need. I will definitely be returning!

Clean rooms small bathroom if your not staying in your room for a long period of time it's a pretty fair price comfortable beds.

Very clean very comfortable very friendly and very inexpensive great location off the strip quiet and attentive staff the only complaint that we had was that the mattress was too soft and needed to be replaced we had a jacuzzi suite which was an upgrade given to us by the staff because of a problem with the room that we originally booked so we really enjoyed our stay.

We always stay here when we're in Branson. The rooms are pretty basic with the normal amenities and are always clean. The staff are nice and treat us almost like family and the price can't be beat.

My husband and I stayed here with our young son for 2 nights… very affordable and nice big king size room… nothing fancy but comfy bed and it smelled and felt clean as soon as you walked in! The pool was a nice treat also! Very friendly staff! We will definitely be back!

Clean quiet place to stay in Branson with easy access to the strip. It is nothing fancy, but the staff is friendly and the property is well maintained. Breakfast room is clean and well stocked. While there is not a great variety of breakfast items, the price of the stay definitely makes up for it. Pool and playground were great for our kids. Would stay again.

I rented the 3 bed room which was awesome for a family of 5. Price is awesome. Location is great. The hotel employees were super friendly. I loved the pool for my 3 yr old and 10 yr old. Cons: The pool hours could be till midnight vs 11. The breakfast could use variety. Maybe waffles or eggs/sausage. Switch off. I would stay here again.

The staff was extremely friendly and helpful I will be staying here again. The room was clean and very comfortable and the price was very good. The biscuits and gravy was excellent. Thanks to the young man who gave us excellent maid service great place to stay.

Can't say enough about the great service here. Wonderful people to do business with. Rooms were clean and comfortable. Good location too, while not directly on the strip, close enough to walk or drive without all the traffic.

Room is ok but meet the owner and not to happy with him at all. We were at the pool my boys which can swim where having a blast and obeying the rules. However my daughter who can not swim had finally got in the water after almost 2 hours of waiting for it to calm down from many kids having a good time, they where running, jumping, doing Canon balls, sitting and playing on the rope, which I had no problems with cause they where having fun. When they left my daughter finally got into the pool to have fun and was holding the rope to help her swim and the owner sent his worker out to tell her to get off the rope or she'd have to get out cause it was the rule, well of course she got out of the pool cause it bother her. So I went in, to tell the worker and the owner how I felt about it and they said it was ok for all the other stuff that was going on unless we went in and complained, but my daughter could not be on the rope. Even though all the rules for NO jumping and running. Etc was posted! Really! Pretty sorry of them!

Great place to stay. Hotel is a bit dated, yet very clean and comfortable. Staff extremely welcoming and accommodating. Breakfast is a great quick way to start your day. Everyone we have encountered has been very nice and helpful. We will be staying here when we return.

Beds were very comfortable. Staff was very friendly and helpful. Rooms were a bit dated, old TV with the high pitch tone of a CRT. The lamp shade on the hanging light fell off when bumped. Breakfast was middle of the road on quality, menu could have been a bit more varied. All things considered a good stay and great value. Would stay again.

Service was wonderful! Everyone was incredibly helpful and thoughtful. Had a few questions and they answered them quickly and with a smile. 10 out of 10, definitely where I will be staying in the future.

Very clean. We arrived after office hours, but called ahead of time. Our key was right where they said it would be. Breakfast was filling, and the staff was very polite. Definitely will stay again!

This is the best place to stay in Branson. Very affordable, very clean, and good breakfast. My family and I have stayed here many times and are never disappointed.

I work for a 5 star hotel. We found a room at Twelve Oaks when town was full and it was the only place to stay. Rate was very reasonable so I was scared at first of what the quality would be but we were very pleasantly surprised. Great room. Very spacious, very clean. Pictures don't do the room justice. Well worth the money.

Twelve Oaks Inn in Branson was amazing! It was the right price and it was very clean! The staff was very courteous and helpful, pool was nice, and the hotel was conveniently located right off the strip. It was nice, quiet, and peaceful! We will definitely be staying there when we come back.

We had a family gathering account my Grandson was getting married. Twelve Oaks Inn was very accomodating, the rest of the family stayed in two separate family suites, we chose to stay in the Carriage House. The Price was definitely right, the rooms were large and clean. Twelve Oaks Inn is right on the Yellow path for Silver Dollar City. We enjoyed the pool, the breakfast, the outdoor tables, the outdoor movie that was shown on Saturday night. We will be back. Thanks.

I read lots of reviews about this place before I spent my money here, but found nothing bad of consequence, so I swallowed hard and pushed "pay". We got there, they graciously let us check in early, and the price was really really reasonable! The rooms were clean and comfortable. The staff friendly. Never had any problems. I would recommend them to anyone looking to stay in Branson.

A very good family run motel. Excellent for the price. Everyone was friendly, right down to maintenance people. Rooms were clean. Nice wide parking spaces. Breakfast was a little carb heavy, but for the price, you could afford to eat out if you wanted to. Location is 1 block off the main drag and on the Yellow route. An excellent route for getting from one end of the town to the other. If/when we come back, this will be the first place we will look for.

We stayed here during our recent trip and we loved it. Very friendly/prompt service. Ladies at the front desk were very nice and helpful. Rooms were clean and nice. We booked a family suite for three nights but had to leave a day earlier due to family emergency. They were very helpful and only charged us for two nights. I would definitely recommend staying here. Oh, and the prices are much lower than most other motels/hotels in Branson.
