Very nice for the price. Affordable luxury and honestly, it smelled really nice upon entering.

Reserved a suite for my family and they sold our room to someone else.
At midnight my family is wandering Atlanta to find a place to stay due to the incompetence of the staff.
Skip this hotel and head to the Ritz.

Large enough to accommodate our family of six. Less expensive than two upscale hotel rooms a night. Wasn’t bothered unless we needed them and valet was a plus. Will revisit.

Nice big rooms with great service.

Comforter dirty, house keeping stating this is just feathers & not dirty. Well let’s see what reviewers think about this! Manager hospitality horrible will not refund me a room or room credit, I don’t live like this, this is unacceptable! I’m highly disappointed & upset! Do not book here.

We've stayed here a couple times now. The staff is always professional, helpful, and attentive. We love staying here and try to book here when we visit downtowns Atlanta. We definitely recommend you consider them next time you have the opportunity.

The room is gorgeous. The check-in desk is helpful and organized. The restaurant is amazing with a fantastic wait staff. A genuine diamond in the heart of downtown. Nobody else should book here so I can continue to keep the luxury to myself.

The rooms are amazing love the set up and artwork. The staff that greet you from carport to checking in seem nice. But we went to the restaurant with my sister in-law and her family. The waitress was horrible with an attitude. We got warm food overall I was very upset about the service (coming from someone who used to work as a server) but the food when warmed up at home was delicious.

I liked this hotel room. The location was convenient with access to public transportation just feet away. The room itself was ample with adequate amenities and square footage. I like the design especially the ceiling, which was exposed concrete, that showed the imprint of the plywood forms used during construction.

Beautiful hotel! Super expensive, though. They have smart TVs in all the rooms and a full kitchen. I was upset that they closed the pool even though it wasn't raining.

Love the look and modern feel of this hotel. I would have expected a doorman. The rooms are unique in the little touches like books and magazines and art throughout the room. Evening housekeeping was just okay with delivering items.

Awesome experience for Mother's Day. It was our first time staying but the entire hotel is absolutely beautiful! I just wish that the pool had opened up when we were there. The view downtown was breathtaking, I did not want to leave. This was one of the best Mother's Days ever!

I went to 12 Hotel today for breakfast while I was waiting for a friend to meet up for lunch. The restaurant staff was friendly and the food was okay, but there were maintenance workers right behind using loud equipment behind me as I ate at the bar. So I quickly finished my food ($25 for an omelet, sausage, tea, and soda) and decided to wait in the lounge and catch up on some work. A security guard with the hotel approached me asking if I was a guest of the hotel, I told him I was not but had just bought breakfast in the restaurant and was waiting to meet a friend for lunch. He walked away. He returned again a little while later, threatening to make me leave the lounge area despite his acknowledgement that I was a restaurant patron and the fact that I was simply minding my business, doing work in an empty hotel lobby area with active construction in the restaurant area. I left immediately but walked away feeling offended and disrespected. I’ll never return here for food or lodging and will encourage my network to do the same.

4.5 stars if I could! Beautiful hotel the suites are so spacious and comfortable and homey. It's in the heart of downtown not far from anything with super reasonable prices, dishes, stove, refrigerator, dish washer and more. Parking is the only down side because it's in the center of downtown it's limited paid street parking, and valet is $32 a day. And after midnight valet may or may not be there. There is a parking garage behind the hotel that allows visitors to park for 11$ a day. But they close the gates at a certain time. Other than that, Jeffery at the front desk was AMAZING! Super pleasant and always in high spirits with a smile on his face! Great place to stay. Will be returning! They have government or military rates of it applies to you! Just FYI.

Room was extremely nice. Staff was very courteous, and accommodating. The balcony is a nice touch, along with the appliances to be able to save good and water.

Beautiful views of the city. Newly renovated floors on some Residences floors. Great concierge services and friendly staff.

Our stay was amazing! The moment we parked the car, I felt like everyone that worked there wanted us to feel at home. STAFF… The valet helped my daughter unload the car and made sure we got inside. By the time they had gotten our luggage inside the lobby, we were checked in. Checking in was so easy! They were so nice and made everything so simple. I was planning on spending nights in the room watching movies we had brought, having some mother-daughter time, but apparently new TVs had been installed so we couldn't plug up a DVD player. That was very upsetting since it was one reason I chose the facility. But they sent an engineer up to the room VERY quickly who tried so hard to get it to work. There were also issues with Netflix so we settled for cable. At least there was HBO! We also asked for extra blankets which were delivered so quickly I was impressed. My daughter loved that we returned to our room each night with the beds made and her teddy bears sitting nearly on the pillows. We ordered room service for breakfast each morning and what a way to start the day! Each morning a different staff member delivered our food but they were all so nice. And the food was amazing — pancakes, French toast, bacon, and fresh fruit. The morning we were checking out, I noticed we were charged for parking which should have been included in our package. I called the front desk, expecting to put up a fight and instead was quickly told they would take care it.

Nice hotel. Very helpful staff. The cleaning lady did everything she could to help me set-up for a romantic night. Clean with beautiful scenery.

Very clean room, except for some of the dishes were stuck together. The decor was very cool, and the beds and couch were very comfortable. Friendly staff, delicious breakfast food. Would definitely come again!

Room was good. We have a small child and hoped that there would be a door between the living area and the bedroom. Our son was still able to get to sleep, but it would be nice to have an actual door. The room has a great cooking area, but there are no can openers. Don't buy any can goods if you are cooking. They don't provide you with a dish rag or a sponge. Overall the room was great. Just may not have been the best room for parents with a toddler.

What a Fabulous place to stay. We chose this "stay-cation" location because of it's close proximity to restaurants, it's on sight restaurant and bar and superior views. The rooms are sleek and modern. Fully equipped kitchen with full sized fridge and oven. Granite counter with breakfast bar. The staff was warm and friendly. Will definitely recommend.

I stayed here for 4 very expensive nights during the Atlanta Gift Market in January 2018. On the second night of my stay, I noticed I was missing a necklace from the top of the dresser in my room. After turning the room/safe/luggage upside down looking for it, I reported it to the desk personnel. They were very nice but informed me that there was neither security personnel nor a manager on site to fill out an incident report or to talk with me about this situation. The next morning, I initiated contact with the General Manager on duty. He very nicely brushed me off and told me they were definitely following up and would be in touch with me that day. I did not hear anything all day and upon my arrival that evening, I again spoke with the nice staff at the front desk about the deficit in communication from the hotel management. The clerks seemed sincerely sorry and promised to send emails checking on the mess. Again — nothing from the hotel. Upon my checkout on a weekend morning, I spoke with that manager on duty who was nich enough to ask me about my stay. Hmmmm. No effort at recouping my business. No overtures towards a very disgruntled guest. Nothing! Deeply unimpressed with the whole place and sincerely sorry for the desk clerks who are working their butts off while management drops the ball. To be clear, this was not some heirloom piece of jewelry but ANY attempt at good customer service would have been well received.

The suite is nice, but the rates have gone way up after Marriott bought them, and I couldn't use my rewards points since I was there during a special event.

The hotel is nice, however, seems to attract a college crowd. There is a no nonsense smoking policy which I love and leads me to believe they have had issues with smoking in the rooms in the past. The bar downstairs is nice as well!

The short, Pakistan looking guy behind the counter was extremely rude to myself, and the guest of the hotel and she was there for a week stay. Harassed me, and her threatened to throw me out, and then punched off the clock 5 minutes later. All this happened around 7a. M, When he left he said to have a good day. I told him to K. M. A! 11/12/17 began a little rocky, but his ignorant behavior did not stop my shine. But imma leave my honest remarks. If you pay that much for a stay, everyone should be as professional and courteous as possible.

Great hotel and very spacious rooms. Definitely makes you feel at home and the balcony is a nice touch. That being said, because the whole side of the room is windows, you might find yourself a little uncomfortable if you like it pitch black when you sleep. I didn't mind it too much as the comfortable beds put me in a deep sleep. Will definitely stay here again!

Currently staying here for. Few nights. Great customer, friendly staff, and clean rooms. Hotel isn’t the easiest to find, hotel lobby faces inside parking garage. Well kept secret.

Met colleagues for drinks at the bar. Less than exiting for a hotel bar. Handed a menu but there was more beer available on draft than listed on the menu. This was not pointed out when I asked about draft beers. Bartender was not bad but could be better. Unless you have business at the hotel, consider other bars in the area. $7 for Michelob? C'mon. Aloft hotel was $3.27 Michelob bottles.

I am a repeat guest at the Twelve. Whenever my friends and I visit Atlanta for Dragon Con, we take it as a given that we will stay there. The staff are usually courteous, and the hotel itself is sited well with respect to the convention. The most outstanding feature, however, is that each guest room has a refrigerator, microwave, oven, and range. To go along with these, the staff will provide cookware upon request. This allows guests the tremendous benefit of being able to buy groceries and save money by not having to eat at restaurants for every meal during their trip.

Suites are comfortable, modern, and well-designed. Loved the USB ports in the wall outlets. Bathroom is great for two people and has a tub separate from a shower. Staff has been friendly and engaging. Also, balcony view is great.

This is a horrible hotel. We booked (with a confirmation number) a two queen bed suite for a weekend getaway for my son's birthday. When we arrived the front desk told us that they had no more of our room available and that it was never confirmed, but rather a preferred room type. Even when I reminded them that I had a confirmation number, the manager was condescending and said it was only my preferred room type. Reluctantly we accepted a single king bed room instead, which forced a member of our family to sleep on a couch instead of bed. The manager also would not reduce our room rate because we booked through a third party site. Based on other reviews his appears to be a pretty typical "accident" aka scam, that occurs with them. Be forewarned. The hotel itself is worn and not anywhere close to 4 stars. The rooms, furniture, and building itself are worn and dated. The sofa in our room was worn with a hole on the top and the bathroom was disgusting. The shower frame was rusting and cracking on the wall, the mortar around the shower was patched, and the bathroom face mirror was rigged on the wall. The worst was the the black mold or mildew growing in the shower. We will NEVER stay here again. There are at least 5-10 much nicer hotels within a few blocks, closer to Peachtree Center. The MARTA is just as close and you can have a much nicer experience. Be forewarned, there is nothing 4 star about the service, rooms, or experience at Twelve Centennial Park.

Stayed on a family vacation. Booked a one bedroom and we were lucky enough to be upgraded to a 2 bedroom upon arrival. Facility was very nice and clean. Pool was nice and had a nice pool deck. Location was great, just a short walk to all tourist type places. Certainly a place we would stay again if we are in need of a downtown stay. Staff was very nice and friendly. Also right next door to a MARTA station if you need to use public transit.

This hotel should not be an autograph collection. On the menial side the sheets were scratchy, the paint was chipping, and the pillows smelled. We stayed for one night on the 4th of July. We had our children with us. We had to leave the pool because someone came and started smoking weed. This isn't legal in GA yet and if my husband is found with it or near it he can lose his job. We called security but it took forever for anyone to come so we left. Then after the fireworks we were on our balcony watching other displays from around the city and had to go inside again for the same reason. It is supposed to be a non smoking hotel but that was not the experience we had. We are not against this activity, but like I said, since it is illegal still in GA we have to be careful with what we are found associating with. The only upside was that the staff was very nice.

We enjoyed our stay. The service was a bit slow, but very polite. The room was really nice, but it took a while for the air to cool it down. The shower was amazing. There was a party in the room next door to us that we could here from the hall, but not in our room so that was a big plus.

Overall a lovely hotel. The room wasn't ready on time (we arrived at 4p) and finally got to our room around 5. There is definitely a lot of weed being smoked in various rooms but we just closed our balcony door. Also there happened to be a man with a gun in the middle of the road but the police and security responded quickly and without any major incident.

Don't stay there! I have never in my life been so humiliated, a "security man" in a suit strong built black 6'6" entered our room with another man wearing security uniform, where we were hosting a friends reunion. He pushes my girlfriend to get the door open, pushes me to the wall making his furious entrance, started to search our room (he went through all of our belongings, violating my personal propriety) throwing things across the room asking us; — Where are the drugs? After he searched all of my girlfriends purses and the guys packets, he asked everyone to leave since there was nothing to be found. He handcuff my friend (the one who rented the room) held him hostage for almost a hour, he accused that the food crumbs on the kitchen counters were drugs. Later my friend comes down with him and go strait to the ATM at the W to get cash for him to leave us alone, all we could think was that he was a bad cop and that he could somehow incriminated us because he was furious about not finding drugs. I asked to see a manager and the front desk man would not give me their manager information after I asked him five times, I also asked for his names and he told me to sit down, none of them gave me their names. "Security man" kicked me out of the hotel because he realized I was video typing him being aggressive and disrespectful, I had to stand outside the hotel with no jacket, no purse while three people asked me for money in a horrible part of town.

Service was great, a few things were broken in the room that wasn't really a big deal. The Internet however was very in and out.

Great room at a great price. Housekeeping was great the few times we needed something from them.

Was surprised at parking option, which is valet parking in attached garage for $28/day or one of the third-party garages around the block. The cost for valet was worth it though, as the nearby garages were of dubious quality and didn't cost much less. Also we were able to phone down from the room and have the car ready when we were leaving. Our class of room wasn't available so we were upgraded to a deluxe suite at no extra charge. The room was very nice and very clean. Half of the bed (my half, of course) was horrible and sunken; not comfortable at all. Otherwise everything was very comfortable. I've seen complaints about the noise from the road, and yes, it is somewhat loud. I was initially bothered but by bed time I had mostly tuned it out; my wife was never bothered at all, so your mileage may vary. The staff were extremely friendly and helpful and the valet staff were prompt and efficient. Overall a very enjoyable stay.

Valet was extremely slow and unwelcoming. Check in process was fine. First room had torn furniture and questionable cleanliness. Promptly moved to another room with a pile of linens stuffed in the closet. Crusty mystery material on a towel. Bed was adequate, nothing special. Ordered room service breakfast. Disgusting coffee, cold bagel, and no utincles were delivered. Many random knocks on the door through the day. They actually came into the room while my wife and I were working to perform maintenence on smoke detectors. Two separate crews came in. Check out process was easy, valet was slow. Will never return.

If any of you guys are looking for dirt cheap hotel deals I would check out HotelRaven. Com I saved a ton of money using that site. Amazing hotel! We stayed because they were pet friendly. The thick walls helped reduce the sound of my pups barking at times. They even upgraded our room! Great staff, lovely bar and awesome location! We had a blast and will be marking this hotel on our favorites anytime we're in he area! :)

I would not recommend this hotel because I specifically requested fresh linen and on my linen were small blood stains throughout the bed. They did not move me they just brought nee sheets up. The manager took thirty dollars off my bill, but fail to accomdate us with a new room that day or the next day. I am trying to report this hotel because of health concerns.

ON 9/10/2015 I WENT to Twelve Centennial Hotel for a birthday get away. I should have WENT else where because my stay turned into a NIGHTMARE! This place have the worst SECURITY GUARDS I 've ever seen in my life. Both big black guards are very rude & disrespectful they entered into my room with out knocking or my consent to come in. They didn't even have enough respect to excuse there selves after coming in seeing that I was not appropriately dress for them to enter in my room in the first place. I ask them to step out so I could get dressed & then they could come back in but they refuse to leave they claimed it's a hotel procedure to search if they feel the need to… BS! In order to search a room or a home a search warrant is needed they really think they're APD but they're security flash light cops… SMH. They harassed me & my guest and others that we're visiting the hotel that night @ 3a. M. They searched my room checking the kitchen drawers the food on the counter we had just purchased from lucky budah. To me that's very nasty & rude to go in someone's food with out washing ur hands first. Who can enjoy a meal after a stranger put there hands all over it how disgusting?! I had to throw my food away what a waste of $49.78. After they didn't find anything in the kitchen they search the living room, balcony, trash cans in all areas of rooms. They didn't find anything so they decided to check the bedroom drawers/personal items.
