Rooms are cute, 1 bedroom is nice size for a couple. Very clean, right near everything. Beach is close and super clean. They have beach chairs to use in the room, beach carts, and umbrellas. Super accomadating. Would def come back.

I was there 5/18 and returning this June. Yes I would highly recommend Siesta key Beach side Villas. The location is perfect, easy walk to the beach and also to the village with all the restaurants and gift shops… The beach was beautiful restaurants were great. Loved the laid back atmosphere of this resort. Counting down the days till 6/12 when we return…

The staff is super friendly and accommodating. The rooms are clean and was the most comfortable bed I've ever slept in while traveling. The distance to the beach and Village are perfect. I will definitely be staying here again and highly recommend!

We got the studio and all I can is is DONT. The room is so small and there is no closet or dresser for your clothes. Not comfortable at all. When we arrived we found the bed duvet cover was dirty… almost as if it had been drug across wet concrete. They had to see that when they made the bed but chose to leave it. Went to the front desk to actually see if we could check out the next day… and they said we would lose our money so we chose to stay. She handed me sheets and I asked for a new blanket, apparently they don't have extras or she didn't understand blanket. There were also two dead spiders on the ceiling that I presume were left there from the last group. The studios are extremely close to the pool so even if you wanted to sit outside you are right on top of the kids screaming and playing. Not a great place for relaxation! however, they are just a short walk to the beach. If you want to try this location do not rent the studio… go larger. We were promised a refund of both nights resort fee for our trouble but I could not get anyone to respond to my emails and when you call the resort you are directed to email. Finally through Facebook got a response and they would only provide me with one night's resort fee refund. Due to that lack of customer service I will never go back!

We could not have chosen a better place to stay! Location was our number one reason for picking the Villas and we were definitely not disappointed. We arrived very early (before noon) and were welcomed with open arms even though our room was not yet available. Our teenagers & their friends were allowed to use the staff bathroom to change & enjoy the pool while we leisurely waited for check in. Robyn at the front desk was nothing short of AMAZING and absolutely solidified our decision to return. The rest of the staff was very friendly & accommodating. Towels were replenished every time the old ones were set outside the door. The bedrooms were small, but we didn’t go on vacation to stay inside. I personally thought the beds were to soft & sunken in but my husband was in heaven! There were plenty of blankets & pillows. Water pressure was fantastic In our suite (two bedroom, unit #24) and the water got HOT very quickly. There is ice available on site but only while office is open (til 7pm). They will fill the ice bucket for free or you can purchase a bag for $3. The setting is very relaxing with island themed music playing softly during the day. It’s as nice & quiet in the evening — even during spring break. Everyone was very respectful. There are bicycles available to ride — which was just fun! If you stay here you will not be disappointed.

3rd year there. Love the location. Love the quaintness. Love the ability to walk one block to the beach or one block to Siesta Village for shopping or dining! Oddest locale! Wish the pool was open later for adults. That would be nice. (Adult quiet time! ) See you next year!

Second time we’ve stayed, love the location. First time was awesome, roomy, and only a few steps to beach… this time, we still liked it but not as awesome, a block farther from beach and our villa somewhat tiny and dated… will still come back to stay, but I know what villa to ask for next time.

Nice rooms. Clean modern rooms. Close to beach and restaurants. We really enjoyed it! The only thing I was not too happy about was. The office closes at 7pm so if you need anything such as towels or toilet paper for your room after 7pm you’re out of luck.

Gorgeous, good size, smartly done, lovely backyard pool. Well outfitted. Managers are delightful. Quite close to beach. Shorr walk to commercial district. Don't hesitate staying here.

We just came back from our vacation for 2018! We stayed at the Beach Side Villa again this year and we had a fantastic time! We stayed at the room we requested and everything was perfect! The staff there are wonderful and went out of their way to make our stay better than we could have asked for. We already booked our stay with them for next year. We want to thank the staff for making our stay such a great experience. And let the owner know what great employees he has!

10pm Noise ordnance signs were posted all over however, my wife and I had trashy women screaming and yelling until almost 2am and smoking cigarettes outside our door ruining our stay for a special occasion. When I brought it up to management in the morning, they could careless and did absolutely nothing to make it up to us. Would not recommend if you want a relaxing quite beachside villa.

Wonderful place to stay! No need to drive anywhere. There is a grocery store at the end of the street and plenty of restaurants within walking distance. All the rooms have a medium sized micro fridge and microwave. The Villas offer complimentary bikes for adults and children so you can ride around the downtown area if you like. They also have free Wi-Fi. The staff are super helpful. The walk to the beach is short. We hope to come again!

Love this place! Laid back environment. Nice rooms. A little small in the room, but the bed was super comfortable.

We had multiple rooms for a birthday get away. The upstairs was great but the downstairs room wasn’t fully renovated and curtains were not enough to keep the cool in or hot out. The air conditioner needed to be replaced it was miserable. The upstairs room was awesome great location but the downstairs room in July was horrible they suffered through but I’d have slept elsewhere if it had been my room especially for 3 days and for that heighten price.

One of the best weeks of my life was in Siesta Keys and I stayed in one of these Villas. Rented a 2 bed 1 bath villa, not really on the beach, but 3 block walk directly down the road will get you to the white sands! Pool, cabanas, hammocks, outdoor shower, and sand all right outside the villas. Easy walk to all the hot spots in Siesta. Rent scooters, jet skies, bikes, etc all right next door. Highly recommended!

This year will be out 3rd year there. We love it and look forward to our vacation this year. We were a little disappointed that we didn't get the room that we were promised when we booked it 8 months in advance and weren't told until we arrived. The owner did email us with his apologies. We do love it there and are going back in April. I let you know how it goes ☺️

Stayed in one bedroom suites very cute. Kitchen did have dishes and pans but could have used salt and pepper. Comfortable bed. Clean. Beach towels and extra bath towels in the room. Enjoyed free 2 hour bike rental. Perfect location to both downtown and beach easy walk both ways. Pool was very nice. Would definitely go back.

We had a great time and enjoyed our stay. The location is perfect, one block to the beach and one block to town. The property is nicely maintained and clean. We appreciated that they had plenty of seating around the property to enjoy cooler nights. The staff was very friendly and accommodating. We will for sure stay here again. The only thing I ask is that they clean the AC filters, it would help control the humidity and temp in the room better. I forgot to ask while on site. Love this place.

This is a great little spot. It's a block to the beach in one direction and a block to restaurants and shopping in the other direction. Clean rooms with nice amenities and a very comfortable bed.

Having the luxury of being a local in the Beach town in the world has it privileges. However finding a better place to vacation is not one of them. When we get to "stay-cation" there's only one place we chose. Siesta Key Beachside Villas is our only choice. We especially love the unit at 113 Beach Road. Being able to kick back and relax a stones throw from our home is truly a blessing. However if it was not for the hospitality, attention to detail and customer service from Siesta Key Beachside Villas, our staycations would not be possible. If you're coming to Siesta Key, this is you're only option. Take it from a local, this place is the best!

Cottages are extremely small, pretty much an Amish built wood shed made into a "tiny house". The couch in cottage 2 is very old, looks dirty just looking at it, should probably be replaced. I wouldn't suggest the cottages ppl w/ small kids well like to run around. Its too small for toddlers, because of how active and reckless they are. Cottages came with beach chairs and wave boards for kids, very nice! Would be been nice to be closer to more touring shops. There's a small "village" area just not very many choices. This city is say is more for ppl who live here not really made for vacationing and sight seeing/venturing.

Cute queen bedroom suite. Tropical surrounding. Sleepy but buzzy village in the summer. Cafe's and restaurants in walking distance. The room is ok but not luxurious and the bedroom is very small. Could be improved. Small things are missing such as carbage disposal in the bathroom, hooks or towel racks to hang towels. Sheets are a little worn out and are not ironed. Gives messy impression. The good thing about this place is the location and the cuteness of the establishment. Relaxed atmosphere and laid-back.

The villas were exceptional. Staff was friendly and attentive. Very close to beach and to the quaint little Siesta Village with dining and shopping. This is our new favorite place! King studio was small but perfect and poolside! Came with 2 beach chairs and free bikes to use! Great place!

Came for a day, stayed for a week… This is a hidden gem on the island, it has everything! Once you park your car you won't need it until you check-out. Our unit was more of a mini condo with a front room, bedroom and kitchen… making meal preps and beach picnics easier and more affordable. They also offer bicycles to ride around the island, beach chairs, floats, beach towels, dingy sailboats, paddle boards and kayaks to their guest at no extra charge! I will def be back soon!

Rooms are nice. They have free bikes available to ride but they are not very good and you have to check them back in by 6:30. Lots of stuff to do and places to eat. They have parking by the beach.

Nice people. However I felt a little misled by the pictures on the website. The room was not right on the beach as it appears in the pictures, however it is in walking distance (a minute or 2). The 1 bedroom is tiny, again looked way bigger on the website.

Staff are very nice. Rooms are clean and stocked. Our bathroom sink though is coming detached from the wall. Also one of the outlets in the bedroom is falling apart. Also one suggestion would be to put a fan in the bedroom as there is no a. C. Vent nor fan so you have to leave the pocket doors open.

If you are planning on staying here, I would recommend against it. The owner is a grade-A d-bag. One of the rudest people on the key. Acts like he owns the beach, and is constantly getting into altercations with the locals. I would recommend ANYWHERE else on the key, except here. My brother and his wife used to come to town 2-3 times a year, and stay here. They will NEVER stay here again, as long as Mike Holderness is affiliated with this place.

Great experience. Location is perfect, park your car and walk to the beach, dinner, shopping. We arrived early, and were invited to relax by the pool Of course we will return, great island feel.

The newly renovated room was very comfortable and the staff was friendly. The location is exactly halfway between the beach and the "main drag", where we found several excellent dining options. We'll definitely be back!

This was our second stay at Siesta Key Beachside Villas and we opted for the two bedroom suite. It was recently renovated and very well appointed! We were comfortable and impressed our friends who joined us for a getaway! The location is perfect — merely two blocks from the beach and gulf and two blocks from the center of the village. We loved our stay and will return again soon…

Absolutely amazing location, you can walk to everything from here! Very clean! Newly renovated! PET FRIENDLY The staff was so nice and accommodating. As much as I tried to work, I kept getting sucked into the relaxing sound of the waves, the sunsets, amazing food, live music, beautiful people, dancing, pool and the locals are just the nicest people. I've traveled to Sarasota many times and have come to the conclusion, if you're traveling to Sarasota — BEACHSIDE VILLAS is the only place to stay… Anywhere else you're cheating yourself.

Our stay on the island was made perfect by staying at your resort! The location has to be one of the best features — a block to the best restaurants, bars, music and shops and a couple blocks to the beach. The room was extremely well kept and offered us everything we needed in order to be able to keep and make food, which was convenient. The extras, like the availability of bikes and beach chairs, for use were what set this place apart! It was quiet and the property maintained very well.

Was nervous at first look was date, but inside renovated fantastic. Great location. Next time I will book longer take full advantage of the amenities. Staff were great too!

Probably my best Vaca ever! Lots of beach time, pool time, downtown shopping, great restaurants all with in walking distance. Your staff is amazing they attended to our every need promptly. Our room was spotless when we checked in… just ask my mom. LOL So a big thank you do own a gem! Hope to visit again.

We felt more at home at the Beachside villas than in the two previous very luxurious hotels in the Panhandle and on Captiva. We entered the area and had that old time Florida feeling, with a hint of old world Spain. It was easy to use codes to get into the pool area and into our room. Our room had all we needed (except maybe a comfortable chair and a reading lamp…. But we are seniors and spend more time in our room than the younger ones, who were mostly on the beach or walking and socializing in the village). We loved the heated pool and our modest but well designed room. We will be back!

We have stayed in these units when they were Tropical Breeze Resort so this was the first time staying under the Beach Side Villas, and it was great. They made it super convenient for after hours check-in and for an impromptu additional night stay.

Spent a week here with my husband in February and loved it! It was convenient to the beach (only steps away) and the many restaurants and shops in the village. We liked the community atmosphere and met many interesting people. We also liked the fact that we could bring our dog (tile floors throughout) and park right at the kitchen door (one level). Although our unit had not been updated yet, everything was very clean and the service was great. Our only negatives were that the bedroom seemed dark (no window and dark paneling in the closets) and no silverwear, A little update would make this unit perfect! We were very happy and plan to return!

Very nice, newly renovated small Hotel. It has to nothing missing. All self-catering will be provided. Beach, supermarket and Bars just around the corner. We would love to come back.

I stayed in a 2BR suite with a friend a couple of months ago (not sure why my original review didn't show up) and we both had a great time. The staff was very accommodating. The location is great, being a short walk from the beach and the bars/restaurants. The nearby beach is somewhat secluded since there is no public parking. It was a very relaxing time. I will definitely be staying here again.

Great place for a family vacay and super helpful staff. We stayed here for my wedding weekend and it couldn't have been better! The staff was friendly and accommodating and the location PERFECT! One block from the beach and one block to the village! We will be back!

I was nervous to book a non franchise room but that's all Siesta Key has on the beach/by the strip and best restaurants. We're very happy we went with Siesta Key Beachside Villas! Both rooms were clean, had flat screen TVs. The fridge and kitchenette were spotless. More than enough towels were supplied and the outside hangout area is adorable. I would highly recommend and book on our next vacation here.

I must say that this hotel was conveniently located near restaurants, shops, and more importantly the beach! Very clean rooms and gives the cool, laid back, beach vibe! Staff was super nice and helpful as well. 10 stars if I could!

We had a wonderful time while vacating in Siesta Keys. We stayed at the "Siesta Key Beachside Villas". We were greeted by Sara and she was terrific! Our villa had been recently updated and it was beautiful. Gorgeous is understated. All modern conveniences with an open concept style and beautifully decorated. They offer daily maid service so you always had fresh clean towels alone with a new stock of paper products for the day. The grounds appear to be taken care of daily and fresh colorful flowers adorn the property. While we were they, the property management was updating the pool area, which our Villa was right in the middle of the construction area. However, they made sure that all walk-ways were clear and nothing obstructed our enjoyment of the pool. When completed, it looked 100% better then before. We would highly recommend this property and we plan to come back to stay in the future.

The king room we booked was super clean and newly remodeled. The bed was very comfortable and the bathroom had a large walk in glass shower. Location could not have been better — two minute walk to the beach and two minute walk to all the downtown restaurants, bars, and shopping. Property tastefully decorated. The staff was very friendly and helpful. They called me on the day of my scheduled arrival to provide me with the details of entry into my room since my arrival could be after the office closing for the day. Would recommend to anyone who wants to have a place close to everything.

The villas were very comfy with two spacious bedrooms, a spacious kitchen/dining area, and a spacious living room. The short walk to the beach is fabulous — just a couple of minutes. So nice to be able to be at the beach in minutes without having to hassle with parking! The office staff and cleaning staff were friendly and helpful. We simply had a wonderful week here!

This location is truly a piece of paradise. You get the tropical / Caribbean feel while remaining in sunny Florida. Regardless of which villa you choose to stay you are mere seconds from the gorgeous Gulf of Mexico. And if entertainment, dining and spirits are your thing, then they are no exception; they are also a stones throw away in the opposite direction. The resort offers beautiful landscaping, tiki huts, hammocks, grills (gas and charcoal) and other amenities like cornhole and bicycles. The rooms are newly renovated and are a breath of fresh air. The pool is a great too.
