You would think that a hotel with such a great location would cater to their clientele, but no. We paid over $500 for a 2-day stay in a suite for three people, and all we got was a queen size bed and a ratty old sofa-bed in a HORRIBLE room on the ground floor, with no balcony, no view and no option to open a window. It was so stuffy and musty, we couldn't stay in very long. The tiny kitchenette had mugs, dishes and a coffee machine but NO coffee, tea or other basic supplies. I tried to get a cup of coffee in their breakfast room but no, to get some coffee you have to get the full breakfast. Seriously? The washroom was okay but in serious need of renovation, the linens and towels were nice and clean. The staff was very nice, but refused to give us another room when I asked (nicely). This is my second time staying there and sadly my last. Our experience was so terrible it actually coloured our stay in Lisbon. I hope things improve one day. In the meantime I cannot recommend this hotel to anyone, in spite of the nice views up top. And for the love of all that is holy, stay away from room 211.

The hotel is in a wonderful location in the center of everything. We had easy access to the metro and commuter trains, also Uber’s were always nearby. The hotel is a bit dated, the rooms were clean but could use an upgrade. The price is right for what you get and the location. Be sure to checkout the views from the rooftop bar in the evening it’s beautiful.

Good hotel and excellent location with the Metro a few meters, line Aerobus 1 which stops in front of the hotel so very convenient for both arrival and departure.
Room well in terms of comfort and cleanliness. Location close to many points to visit in Lisbon.

Great location to visit Lisbon.

The bedding of the sofa bed is to be reviewed. Squeaking Springs etc… The bathroom is dated but clean. The towels were not changed every day… The staff at the home page is not very smiling, the breakfast room is too small for all the clientele had to go back 3/4d hour later and wait a long time that someone comes to rid the table of previous customers on the other hand breakfast Euner is of good quality especially the fruits.

A decent aparthotel right in the centre of Lisbon. The rooms are small and the minimum comfort. The reception is not very friendly and the breakfast, included in the price of the room, is, too, OK without more!

Nice cozy place. Very convenient for travelling via metro or bus, as the station are outside. Also very close to all the restaurants…

Great location, close to almost everything and most tours start near the hotel! No complains.

Friendly staff. Great location, very central to many tourist attractions and restaurants. Rooftop bar with a spectacular view. We had a large room with a kitchen and living room area. Unfortunately the room was very dated. Stained carpets, a non-working TV from the 90s. Very dated kitchen that I couldn't be paid to use. Bidet placement in the washroom was about 1 ft (facing) in front of the toilet making it awkward to use the toilet. Terrible shower water pressure and temperature control. If you're just looking for a central spot to get some rest then this will be suitable for a reasonable price. However, this is a 3-star hotel at best.

Very nice hotel with nice staff and a nice terrace, where it is possible to have a drink in front of an impressive panorama. We still regret the rooms a little antiquated, but the whole remains very comfortable and spacious.

One of the best hotels I have ever visited, it is very easy to get to the hotel from the airport and it has very good connection to all the tourist places in the city. The room is very comfortable, has a kitchen a living room and the room. The food (breakfast) is very good. Best regards!

The location of the hotel could not be better, right in the center, next to the train station, across from the airport shuttle and good, well-known restaurants are also nearby. The service in the hotel and the Skybar on the roof are great as well as the view from up there. They also have a pool and the rooms are modern and clean.

They offer studies prepared for people with reduced mobility and they have high-rise bathtubs instead of shower at floor level. Inadmissible.

Best location, price/performance ratio fits.

Definitely not four star as advertised. Swimming pool opens in Summer which was never mentioned when booking or on the website so do feel the roof terrace with pool is more of a hook to get rooms filled than actually a useful feature. Maybe different in peak times though. Otherwise clean hotel close to lots of amenities.

Very well located. Vast room. Beautiful view from the terrace. Staff rooms and breakfast very friendly but totally unfriendly reception staff: never a smile, never a hello, we are totally transparent! I've never seen anything like it.

For those who like to party the hotel is in front of the Hard Rock Cafe. In addition the region has several cafes and restaurants. I recommend it.

Not bad if you're just going to sleep. For breakfast it is a fiasco and to say of the bar, we went one night for a few Gyns and there was no ice or lemon 10:30 pm.

Excellent value for money in a great location. Some areas a little tired, but if addressed the price will likely be increased to match.

Really well the top for its location 20m from Metro 2min to the train station to go for a stroll in Sintra and right in the heart of downtown for me the best location to stay in Lisbon.

Perfect location. Bus, train, tram and subway right next to the hotel. Possibility to walk to the most emblematic places of the city. As far as the room, everything was perfect. The only downside was that it did not work the fume extractor from the kitchen.

It was a very convenient place to walk to and from the train station.

The staff were very friendly and helpful. The location is very good full center, excellent connectivity, the dining room good and who attend are attentive, the same as the restaurant on your terrace, good care and has a good view of Lisbon.

Being on the Pra'a dos Restauradores it is hard not to notice the majestic building of Teatro Eden. The unrecognized symbol of an entire era has not changed in appearance. In 1914, Eden Teatro was opened. On the site of the current Avenida Palace Hotel was the zden Concerto. The theatre was closed in 1928 due to the technical condition. Then reopened in 1933 in the art deco style with the design of Cassiano Branco, then there was a cinema until the late 80s. And now the hotel with rooms right instead of a large audience. There is a bar and swimming pool on the roof of the hotel. I don't recommend living here. The rooms are obsolete morally. Just go in and go up to the roof.

Not too good to be a four stars hotel. I had only problems with the treatment received by the girl in recepction, the thing is that she made me pay again my reservation when I was sure it was done, and she didn´t check it properly. I was the whole day trying to solve this problem and every time I had to speak with her I felt like in a constant judgement. Really bad treatment. The breakfast, is not at the level of others, it is like a low class hotel, and in adition, lot of packed food.

Very good location in Lisbon. Small flat to be awakened at 7:30 am by the building works just next door. … knowing that we are on holiday C is a bit hard!

Excellent rooms, central location. Rooms with great views and spectacular mattresses, the best.
On the top floor it has a terrace and pool with spectacular views, plus there is restaurant where you eat or drink something while enjoying incredible views.

Good position, close to old town and transport links, clean rooms. Let down by bland breakfast and poor service; unfriendly staff and room too small for number of guests. Would stay elsewhere next visit.

It looks like a 5 on the outside, but inside is a 3. Outdated furniture. Broken tiles and sink. Carpet full of mites (Soy asmatica). Impersonal and cold reception staff. Excellent location and good views. Attentive waiters but small dining room. Passable Buffett. They give breakfast for coeliacs but you have to ask for it in the reservation. He needs an urgent remodeling on the inside.

Very Nice location. In front of the entrance you'll find bus, metro and airport bus. Across the square, restaurants, bars. A supermarket around the corner. Rooms are good but a little dated. A swimming pool and bar on the roof. Street can be noisy.

The hotel is very good and the staff is very friendly and friendly. Recommended.

Located centrally in Lisbon. Enjoyed the apartment style room which had a kitchenette and separate rooms. The roof top deck was fun to see with cheap drinks and a good view. Close to a Starbucks. The hotel was dated on the inside. In need of the renovation, though I feel the renovation was only outside. Breakfast was tough, in that it was a small room with poorly functioning coffee machines. Staff could be more friendly and enthusiastic all around. There are currently renovations, which start at 8AM. There are mechanical shades that work with what appears to be a light switch. I would stay here again but just hope they’ve updated it.

Nice hotel with nice location unfortunately staff not gracious. Swimming pool at 18 °. Jelly. 4 days at the family hotel on the 5th floor and forced awakening at 8:00 a. M. With a jackhammer following the work on the ground floor. Very unpleasant for a holiday.

A very large room for four people. There is a small kitchen inside the room, including mini-refrigerator, microwave, frying pan, pots, etc. The hotel seems very modern and new, but if you look closely (at the toilet or kitchen for example), you will find it actually not so. Several things are out of function and the drain in the bath tub is either blocked or too small. The staff aren't too friendly compared to those in Porto or Coimbra, but I guess that's normal for Lisbon people. All in all, it is a good place to stay for a week.

Location of the ideal hotel, close to public transport and shops. The Terrace Pool offers a plus. Great view on this terrace. Nice spacious rooms. A little older but super clean, functional and enjoyable to live. Regarding the departure, the staff little chatty failed to suggest us the baggage deposit to better enjoy the last few hours. A very nice experience despite everything.

Great location, clean room, great Wi-Fi, comfy beds and friendly staff. To improve the bathroom (it is better a shower stall than a tub with a curtain and the linen was consumed) and the kitchen (lacking the coffee maker and a towel for housekeeping).

Unbeatable place in Plaza restores. Metro Blue Line next to the hotel. It was a very nice old theatre. Swimming pool on the terrace. Paid breakfast. Located in historic center.

If you look at this hotel from the outside, it is the most beautiful place.
From the inside there would have been a need for restoration.
Our bed was so uncomfortable that we slept very badly. The breakfast was not bad, but unfortunately the scrambled eggs, sausages and beans were only lukewarm despite the hot plates. Very large selection of sweet particles and lots of fresh fruit. Wonderful roof terrace with pool, from which one has a beautiful view. The location is fantastic, you are in the middle of the city. A lot of restaurants in the immediate vicinity.
The staff could be taught to greet guests.

I have stayed twice over two years and although it is good value, with a central location with amazing views of the city from the pool, it is let down in some key areas: Rooms are tired and need renovation, but are at least clean Breakfast is shocking and should be avoided. Service in the bar is slow for anything other than a beer or wine due to there only one having one staff member to serve. The bar is good value and therefore often full. They need more chairs and tables to take full advantage. Pool is small and not heated, great for sunbathing next to if you can get a lounger and they have not run out of pool towels. For my most recent visit one of the lifts was broken which was a constant pain as the lift was small and people were constantly using it not to just go to their rooms but also go to the pool on the 10th floor.

Bad: For me this is a 2 star hotel. Airco is making a horrible peeping noise. No good view 'cause of the plants in front of it. Not worth it for the price. Good: Really nice staff. Small swimming pool. In the centre. Next to the metro and train.

Excellent stay in this appart'hotel very well located. A small downside however regarding the dilapidated rooms and the pool, invaded and difficult to reach. Otherwise nothing to complain about.

I like this hotel. Good service, nice view and perfect location.

Beautiful suite with kitchen, view of the square, free Wi-Fi. Staff very nice. The hotel is situated two steps away from the more touristy areas such as Bairro Alto and alfama.

You need comprehensive reform, and more cleaning, the only thing good is its location. It more than two stars.

Rented a studio for one week. The terrace view over the city was amazing. The location is perfect because the hotel is close to everything. Staff is very welcoming and ready to help for any request. A washing dishes, a fridge, a hob, a hair drier, various kitchen utensils were provided. Plus the whole price was cheap! What else can you ask? I strongly recomand.

This place is a shame to my country's hospitality reputation. A defective microwave burned our baby bottle sterilizer and the two bottles that were inside. The damage was not huge (about €50 in total), but the staff's attitude was unacceptable, trying to get away with it by manipulating the evidence and blaming it on us. What a shame.
