There was 3 reasons why we booked this. Free Wifi, balcony and free breakfast. Wifi worked fine. I dont understand why they add in the description that there is balcony when its empty, no table no chairs to sit. You are not allow to smoke there either so whats the point? And I dont even smoke. Also the breakfast was coffee and bread and thats all! If you have room on the 2nd floor where is frontdesk you are not able to sleep at all because of all the noise. There is no silent moment in the morning and you are going to wake up 7 am. Only good was it was located near few tourist things.

Though the guest house is not near to Kyoto station, however the staff is very friendly, conversant in English, and one even walked the extra mile early in the morning to flag a cab for us across the road and told him where to send us knowing we have language barrier.

Great budget guest house. Free Wi-Fi and nice free breakfast too but only bread, coffee and a bottled drink. The rooms are also bigger than the regular Japanese accommodation. My only gripe is the toilet without the usual Japanese heated seats and bidet. I would highly recommend this place.

Rooms are comfortable and has a small balcony as well. Staff are extremely friendly and helpful when trying to get around Kyoto

Clean and very nice staff. Room is small and a bit old, not close to train station so you will have to get there by bus which can be confusing. Staff is very helpful tho so ask them any questions you might have

A great place in a good position, with a bus station just a few meters from the the hotel. Nice and clean room, kind staff and great considering the price! It offers breakfast included and you can take a bottle of the drink you want every morning.

Lovely English speaking staff and great value for money. Rooms are clean and breakfast, which consists of a variety of delicious breads, is included. Would definitely recommend. They also have a bunch of suggestions for what to see and do around Kyoto.

The staff is amazing! The price is great! They have pastries and juices available for breakfast. They also have a washing machine and dryer on the first floor which I used because I was on the 2nd leg of my carry on only trip. I also liked that they require no shoes in the room. The rooms also have a balcony which was cool. Kyoto in general is not very subway oriented and this guesthouse wasn't in the major tourist area so you must be ok with taking cabs or busses to get around though. It's 150 yen for an all day bus pass and super easy to navigate. Especially because the subways don't take you to all the cool places like Golden Temple, the busses do

This guest house is a good value for money. The staff is helpful and they offer a nice selection of bread for breakfast. The room was small and the bed was not so comfortable. However, overall we had a good stay here.

Super friendly and helpful staff. Rooms are great size in comparison to most Japanese budget hotels. Breakfast is breads and hot beverages. No curfew and easy to reach public transit.

Great place to stay. Location is near the nijo castle, not ideal location but plenty of buses, although they are crowded (when we there at least). Staff are very friendly and helpful. Rooms are clean and comfortable, western style with a small bathroom. Some baked goods are available for breakfast with a drink, not gourmet but tasty! Would recommend.

I stayed in single room for 9 days. Room is small but comfortable for a single person. Free Wi-Fi, TV, hair dryer and breakfast with one bottled drink. Coffee, tea and milk is provided free for entire day. We can make it whenever we want. The staffs are friendly, well mannered and very helpful. I strongly suggest people if someone going to Kyoto (Nearby this guest house).

The area seems to be a bit away from most things. But very close to bus and train stations. Staff is very friendly and helpful with everything from information about touristy stuff, buses, buying tickets, making reservations for you. They also offered us free umbrellas when it was a rainy day.

Rooms were small but comfortable. The staff was friendly and extremely helpful and knowledgeable about the city. Breakfast is provided every morning and stamps, bus passes, and detergent as well as other convenient goods are sold in-house. The location is not ideal for sightseeing but there is a convenient bus station and a supermarket nearby.

Stayed here for 3 nights (Oct 2015), and I can only say it was average, but I believe this to be very dependent on where your room is located in this lodging. Location: Excellent location, with a 1-minute walk to two major bus stops servicing multiple routes, and a 7-minute walk to another major road with more major bus routes. This is the primary reason I chose this lodging, as it only took about 30 minutes to get to major sites in Arashiyama, the Golden Pavilion, Ryoanji. Area itself is quiet at night, and street noise doesn't affect your sleep. Which leads me to my next point: Room: My single room was on the 2nd floor, and right across reception. Most of the rooms on the second floor will pretty much either be directly across reception or the kitchen area. This provided more noise than one would like, with people checking in and out at various times of day, and hanging around chatting. I could hear conversations from my room loud and clear. You might learn to block it out as I did, but at times I had to roll my eyes having no choice but to hear other's conversations. Apart from that, the room was average. My view from the window was another building you could probably touch at arm's length. Curtains blocked that out. The bed was average, with sheets that felt a bit rough, and a mattress that wasn't too firm. TV was big, and I appreciated having a desk and fridge. Washroom was a bit cramped, but manageable. Both washroom and room were clean though, so that's a plus.
