The hotel is a 2-star, however it could be a 3-star perfectly. The location is perfect to visit the city: 5-10 min from the train station and 5-10 min also to the Duomo. The rooms are big, comfortable but the walls and windows are not the best ones, it is a little bit noisy. The staff is very nice and they helped us when we asked for information.

I booked rooms there. And before dates had said that I won’t be able to stay there by occasion. However I came there and forgot to write back to hotel. But the reception guy was glad to give me living in the nearest hotel for no add-on price.

The Balcony hotel is in the heart of Florence, its location is strategic!
The structure is original and the services are satisfactory.
Apart from all this, what we will carry in our hearts is the affection and willingness shown to us by the owners, in particular by Mr. Mrs Daniela.

Quiet and discreet Hotel, a bit gloomy in the atmosphere, clean rooms but a bit small, perfect location just over 5 mins from the station and 5 from the old town.

It is a two stars hotel, but its services are even better than some with three. The price is very good, the place was very clean, and every day is a cleaning service provided. The room not that spacious, but sufficient for our needs as two travellers. A small fridge was in the room, and also there is a breakfast service (colazione). It is very close to SMN train station and the Duomo.

My stay was very pleasant. The hotel is a stone's throw from the Duomo and the train station. It is also conveniently located near the 22 bus line if you are coming from the airport. The staff was very nice and helpful. The furniture in the hotel could use some updating but was otherwise very functional. The bed was comfortable and there is plenty of storage. Overall I would stay here again if I return to Florence.

The location is great, just a few blocks from the Duomo, train station, and Santa Maria Novella. The rooms are clean and staff are nice and helpful (leant us an umbrella for our entire trip and gave us recommendations). The hotel is a little bit dated, but really they just need to replace the comforters and refinish the furniture (not lacking in function, just aesthetics). The balcony is pleasant and you get a little bit of a view of the Duomo, but the building next door is currently (Jan 2018) under construction so the view is even more obstructed. The walls are pretty thin so you may hear your neighbors or street noises, but it was never so loud it disturbed us. The electricity in the room works only when your key card is plugged in, but unless you're leaving perishables in the fridge (we only chilled drinks) or charging something while you're out, it's not a big deal. The room stayed nice and warm and the showers we're hot. Don't plan to bring a meal back to your room or the balcony though because eating is not allowed.

We chose the hotel balcony for a Florentine weekend. We were really pleased with the kindness of the staff and cleanliness of the rooms. Perfect location: To get to the Duomo it takes 3 minutes on foot! Recommended!

Location excellent two star hostel, you can not ask much but could go making gradual improvements such as: quality mattress and pillows, renovate bedspreads and blankets, etc. The bathroom makes a little smell of drainage and being on the top floor, large, you see enough dust accumulated on the beams… To emphasize the friendliness of the receptionist, the comfort of the towels, presence of fridge and teapot, useful of bath, detail of champagne and chocolates for being New Year's Eve. The curtains are opaque but not enough, light comes in. When booking it in short notice and be complicated dates it was not cheap to be a hostel, but if it is according to the offer of what was left and if it is very well the days out of New Year's Eve because I think they are less than 70 the night… Also, walking through the hallways while they cleaned we saw much better rooms than ours which seems like it was an old warehouse, very very small… I would recommend if you are not very exquisite…

The price-quality ratio is unmatched and the location spectacular. The staff, I guess are the owners, are very friendly and courteous. They help the tourist to enjoy this wonderful city.

Great location close to train station and tourist areas. Rooms are typically small but clean and the outside balcony is great for byo cocktails. The hotel is family run and very safe.

Small family-run hotel. Strategically located between the train station and the Duomo is a few meters from any other building in the old town. The panoramic terrace with a view of the Duomo is beautiful. Clean, tidy, great breakfast. The affable and courteous owners do not lack the effort to improve and guarantee excellent hospitality. Recommended.

Kind service, clean hotel. The bed was two smaller beds pushed together so it formed a gap between them in the middle of the night. The restaurant next door is owned by the same family so you get a discount on dinner for being a guest, and it was a great restaurant. Overall a good buy, very close to the train station and Duomo.

Good location, friendly helpful staff, clean and quiet. The balcony is a nice area to sit outside but there is no view.

The staff was very nice and polite, and the rooms were also fine, but they smelled a lot like cleaning agent. You can't leave the airco on whilst you are not in the room, because there is a card attached to the room key, which enables the electricity and AC. We however stuck a random card we had in that socket, which kept the AC running whilst we were away, so we could return to a nice cold room.

Well at the end you have what you pay for. Is a correct two stars hotel but with the rooms a little bit old. Is clean and near to the city centre. The breakfast is normal.

Simple good value hotel in great location minutes from the famous Duomo in Florence. Staff are courteous, friendly and helpful.

Hotel very well placed, 5 min walk from the Duomo, but very average services: Noisy street and poorly soundproofed room, flushing of broken water, shower with little pressure, breakfast with low-end industrial products, etc. Cleanliness and bedding OK. Nice terrace.

Location more than ideal, friendly welcome, old-fashioned, but comfortable décor. Perfect to stay in Florence.

Pretty good hotel, great location. The air conditioning can only run some of the day so try not to be there when it's off, it gets pretty warm. The balcony/patio is really great buuut one day someone locked us put there, luckily we had left our bedroom window open and could crawl in there.

Nice sized basic room and bathroom facilities. The staff are really friendly and helpful. The view from the balcony is lovely. The main issue we had was very thin walls meaning there was quite a lot of noise, only an issue at night but some ear plugs sorted it out.

This hotel has, without question, one of the most gorgeous rooftop views of Florence imaginable. I remember when I booked this hotel wondering if the view would live up to its gorgeous photographs. The reality exceeded expectations. There's nothing like lounging at a table on the rooftop, hearing the conversations, the street traffic of cars and vespas, the bell chimes of the Duomo. Rooms are smallish, but still very well appointed and the staff was incredibly gracious and helpful. All in all, I can't wait to go back!

The hotel is very well located, very clean and Nice. The rooms are quite spacious, clean and fairly isolated (we started in early April, off-season. I think in high season, the noise must be much stronger).
The only negative is the breakfast which is not extraordinary.
I have very good memories of this hotel and I highly recommend given the excellent quality/price ratio and its ideal location.
