Lovely hotel away from the bustle. Each room is decorated differently and has all the amenities. We loved having the windows open and hearing the church bells in the distance. We’ve stayed here twice and would definitely stay again.

Quaint little hotel in a good location, away from the hustle & bustle so nice & quiet. Friendly, helpful staff, excellent service. Breakfast mainly continental, apart from bacon & eggs, but tasty & plentiful.

Great little place. It's about a 25 minute walk to San Marco or St. Mark's square. The hotel is clean and elegant on the inside. You would never know on the outside that it is even a hotel. It is a block from the Grand Canal. Breakfast is a lifesaver knowing how much you're gonna be spending on food when you get into the heart of Venice which is San Marco and anywhere along the Grand Canal. Staff all speak English and if you forgot your phone charger, they have em all.

This hotel is a beautiful hidden gem hiding right in plain sight, located just a few minutes from Venezia Santa Lucia railway station. The hotel interior is lined with beautiful marble and the rooms are elegantly decorated. The staff were friendly and helpful, providing a city map and being very willing to help provide information in English and we received a free upgrade to a junior suite. Great place in a great city.

The hotel is pleasantly quiet and beautifully located and a little away from the tourist hustle and bustle. That was quite positive. But you were also quickly in the middle of it, especially if you use the boat lines. There are a few good restaurants nearby.
The breakfast was good and simple but typical continental, eggs, bacon, topping etc. Are there italian breakfast specialities?
I would have liked to have a little more choice on the TV channels. Almost only Italian television.
The staff was very friendly and competent.
I can recommend the hotel further and would probably book it again next time.

Breakfast was good and the staff are very friendly and provide outstanding service. 10 minute walk from the train station. You only have to carry luggage over one big bridge and maybe 3 little ones. If your hotel is near San Marco, I do not suggest walking with luggage. You will be having life. Breakfast at this hotel is adequate. Hotel looks like art deco and the rooms do too. My only complaint was that the AC was not strong enough. It works fine but if you've been in Venice in the summer with all that humidity, you look forward to nothing more than a strong AC back at your hotel after your shirt has been drenched by your own sweat and maybe that of others you've bumped into along the way.

My 12 year old son and I are from the USA and needed a place to stay for 1 night after the completion of a week long cruise. The staff here are nicest people we met on our 2 week trip. Hotel is super convenient, clean and modern. Staff spoke perfect English. Thanks for a great stay!

A short 2-day trip to the Sugar Concert in St. Mark's Square on 03.07. At the suggestion of a friend we stayed at this Hotel. UNIQUE EXPERIENCE! From check-in with very prepared and friendly staff. Available in everything and always with a smile. Upgrade to Junior Suite. Exceptional room! Never slept in such a comfortable bed and such a comfortable room (clean, comfortable and practical for three people).
In the morning we were greeted with a superlative breakfast: from salty to sweet all products of the highest quality. Made a breakfast that was enough for 2 whole days.
Room available until 11am and with the possibility to leave your luggage in storage all day before departure by train (also very close and convenient station) in the evening very very comfortable!
We will be back for another occasion!

Spacious room and comfy bed. We had a free upgraded room. Front desk is always open. Nice n quiet location. We had relaxing nights here. Breakfast is okay (That's why I rated four stars).

Nice hotel in the quieter area of Santa Croce, a little away from the tourist crowd. 2 minutes from a Vaporetto station. The room was very good and the breakfast was excellent.

Very good value for money just put a little more pressure for the shower but it is a detail I advise you for the price the breakfast, the cleanliness, the welcome and the profesionnaliste.

Boutique Hotel between Calli and Squares di Santa Croce, a 10-minute walk from Santa Lucia Station, obtained from Palazzetto aristocracy in typical Venetian style of which the renovation has retained the exterior features and interior characters such as coffered ceilings and beams At sight, interiors with colours and design furnishings that enhance the structure in contrast. Rooms and suites of great comfort. Excellent continental breakfast. B and B treatment, courteous staff and ready to your requests and advise you. Wide range of refreshments nearby for all needs. A tranquil oasis from which to explore the heart of Venice.

First about Venice itself. The city is not for pragmatists and shopaholics. In this city you have to walk, walk and walk, enjoying Venice itself.
Now about the hotel.
1. Location: The hotel is located in a bedroom (if you can call it) a quarter of Venice, far from the central Pass Street and a number of other hotels not. The location allows you to fully experience the city. Moving from hotel in the direction of Rialto on all these narrow streets, small bridges and Mostochkam, considering in details houses and channels you get great pleasure.
2. Breakfast: Breakfast in the hotel is good, and by the standards of Venice even excellent (we are not the first time in the city). There are hot omelettes and bacon, cheese and meat cuts, muesli and so on…
3. Staff: Staff corresponds to the hotel. Young guys, always airily you to understand (we spoke on a mixture of Anglo-Italian-Russian) and help. Any questions are solved in minutes.
Summing up I can say-the hotel is excellent by all standards. Although, of course, everyone has their own taste.

Great place to stay, close to the train station so didnt have to drag our suitcases all over the place. Place is very clean and modern. However we had two twins pushed to gether. Was good to have my own bed, but the wife wasn't happy we couldn't cuddle. All in all, great stay. Just needs better beds.

Hotel staff let us check in at 7 am when our train arrived. The service they showed us was far beyond what we’d hoped for. Room was large and luxuriouse. Will definitely stay here again.

Very nice Old Palace Hotel renovated in a contemporary style and very classy. Very quiet hotel. Staff very nice and very professional. Great breakfast I would definitely stay there again during a next trip to Venice.

The warm welcome, the rooms combining modern comfort and decor typical of what one expects to find in Venice (my wife was in the Angels discovering her room of Princess! ), breakfast copious and very good — the croissants, divine! — Who would have just won to offer a little bit more choice to the salty buffet, a staff always attentive and of kindness, kindness and professionalism flawless, all of this hotel helped make our stay in the romantic city Magical and unforgettable! The staff were very friendly and helpful, the breakfast was very good. If I go back to Venice I will definitely repeat again.

From the reception we feel that we are welcome.
The hotel is in an old palace, the façade does not pay for mine, we even passed by without seeing the entrance.
The renovation is beautiful, some elements of walls have been preserved.
The rooms are medium-sized 18 M2, but with all the comforts of a 4-star.
The common areas are friendly. The lounge which also serves as a breakfast room is comfortable, especially the armchairs.

Quiet place in the most beautiful city in the world. No Wi-Fi in the suites. Helpful and friendly staff.

We enjoyed our two night stay here while we were in Venice. Very convenient location as it’s only a 6 minutes walk from the train station but still very close to all of the Venice attractions. The only negative we had was the Wi-Fi didn’t work from our room. This made it difficult to stay connected at home during our trip.

Boutique Hotel, comfortable and practical in which the attention of the staff is emphasized. Wi-Fi in public areas but arrived to the room, buffet breakfast with enough variety and good products. Very good location near the bus and train station, near bus station on the Grand Canal (line 1, Riva di Biasio) and the church Giacomo Dell Orio, Little visited but of the oldest in Venice.

All u can expexct from a good hotel. Room is cozy since it is Venezia. But reception staff were very friendly and helpful. Especially liked dining area with colorful walls and chairs. :)

Great service! Staff are friendly and helpful. Hotel is very clean. Their breakfast buffet was than what I've expected, you'll get your money's worth.

Efficient check in and check out. No Wi-Fi in room! Only upstairs! A bit disappointed with the stained comforter too. But the staff are very nice, and the breakfast was excellent. There was a bit of noise that got to the room as well — wish it were quieter at night.

Best customer service. The staff was extremely helpful. My flight was very early in morning at 4 am. The staff got us fresh coffee and espresso at 3 am. Overall the hotel is away from a crowed area and it's quiet. Breakfast was very good and fresh. I would definitely recommend this hotel.

This hotel was amazing! We were only able to stay for one night but I wish we could have stayed a week. The bed was one of the most comfortable beds I have ever slept in. There was a nice big bathroom and a large shower. The breakfast in the morning was wonderful. If we are ever back in Venice we will definitely stay there again.

Well renovated and very elegant Hotel in great location.

This is an absolute gem of a hotel. It is exceptionally clean, huge comfortable beds and very friendly staff. The breakfast which is included was very comprehensive for continental, with some warm items such as eggs and bacon. There were also extensive fresh cakes and pastries, along with cereal, yogurt, and European style cold cuts. There is a 24 hour concierge who will assist with all your needs. We would definitely stay here again.

Stayed for one night in April. Amazing customer service. The staff took extra time to walk us to our room and help with directions. Room is clean with heated marble floors. Breakfast was tasty. Good customer service! Location is slightly out of the way from tourist attractions. It is also creepy to walk home at night. Would recommend booking.

We stayed in late October of 2015. This is very nice hotel. I would recommend this to my friends. It is nicer than hotels to which I am accustomed. It was our first time in Venice and we didn't really know how to figure out how to know what was good. All the hotels from our guide book were too expensive or not available. I had read about noise level on the first floor (2nd level) near the breakfast area but it never bothered us. Also I read that Wi-Fi is not good on floors other than the first floor. I cannot directly verify this as we stayed on there first floor in room 105 away from the breakfast bar end. I did see some people surfing the web on the lounge/breakfast bar. I assume it is because of the web connection quality. If it will be your first visit. One subtle advantage of this location is that it is an easy walk from the train/bus area. Google street view doesn't cover the entire path way from the train continuously. There is always some one at the front desk to buzz you in. The are polite and professional and friendly.

Great location. Quieter side of the city but still close enough to the hustle and bustle. Waterbus stop a stone's throw away. Nice little hide away gem. Staff are very helpful and friendly.

This place is fantastic. Hidden away in a little lane with just a little sign on the door to show it's existence. Very modern and clean. The rooms are funky. Decorated with bright colors. A groovy little private outdoor courtyard downstairs to eat breakfast, or join everyone else in the main dining area with big funky chairs. The staff are very friendly and helpful. As with all hotels in Venice, nothing is longer than a short walk away. I highly recommend this place to stay.

Excellent hotel. Staff very nice and welcoming always want to help. Rooms very clean. 1 min walk from riva de biasio on the main canal. Just come off the boat turn left keep walking until you get to the end there will be a right turn, take it and keep walking up there and the hotel is on the right if you go passed the water fountain you gone to far.

Google Maps shows hotel in a completely WRONG location. It is actually located at Riva di Biasio, one vaporetto stop from the Santa Lucia train station. The hotel website shows its location correctly. Excellent hotel a little off the beaten path in Venice. Very close to the vaporretto and minutes away from all major attractions on the grand canal. Swanky modern interior, clean, lovely breakfast.
