Beautiful spot, here now. Great service!

Very nice hotel, close to Zattere water bus stop and walking distance to all tourist areas. Some rooms are a bit dated in decor, but very clean and the decor adds to the Venetian effect! This is our 3rd visit and will choose again if we come back to Venice.

Not very far from the st. Mark square.

Perfectly situated between two vaporetto stops and near the Guggenheim and Accademia. Wonderful outdoor patio lounge, pretty rooms, breakfast, efficient staff. Clean and pleasant, recommended for quiet, pleasant stay.

We stayed in this hotel on our Italian adventure. It is situated near all the sights with easy access to all the sights and restaurants.

Really nice hotel, good team and great value for Venice.

Was a big disappointment. The place is very close to the coastal line but is dirty, old, costly, full of pigeons and what not. Topping this was the rasict behavior from the restaurant staff. They lady there looked so unhappy with us being there, felt like a mistake and hated myself to see such behavior from local people for visitors. At least we don't do that to our guests as Indians, proud of that, shame for them…!

I really liked the hotel, everything was fine. Rooms as in the photos, the staff at the reception were very nice. I would give 4 * if they made the best breakfast. But everything else was just super. Thank you very much.

Good hotel, nice garden, 24hours reception, rooms oke, cleaning could be a bit better. Nice stylish room, if you like old venetian. Horrible pillows. Slept quite bad in this hotel. Nice location.

Well placed but pity that they did not plan a romantic Jacuzzi, as it is Venice anyway.

I stayed here for only one night, and for the price we paid (67 euro, not sure if its the standard fee) this hotel was a steal! Both the room and the hotel were gorgeous, price included breakfast which was basic but good. My only comment is that the toilet in the room was oversized and uncomfortable.

I stayed only one night unfortunately because I would have stayed there again! Clean, cozy and especially close enough to St. Mark's Square!

The entrance of the hotel was really breautiful and the hotel is in a good location, it is about 20 minutes walking from the train station and about the same from most of the attractions in Venice. The room was very small and dated. The bathroom was also dated and the mirror above the bathroom sink was like stained, you could not see yourself. The breakfast was really nothing to be excited about. If you are not picky like me, you can grab a bite and head out to explore Venice, knowing that you'll have lunch on the early side of the day. The BIGGEST issue, and why I'm giving this hotel 2 stars is: the thermostat is centrally controlled at the front desk. I went to the reception and reported the issue, and the guy increased the temperature to 26c (78.8 F) and we were still freezing. I like my room cold, but the temperature must have been max 68 Fahrenheit.

The room is clean but very old with many broken things, (the worst is toilet cover) you can see on attached photos, the large bed is made by two beds witch is not comfortable for couples. I asked the receptionist and the answer was "all the rooms are like that". Breakfast is poor in choices. Location is good.

Very good hotel, warm helpful, hospitality! You're two steps from the Academy Bridge. Tenes all near, supermarket, bus, confectionery, Restaurant!

Nice hotel. Room was cleaned every day. On the walls was a carpet, not wallpaper. Should be cleaned sometimes, but wasn't — many of dust. Elavator is avalaiable. Breakfast starts at 7 am. Shame, that they don't serve any tomatoes, mozarella chease, olives, scrambled eggs…

I got anxious because in the three days before arriving I have never responded to the phone, I feared the rip off! But I had a great time. The room was very small and the staff were very helpful. Also, it's in a great location. Only downside, a room for the adjoining staff a bit noisy, and the little breakfast room which forced us to a bit of a morning row.

Room was smelly, not at all quiet, beds were not comfortable, cleaning and breakfast staff was very nice the only reason I gave one star. Check in manager was very rude she was not helpful at all. Ask her to send a blanket and she didn't for three hours. I went down and saw her shift was ended. New manager gav e me blanket.

Good location near the stations of the Envarcaciones comfortable ínternet acceptable the only rooms guys and the smell a little dusty by the kind of decorations is widely recommended.

We checked in to room 309 and found a huge bed bug on the bed. We went down to the front desk to exchange our hotel room and they automatically changed our room. They obviously know about the problem and after reading a few more posts online about this hotel, we realized we made a mistake. The staff is super nice. The hotel is in amazing location and it is very clean otherwise. Everything else is great but the bed bugs just kept me awake all night even though I couldn't find any in the new room we were provided on the first floor. But just the thought of bed bugs ruined the experience for me.

A bit run down, very blunt staff breakfast isn't exciting. We have a dog and the room 123 we were put in is not often used and was very cold, due to short stay (2nights) nothing could be done.

In the last 15 years they are dropping it to pieces: it is 10 years that missing the letter N to the reception desk at the desk, broken handles, air conditioning grills Pendants, Smangiati jambs, necessaire in poor bathroom, unhooked curtains, opaque glass… think that is Always full… The money is not lacking… the location is very comfortable… why neglect the maintenance?

A little bit and sleepy. Don't speak French. Very accommodating to keep the luggage a whole day before boarding: useful.

A crap never seen, cleanliness do not know what it is. At the front desk a she and a rude and uneducated…

Ideally placed, quiet, a nice terrace, which is rare in Venice…

Very mediocre experience. From the moment we arrived, we were given the wrong key twice. When we finally arrived in our room, the shower joint was broken, the window wouldn't close which meant that the AC didn't start. When we left for dinner, someone said they'd come fix the window, something which wasn't done and we had to do ourselves upon coming back at 11pm (23h). On top of all that, the room was not well maintained with marks on the walls, broken sofa and more. Furthermore, there is a safe available but it is tiny and requires a deposit of 10 euros.

Pros: Excellent location close to Academia (which is great for galleries) easy to find and you won't need to drag your cases over the bridge which is great. Nice courtyard to sit in marred by generator noise (see below). Shower had good temp control and pressure. Not bad breakfast, especially of you like lots of cake. Cons: Room 114 dingy, depressing and noisy. I had booked two nights but cut my stay short to one night because of the room. The AC made such a terrible noise that sleep would have been really difficult. I asked the concierge if I could move to another room, but he just said that all of the ACs make the same amount of noise. Not only was the AC noisy in the room itself but there was intrusive generator noise from the outside too, which rumbled through the room even with the windows closed. I found it intolerable. I don't really mind if a room is a bit shabby I just want to sleep there, but it was not possible to sleep comfortably. Bathroom extractor fan sounds like a jet engine. The door is really strange too, and difficult to shut — I turned the latch on the inside and had a horrible experience of not being able to get the door open at first. I really thought I had got locked in. After I had managed to get myself out, the concierge said just to push it shut and not turn the latch, which seemed strange to me and not terribly secure but even pushing it too wasn't all that easy.

Incredibly comfortable, quiet and so close to everything! The courtyard and garden felt like such a luxury. (to have in Venice) & provided much welcome oasis and solitude from the tourist hordes, & the " grind " that can sometimes be part of a Venetian visit. Really pleasant. I stayed in Fall of 2004. Rooms were appointed in a lovely manner. I loved the 18th century homages and tidbits in the decor. Service was the utmost gracious and elegant.

If anyone is looking for a great deal on hotels you can check it out on HotelRaven. Com Booked a room on here and they had the cheapest rates around… We stayed in a double room. Facilities are dated and basic in a traditional style, well kept, clean and beautifully decorated and carpeted. Gorgeous chandelier lights. Nice view over the courtyard and eating area. Buffet breakfast included, with an option to eat outside, as is Wi-Fi and a 24hr bar.

Very pretty rooms, but quite worn out — especially considering the price tag. Wifi was so-so. Breakfast was boring.

Charged twice for the room. Emailed them three times to sort the issue with no response from staff. Absolute joke. Taking money from your card without consent after they have advised you that your card details had been removed from their system.

No view from rooms, congested adjustment for of beds, pathetic room service and rude staff. But it's close to the Academia public boat stop so it's easy to start your sightseeing tour.

Great location! Walking is easy! And quick from the water bus and the old wooden bridge. A 10 min walk from St. Mark square! Only downfall air didnt work, but its cause its getting upgraded and we slept with our window open! Oh, I also really liked the "older" decor, made it more fun!

The hotel was very nice. Front desk staff were polite. The room itself was not quite as nice as it looks in pictures but it was still fine. The lobby is quite pretty, and the outdoor area is very nice. The free breakfast is also great.

Booked at Domus, got moved to this hotel. Was okay for the price, staff helpful though.

I recommend avoiding this hotel. I regret having ignored the comments about the staff not being nice. The comments turned out to be warranted. We had a problem with our reservation and asked for help and the staff and manager were incredibly rude and unhelpful. They also charged us for a night's stay that we were not at the hotel. Despite being in Venice, it really put a damper on our stay. Also, the hotel was not clean and the room, especially the bathroom, was tiny. However, the worst part was the rudeness of the staff and the manager's indifference when we asked for help.

26. March 2015, two nights spent and were amazed by the nice garden ambience specializes and extremely satisfied. Room 311 was spacious, clean and Venetian lovingly decorated, with views of the garden. Beds excellent! Good and plentiful Breakfast with fresh bread, Mortadella, Salami, cheese, and much more. The owner prepares delicious Capucino.

We booked this hotel at the very last minute while we were in Rome. We decided to take the train to Venice and they had a room available for when we needed, so we booked. It was close to pretty much everything. The room was tiny and décor needed a bit updating, but for a last minute booking, I wasn't going to complain. I had a place to sleep and shower, so I was happy. The staff are a bit quiet, but I think because only a couple of them speak English. Other than that, they are friendly. Free breakfast was a bonus. We enjoyed our stay and would probably stay here again. It was very inexpensive for 4 days/3 nights.

Nice place to stay in, very close to the majority of the attractions. However the breakfast was a bit disappointing.

Beware, thieves! This is a very unsafe place: My entire luggage was stolen here, including camera, laptop, passport, car keys. Absolutely everything.
The manager and the staff were totally uninterested and rude, they didn't help but just wanted to get rid of us. Finally I had to call the police and return home, with nothing.
This is probably the worst place in Venice.

The worst experiance my partner and I have ever had at a hotel and we didn't even end up staying there. Photographs posted on their website depict lavish rooms that have supposedly been recently renovated. Not sure where these rooms are but they certainaly werent in the annex building we were directed to after checking in. The annex stands across the road in an unsecured building. Stepping around laundry strewn through one of the corridors we were shocked by the incredibly small bare room a bathroom — in short it was awful. We immediately returned to reception where with much argument with the very aggressive and rude staff (who refused to handover the check-in form we had completed or return the taxes we had already paid) we left and went elsewhere. During the argument they called the police and then tried to prevent us leaving by closing the front gates and hold us hostage. Take my advice go elsewhere. I would also add they have continued deducting monies from our credit card in spite of our banks support in the dispute. We have no cancelled the card to prevent this re-occuring.
