The hotel can be reached directly along a connecting road from the ring road, has free parking and is close to the tram stop that leads directly to the city of Venice. Excellent welcome, quiet and clean environments, equipped with all comforts. Suitable for both families and couples. Wide choice for breakfast, friendly and helpful staff. A special thanks to Roberta for the attention to the little one of the family.

Just spent a couple of days here, very good staff, great atmosphere, comfortable rooms with nice bathroom, hotel very clean. Very easy to get into all the main sightseeing areas, you are able to buy the transportation pass at the front desk. Will return, hopefully next September.

Great base for exploring Venice 20 min tram ride and tram only 4 mins walk and they run every few mins and drop u off right on the edge of the grand canal. The rooms are very clean and fresh towels and cleaned daily. Hotel bar reasonable and breakfast very good.

Terrible internet. For 2 days even the news could not read normally not that photos in the social network unload. In the bathroom from the ventilation apparently strongly smelled of mold.

A precise summary regarding Smart Hotel Holiday. Many who book at this hotel are unaware of the fact that it is not inside Venice, but in a town that is completely "dead", there is nothing to do around the hotel. You need to get on a tram or bus and pay 3 euros per person to get to Venice and back, 30 minutes ride. The two things I didn't like about the hotel are: 1. No Wi-Fi whatsoever in the rooms, I paid for Wi-Fi as well and received nothing in return. Their answer to my complaint was "You're the only one who complaints, we can't do anything about it unless others will complain too. " I needed Wi-Fi to contact my family and couldn't. 2. You get no info about deals regarding transportations. They just tell you that you can pay 3 euros per person without letting you know that there is a deal of 20 euros per person for 24 hours and you can literally use EVERYTHING, including waterbuses and trams and regular buses. We have been there for 4 days and we lost A LOT of money since they didn't bother to inform us about those deals. The staff doesn't have a very understandable English. Apart of that, the room is OK to sleep in, nothing special, the towels are obviously gray and dirty, including the carpet all along the hotel. The bathroom was pretty good, we had a lot of space in the room itself, but no space at all inside the shower, which was uncomfortable.

Not the new one hotel but very comfy sleeping, good breakfast and staff is helpful. Recommend.

The hotel itself was nice. Be sure to take your own iron or steamer as there is a charge to have your clothes pressed and they do not have an iron to use. Also, a tip is to request 2 room key cards if there will be 2 occupants. If one person leaves, you will need a card to have the lights and outlets work.

The staff is very nice but for me it doesn't have the standards of a 4 star.

Near on the train station and airport. Staffs are very friendly and will give advice if you haven't plan your tour. Rooms are clean and feel very safe. One thing I don't like is the wall, I think it is too thin. I can hear loud noises on the other rooms. Food is very good but a bit pricey in my opinion.

Very good Hotel, equipped with modern rooms, equipped and functional, but the feeling is that you miss that attention to detail that would merit the 5 stars… For example the bathroom door that made a lot of noise when opening and closing… would be Enough of two drops of lubricant! For the rest, good breakfast and Wi-Fi functional.

The hotel reception seemed nice and welcoming service. However when we got to the room in the second building it did not resonate with what we first saw. The room is in need updating, scratches on the wall and worn fixtures like the chairs indicate not much care at all. One window does not bring much light into the room making it dull especially with the choice of colour for the walls. An annoying humming coming from the lights when they are on. No kettle! I thought this would have been a basic thing but clearly not! However service is good and helpful. Transport links are close by with the tram just down the road from the hotel straight into Venice and the main town centre. Ask reception for a ticket and directions, only 3 euros return per person. They charge 'city tax' upon departure.

First impression when entering the hotel it feels old. Receptionists are not helpful and not professional, when asking for directions they are not patient in explaining and are not giving away any information for example maps, there is no hello or goodbye. The room was really dark and dirty and also very old, bathroom was very dirty and black mould was everywhere, the shelf under the shower was rusted. The hotel states its 4 stars but I would give them not more than 2. Breakfast was not what you would expect form 4 star hotel. I would not recommend it and would never visit them again.

Comfortable Hotel for those who move for work. Very helpful and friendly staff Finally a location equipped with gluten-free products for both breakfast and dinner… at least packaged products you can serve. The room was very clean No sin! If I were to be in the area for work I would definitely go back:)

Stayed at this Hotel in March 2018; good size bedroom, sheets clean and bathroom with good quality towels. Have a fridge food size. Downside they don't have boiling kettles in the bedroom. Not able to drink hot tea while in the rooms Receptionist very helpful and friendly.

Hotel a little dated especially the bathroom and the carpet, but very clean. Good breakfast. Staff really spectacular, also for the possibility to leave the car in the parking lot of the hotel after checking out.

The hotel is far from the center. 15 minutes from the bus stop to Venice. The breakfast is very skimpy, the rooms are average, soundproofing is no, everyone hears everything. For the night is quite suitable, depending on the cost you paid. We bought on Bellagio for 58 euros (acceptable for a separate room with breakfast), but if the price is more expensive, it is better to look for something else, closer to the center.

Our stay at the Smart Hotel was really nice. The room was really nice and clean, hotel staff were also very pleasant and helpful. The hotel restaurant staff were very nice, specially a lady called Roberta, she made us feel really welcome and catured for our needs, every morning made sure we had breakfast available, got the chef to make us omlette as there wasn't much Halal food options available. She went out of her way to make us feel included and welcome. This made our stay more special.

One of the best options to stay in Venice. Right next to the tramp station which take a you directly to Venice city for 3euro for a return trip. It's not a luxury hotel but a budget hotel so it's not for honeymooners. We loved our stay. The front desk was very helpful and were always there with a smile. The breakfast was also good with good selection. We found all the hotel staff very friendly and the check out process was easy. We would defiently stay here if we come back to Venice.

Clean hotel. The rooms are large and clean. Clean bathroom with shower bathtub and Bede. TV with little German channels. The staff were very helpful. Nice staff at breakfast room, nachgefuellt attentive. Fruehstuecksauswahl OK. Barber is not the German standard.

Great hotel very friendly and helpful staff. Rooms very clean and tidy good location for visits straight into venice in about 30 min on tram. Had breakfast there was a good selection and was nice. Only down side was hard to find hotel when we first got off tram had a sign to say was the right stop but other than that no signs luckily a couple ask if we ok and showed us the way.

Spacious. Very clean rooms. Breakfast plenty of choice. About 20 mins by tram to the centre of Venice. Which cost less than 3 euro return trip. Hotel has a good restaurant and bar. The staff are friendly and very helpful if you require any help with public transport or booking taxis.

Standard double room old and very ruined. Towels that smelt like fried and bath that he knew to pee. Carpet that accentuates the feeling of dirty room. You save only the front desk guy, super friendly and helpful. Definitely not going back.

Room is all right. I think value for for money breakfast included in our price. Good connection to Venice takes about half an hour by tram. Restaurant is only open 7pm-10pm.

You get that as a vegan as a dessert — with a blunt bread knife.

The rooms are small, the carpets are stained and there are details on the terminations. The heating was not working well.
The restaurant is nice, the food very rich, the waitresses are nice and the price is reasonable.
Breakfast is poor.

The rooms are not bad except the bathroom which is full of mold.
The waitresses at the morning shift restaurant is the worst of the hotel… despots, Rude… had never received such a bad deal.
The breakfast was terrible… the worst I've ever eaten.

The very small and old elevator… only fit 2 people and 2 suitcases.

Awesome location. Lovely Italian residential area. Clean with a great restaurant. Rooms very comfortable. Close walking distance to the tram … about 200metres… that is 20 min from Venice. Very convenient. I am for sure coming back.

3 Star not 4 Star but staff very helpful. Extremely hard to get to if you listen to airport staff. A route planner from airport to hotel would be advantageous. As we had 3 dfferent bus nos given to us which were all wrong and we got a taxi in the end.

The best of the three hotels we have stayed at this week. Very helpful and friendly staff. On arrival we were given an upgraded room which was lovely and really big. Easy access to Venice on tram. Would stay here again.

The hotel and bar are very good choices for lunch or dinner, but the rooms are very bad and the Internet services are very bad. The cleanliness of the rooms is bad.

The Heat's not working. Breakfast is scarce and the coffee very bad.

Very convenient location close to the tram, small but clean room, very polite and polite reception staff, good breakfast but at 10 o'clock they send you away, they remove everything you have in the table and say to bring the coffee and biscuit behind and finish of Eat them in the room… You can be kinder in short. We enter the hotel and we are assigned a room in a secondary structure: The photos on Booking are not absolutely corresponding to the reality of the room, in obvious state of degradation… not to mention the carpet…

Best hotel ever had, very good service, especially Vanessa very very kind and helpfull. Room very nice and top clean. I love Smart Hotel Holiday, hope to find in more city's in future, wil be my 1st choice, if I may gif score from 1 to 10, I gif 11 points :-)

We stayed 2 nights at this hotel and was a great stay. The staff was very friendly. Location was great also. Just have to walk a block to take the T1 tram which takes you all the way to Venice. You can get the ticket which is good for both ways. Breakfast was included and was very good. We also ate dinner here was prices were much better than Venice. Would love to come back to this hotel.

Well informed helpful staff. Clean rooms, good air conditioning, breakfast good. Beds memory foam and very comfortable. Nice outdoor terrace for smokers or having dinner. Simple but adequate menu if you want to eat in. Well stocked bar. Bar and supermarket in walking distance. Tram to Venice island from the end of the road. This runs from 6pm to 11pm. Fantastic cheap shuttle to and from venice island or the airport and very helpfully kept my travelling companions bags and collected her from island to deposit at the airport. No complaints, if any negative it's by a busy road, but you can't hear it from the hotel.

Nice basic hotel. Very friendly and helpful staff. Nice breakfast. Resolved room layout issue promptly. Great and easy travel connection into Venice. Only issue was no tea/coffee making facility in room. Can buy at bar but would have liked in room.

This was our first holiday in Venice. I loved the fact that the hotel was a short tram ride away from central Venice, so that we could get a feel of the outskirts as well as the well-trodden tourist areas. (The trams are frequent and reliable). The hotel is situated in a quiet road, with a lovely bar at the end of the road. It is clean and comfortable, all that you could hope for, and the staff were extremely friendly and helpful. The breakfast catered for all tastes and was at a flexible and convenient time, and the bar stays open for a nightcap. Highly recommended — as is Venice itself. We can't wait to go back again!

This hotel was rated 4* and I would say it was probably correct as far as comfort and service were concerned. The staff were very helpful and friendly, the rooms were clean and comfortable and the breakfast offered a good choice. It was in a residentiall area, about half an hour tram ride (1.5 euros! ) from Venezia Central, where the bridges to the old part of the city take you to all the beautiful streets. I would recommend this hotel to anyone anytime! Thank you for making our first visit to Venice so memorable.

Good stay but the room was very small (narrow passage) as well as the bathroom I expected better seeing the different photos of the site we thought to have a bathtub it's a pity otherwise we had a good welcome.

The room was quite nice, just that there were quite a few stains on the walls and some stains in the bathroom. My bedside table was slightly chipped on the corner aswell. Went to the restaurant for dinner on first night and the service wasnt that good. The waitress but my food on the side instead of collecting my finished plate and I had to move the plate myself.

Very nice indeed, staff wonderful and for 20 euro's you can hop on and off trams buses and water boats in Venice.

Near the bus station. Clean building. Weren't able to bring food in the building so it inhibited us trying local food when we were tired. Only option was to eat the dinner they prepared… it was not worth the money. It tasted like a fancy TV dinner and costs $20 each for me and my husband.

Convenient and clean modern room with friendly and helpful staff. Really enjoyed our stay. Easy to catch the tram and dinner is sensibly priced. Particular thanks to the beautiful Giuditta on reception who was very helpful.

Modern hotel but our room looked ready for repainting but clean. Staff were pleasant and helpful good breakfast selection. Close to the tram stop and was about a 30 minute tram ride from old Venice.

After a nice flight and quick transfer we arrived at this hotel well before allowed check in time (thinking we would have to wait 4 hours for the room) The staff allowed us in and were very helpful. The rooms are clean and nicely presented with a bathroom to please and handy mini bar. Air con as standard and a general nice feel about the whole place. The resteraunt area and lounge/lobby is clean and has lavish furniture and decor, they serve a great coffee and the evening meals served are very tasty too. The food served at breakfast has a wide variety to accommodate even the fussiest eater and a two hour window to attend in. Lastly to get to the epicentre of Venice from this hotel is very cheap, quick and easy. It is a €3 return ticket for a twenty minute tram ride (don't forget to validate your ticket) and the tram is a 5 minute walk from the hotel. All in all you cannot go wrong with this hotel and I deffinately recommend it.

We stayed in Smart Hotel Holiday for 4 days. I would like to thank all the staff specially those at the reception and Roberta who was managing the breakfast and the shuttle bus. They were all fantastic. The first 2 nights the rooms were fine but after coming back from our cruise they gave us even much better rooms; I would say 5 star rooms. The breakfast was very good, the shuttle bus very convenient and the food served in the restaurant was fantastic. I know it's a 4 star hotel but I give the staff 7 stars. The location very close to the tram line and very cheap to got on the tram going to the island. Overall I give this hotel 9 out of 10. They don't get 10 out 10 since the hallway carpet was stained. :-) My special thanks to all the staff who were very welcoming. Wi-Fi free and the staff were very helpful to fix it for us. And also they looked after our extra luggage that we didn't want to take with us on the cruise. When we came back they had already been in our room.

Breakfast was bad, the room full of mosquitoes, Wi-Fi was expensive, the worst hotel I stayed at it in Italy.
