Ground floor rooms are quite small, house is very well kept, breakfast was right more than expected.

A nice cosy place in Southampton city and it's very near by to the Southampton port. Place is little bit small but all the facilities are very good. It includes breakfast in the morning which is a typical English breakfast and you will really love it. Rooms are good enough and have bedding, towels and inbuilt wasin. Bathroom on each floor are typically 2 and shared but those are cleaned properly so no issues. Would suggest as good place for short stay in Southampton.

Lovely room friendly hostess and the other guests also parking is a grey area unless you pay extra, I recommend you pay extra. The breakfast was lovely also. All at a great price as well, close to the centre 5 min walk through a park.

Very friendly staff and we'll run. Nice ensuit twin room well decorated and clean. The breakfast was extensive and cooked to our liking. Our room was at the rear of the building and was nice and quiet. We will definitely stay here again.

The room me and the daughter had was well furnished with en-suite facilities. The hotel was a short walk away from Southampton centre. All in all a pleasant experience.

Whatever you do, don't stay here if your from USA. We were charged more than anyone else. Booking. Com advertised this as a great price. $200 a night so we expected way more. Most of the positive reviews are for 1 night stays. We spent 4 nights. Terrible breakfasts. The fruit looked miserable. Room ascetic and lousy towels. Very clean. 2 tea bags in the room. Kitchen LOCKED after breakfast. No way to bring in and heat up anything. Not close at all to upscale restaurants. Buses are plenty. Be prepared. Train station close by by bus. We went to Winchester and Chichester. Fabulous, each and beautiful. Southampton pretty dirty and city-like but very good restaurants. Research. Ferry fun for 1/2 day. Ask for info. Lots of yachts and sailboats and a charming main street. If you are looking for anything resembling a welcoming guest house with the amenities that a B and B or guest house usually has… Forget It.

Rubbish place. No staff. Noisey and very low budget place not worth the money. Also shared bathroom and toilet.

Hi we had a terrible experience no parking photo of front of guesthouse not the same as on internet. Stained carpets we only got as far as dining room not the same as photos was told they did not have us booked in lady did not have a clue what to do didn't speak good english so we had to pay again for another night in another one of their guesthouse which was just as bad same again. No one to do breakfast. Good job we only stop't one night. From 2 o a p s.

For the price this was an amazing find. Staff were friendly, the premises felt like new and the location couldn't be better. Would stay here again :)

Fairly cheap place but it's really not great to have only 2 shared showers / toilets for 10 strangers, which then aren't kept clean. Also there is no garden one can use and the. Finally breakfast was pretty grim. If you can pay £20 more, you should.

Very friendly staff. Clean room and bathroom. Not much space to open luggages but it could be normal since rooms tend to be smaller in Europe. Good English breakfast and the location is close to local grocery store and bus lines.

The foods ok. I have a skin condition. I had bled little specks of blood onto the sheets during the night. They were fully aware of this as it was mentioned the next morning. Then as soon as I checked out they charged me 59 pounds for "criminal damage" to the bedsheets. Overall seeming like con artists. It's a real shame as it was never intentional.
