Stayed in a very small room with a private bathroom that was just lovely. Looks newly renovated. Really nice to have the tray with tea and coffee as well as a hair dryer and warming towel rack. Loved the fact that there were USB plugs in the rooms as I did not bring a converter. Cute and useful little nook in the shower where to put toiletries. Room was very clean with a very nice scent. Same for bedding which smelled great. Breakfast was beyond my expectations: Was expecting cereal and toast but instead was surprised with options available made to order. I got the full english breakfast and it was great. Very close to trains and tube. Can hear the train go by, but not terribly loud at all. I guess it depends where your room is situated. My room was in building 165 and in the bottom. Right down the street from a bustling street with cafes, restaurants, Sainsbury’s and Tesco. If I’m ever in London again, I’ll know where I’m staying!

First time visit this weekend before Xmas, nothing was too much trouble even though it was very busy on a morning for breakfast the staff were super efficient and so very friendly. Stayed in a double room with own shower and w. C. Plenty of space, very clean. Perfect location for transport links into London but also situated just off a lovely high street with excellent cafes, pubs and restaurants. Will definitely be back.

I had a room at the top of the building, a skylight that I was able to open at night. I was super comfortable.
The breakfasts were always tasty.
It was so close to all transit that it really made it the best choice.

Stayed here with my mum a couple of years ago. It was brilliant, bathroom was clean and big. Beds were well made and clean, room was very spacious and the stay was good value for money with it being so central.

Great value accommodation in one of the best corners of London. Friendly & helpful staff. A clean and comfortable room. Delicious breakfast. Great local food & supermarket, and access to train and bus services. We even strolled down to Abbey Road Studios!

The rooms were nice and clean, the staff were lovely and the breakfast was very nice, would definitely recommend and we will stay again soon.

Great little place to put your head down for a bit before you head back out to the wonders of London. Room was cozy and charming, and although the carpet was a little old and smelly, the room itself was clean and comfortable. The included breakfast is simple but tasty, and is just what you need to get your day started. Staff is very friendly and helpful, and were always happy to address our needs. It was great having the manager at the desk book tickets for three locations, made life so much more simple for us. Best of all was the price — I don't need a huge, luxurious place (money was spent on attractions in the city), so it was beyond reasonable. We're coming back again next May and will definitely be staying here again.

Lovely place in a quiet area but still easy access to the city center. My room and the bathrooms were nice and clean, and I appreciated the possibility to make myself a cup of tea in the evening. The staff went out of their way to make my stay as good and easy as possibly, and were very friendly and nice. I’ll be happy to come back in the future!

Great location! Quietly off a busy street full of things to explore and food to eat. The Jubilee Underground was about 300m away, close, but not across the street. The complementary breakfast was good. I could see if the outside porch was closed how it would stuggle to accommodate all the guests. I stayed during a beautiful summer heat wave so eating outside was wonderful. Be aware it does not have air con but that isn't standard in the UK where it rarely gets warmer than 33°—ever. Very friendly and accommodating staff, we got extra pillows, a large fan, and a blow drier without any trouble. As posted pictures show the bathrooms are new or like-new. Very nice. Traveling as a couple I highly recommend the Charlotte Guest House. They also seemed very accommodating to a wide range of European languages so expect a pleasant variety of international visitors.

Stayed just the one night helpful night porter good sized room and very good bathroom facilities, good breakfast outside on the patio and very friendly staff.

Lovely staff, room clean and tidy, though pillow (only one) left a lot to be desired. Smashing breakfast. West Hampstead is a really nice area, very pleasant to potter round, and easy to get into the centre of London.

Simple and clean rooms. New and very hygienic baths and toilets in typical terraced houses. Top location to underground, overground and bus connection. Not five minutes. Breakfast was OK. Not a buffet but a la card.

We had the pleasure of staying at the Charlotte guest house for three weeks in total and I say honestly I would recommend them to anyone. We originally planned to stay for a week with our two British bulldogs as we had just moved to the UK and were searching for somewhere to live. We extended our stay twice and the staff were exceptionally accommodating and helpful and I do mean ALL the staff. They were amazing and made us feel more than welcome. I would book another stay with them happily.

Very clean and friendly with a good menu for breakfast. Close to transport and only 8 minutes tube to Baker Street. Recommended.

Great experience, simple and clean room, very good breakfast to choose from English or Continental and super helpful and friendly staff. Close and well connected to the city center, with the metro in 15 minutes you arrive at Westminster. Also the area is well served of supermarkets, perhaps the only drawback for those with a light sleeper is the train noise from the nearby station, but that however to us did not give any problems.

Nice hotel type English houses.
The hotel rents English houses and has made some rooms.
We had to cross the street to reach our "house".
We had a fairly spacious family room with 2 twin beds and a bed of 2 people.
The value for money is very reasonable.
Only problem the breakfast which is served in the hotel by hostesses very helpful but we still hungry when leaving. We have no choice to use oneself as in most hotels, but we had to choose a breakfast that they brought to us. Either English breakfast, continental or SandWich or other…
The staff are friendly and friendly.

Stayed here for the second time and it was awesome again. Just by the Underground with easy access to city centre, charming, helpful staff and they will let you leave your stuff there even after you check out.

Excellent value for money The staff is lovely and super friendly and the room was pretty good! The bathroom completely new and renovated. It was nice to get in the shower.
I had been told bad about the hotels in London because of their antiquity. But this is great at a good price and very well connected. In 15 minutes by Metro you are in the center.

Wi-Fi fails. Everything else, excellent!

Well placed, very affordable. Average breakfast.
It is a good place to fall, close to two subway lines and a commuter train station.
Several restaurants around as well as a small supermarket make the place well placed.
Don't hope for much of the sight.
The staff are helpful and friendly.
You have to expect a toilet/shower for 4 rooms on average, that's ample enough.
It's relatively clean.
The breakfast is plentiful, but one is on the 1 ' price for the ingredients (example instant chocolate with water and not milk, instant coffee also).
It's not perfect for you to see, but it's still interesting.

Breakfast great, service is awesome. The price for what you get compared to some of the places I've stayed is great value for money. Only slight problem is the walls are a little thin so if you have noisy neighbours you will hear almost everything.

We really enjoyed our stay here while visiting London. The staff definitely gets an A+, they were always friendly and very helpful. The rooms are comfortable, but the thin walls allowed for noisy neighbors to either keep you up late or wake you up early. That is the only reason for the 4 stars. Good location to quiet streets, but close enough to stores, restaurants and transportation.

Room overlooking train station, very convenient for travelling to the city and to/from airport. Modern room bed was comfortable and en suite bathroom nice, excellent value for the location.

It was so nice to stay there, The Charlotte Guest House. Great breakfast, nice location, and kind staff. If only there were a refrigerator and shampoo in the room, but it doesn't matter so much in the end because finally it was okay without those (I personally brought my shampoo and I didn't buy anything to be cool). They rent us a dryer and that helped a lot. Also nice breakfast (there were variety types of breakfast so we can choose differently day by day) helped and saved us. You should try "British Breakfast (Full Breakfast) " there. On final day, they made hot sandwich for going out. Wanna come back again and I recommend you so much. Thanks!

It is always a pleasure to come back to Charlotte Guest House! It is a relatively central location, yet in a quiet street very close to both National Railways and the Underground in West Hampstead. The tube is only 4 stops away from Baker Street, and operates on the Jubilee line.
The B&B consists of a series of traditional English houses, with cozy rooms. A delicious breakfast is always included in the price, and you can choose among full English, continental, omelette, toasts, vegetarian and so on. A buffet with cereals, milk and juices is also available, as well as hot drinks.
The breakfast is served at your table (either indoors or at the cozy veranda) by a friendly and smiling staff, always happy to make you feel like home. A member of the staff in particular has caught our attention for her kindness and positive attitude: the Italian Francesca! You can see her run back and forth to assist customers and colleagues, and even under stress she has a kind word for her guests and radiates positive and contagious vibes!
The rooms are cleaned daily, as well as the bathrooms. The shared bathroom has always been clean and tidy even when many guests used it.
Overall a cheap yet fantastic place to stay at. Highly recommended! See you next time in London!

Very good location in a nice area, but great value. Service was good and breakfast was excellent, however Wi-Fi is actually only available in the main building until 2130. This is rather inconvenient and I feel is something that could be improved.

Guest House very nice. Located 20 minutes away by bus to Picadilly Circus (I recommend the bus rather than the metro or the Thameslink). Good double room charges. Room with private bath and toilet. Reception ready electric adapters which has done us great service. The English breakfast in the morning is very fat (the patties, a kind of potato pancake, are spongy oil), the continental breakfast is not crazy. The surroundings are very pleasant for a digestive stroll at night. 2 nights for € 150 in March 2016.

Other than the bed which is too soft, It is a great place to stay in. 15-20 minutes to central london by tube. Value for money is probably near perfect!

Hotel is situated in West hamsted. Metro and buses are nearby. Hotel is basic, rooms are clean. The rooms are situated in several houses. Breakfast is served in veranda in the main house bus is also basic. Coffee is lowsy. People are serviceminded.

Comfortable and well served by public transport to the city centre and Stansted.

A little basic but very good value for London in a nice area with good transport links.

I have rewritten this review to reflect my disgust at the lack of concern for the well-being of guests, even after being alerted to damp and mould in rooms. The pictures on the website are not an accurate reflection of the rooms that I saw or the one I stayed in. The 5 houses that comprise the hotel/B&B/guest house/hostel are not adjacent to each other, but in some cases over 100 metres away from the main reception area with no means of contact provided by the owners in cases of emergency. We were asked to wait in the breakfast area whilst the receptionist showed the people to their room. I walked through to the back of the place and was not impressed by the breakfast area at all. It was shabby and grubby with old furniture, stained, dirty cushions and seating and very worn floor covering. The garden outside the conservatory was unkempt and full of old tools and ornaments left lying around, with the grass badly overgrown. Not at all like the pictures shown on the site. The manager did say that this is for security, but how secure are 5 houses all spread out over a street with no telephones to contact reception. We were then shown to our room. I expected to walk up the tired old staircase with the worn out carpet, but I was in for a surprise. We walked out of the front door and down the street to another house about 100 metres away. We were then shown down into the basement area, where the room was. It stank of damp and there was evidence of mould.

Worst case of poor service and unprofessional misconduct of staff acting wholly inappropriately over a whole degree of things. Thank goodness I have my own flat in Hampstead now.

I'm glad I ve got my own flat in Hampstead now but this place run by unprofessional shoddy lazy morons was the worst ever guest house I had ever experienced. Stefan hoffart who looked after his own giving free board concessions to some and if you voiced polite concern you'd end up being extinguished from the premises. He is a very plausible director and from various other complaints on trip advisor sensibly criticising this dodgy strange hell hole you can totally reconcile with it. This place should be put under investigation through the council and mp Glenda Jackson because it does constitute what it advertise s online to any extent at every conceivable juncture.

Great B&B, stayed there for two or three nights. It is on great location if you arrive with plane from Luton or Gatwick because you have direct train. Room was very nice, so was the staff. Only "bad" thing was lacking of Wi-Fi in our room that was on the other side of the road from the main building (the one that they serve breakfast, front desk). look right.

Very basic and hard for parking if arrive late evening, prices vary every month so best checking 1st. Polite staff. Also will do one night stays too unlike others that always say booked up.
