Spend a night here and I think it is an ok place if you just want to spend one night. This place can use an upgrade to the interior and sheets.

In a lovely part of London, quiet neighborhood at night, clean and tidy, TV, kettle, tea, coffee and sugar in room, we had a double bed and two single beds with ensuite toilet and shower. Breakfast was lovely, bacon, egg, sausage, beans, toast, tea, coffee and orange juice with some cereal yum yum The staff were really friendly and welcoming and they like dogs, And big Thumbs up from me.

Breakfast would be ok if all the stuff around (including the cook) was not so dirty and disgusting!

Worst place under the sun. Never book here. Management rude and tries to intimidate Guest. Floorboard and wet and mouldy. Family of son live in the building and follows guest around. Breakfast I don’t call that breakfast. I rate no stars.

Authentic hotel to stayin a quiet place. All at 5-10min (pub, mall, restaurants, tube)

This hotel is really only 1 * value.
We had room No. 8. It was very small and the bathroom so unkempt that we would have preferred to return.
The bed super small and the mattress just rubber soft. Staff was friendly but the lady of Eastern European origin spoke only poorly English. The breakfast was unlovingly placed in a corner and the ordered rest of the English breakfast was also of inferior quality.
Cutlery was from the campsite and should have been better cleaned.
Booking via Expedia should be free of charge in the description of the parking spaces. There was no mention of this in the booking confirmation and there were only 2 parking spaces at the house for 17 rooms. Otherwise, the area is residents parking.
All in all not really recommended. There is certainly something better.

Friendly clean helpful, room was big and nicely decorated, shower water pressure to high so didn't work properly and the fan in bathroom window kept falling out, no soap in bathroom only shower gel.

Very disappointed with our stay. Rooms were dusty. Shower head didn't fit the stand. Dirty shower curtains. Only one towel and cup for 2 adults. Breakfast was very basic on the first day and dreadful on the second day. No coffee, no beans, no brown bread, no brown sauce, only boiled eggs, We had to ask for extra cutlery and were given 1 knife for 3 people. Gentleman didn't speak English which made it hard to communicate. On a positive note, the beds were comfortable, the Wi-Fi worked and it was a good location for tubes. Would choose somewhere else next time though.

The place is not well maintained. It was hot when we stayed. There is no air conditioning. Pigeon nests right outside the windows with birds constantly roosting. Crazy neighborhood stays up all night with endless noise on the street.

Very well located. Very polite staff. Renovation works in progress so difficult to assess fully.

Nice and calm place for the couples and families. Good breakfast!

Basic Well maintained small room. A little over priced for the size of room. Breakfast was too late for me to take advantage. Pleasant and helpful staff. This B&B tries a little to hard to be a hotel, but has more a feel of a hostel or halfway house.

Good location, for shopping and public transport. Rooms are clean and bright. Ensuite available in some rooms and are clean, with plenty of clean towels. Lovely lady running the place, great breakfast. Could do with some updating inside, but for location and price very good.

Beautiful place, considering it's a two stars, basically clean.

I expected more, especially considering the price, and while the staff were friendly and the local stray cat was a hoot, the place itself was smelly, dirty and uncomfortable. Do yourself a favour and find a Premier Inn.

Stayed for a week at Abbey Lodge. Had a ground floor en suite room, which was a good size for the 3 of us adults. The Bathroom needs a redo as flooring creaks, Shower was cramped. Otherwise very much enjoyed our stay, full English breakfast was good, staff were nice, and it is clean. Location is good, shops, Restaurants nearby plus Ealing Broadway for the Tube, to get around London.

The hotel is old and shabby, the rooms were dirty and really uncomfortable. Also you could hear everything from other rooms. The location wouldn't be bad, the price was nice, but we expected something modest, but at least clean and nice.
