Rooms very small. On the fifth floor it gets extremely hot at night in summer. Sweat-driving nights guaranteed. Rooms are very bright. The showers are more hobbit-sized. From 1, 75 body length problematic. Rooms are reasonably clean, but every day I got dirty towels here. Staff only moderately friendly. Again I will not book here. There are certainly better alternatives in this price range.

The room was clean and comfortable. But I only give it 2 stars because it was extremely hot. The window would only open about 6 inches. The heat was unbearable. The hotel need to install air conditioning or supply fans.

We stayed here for the British Summer Time 2018 event at Hyde Park. The hotel is five minutes from Paddington station and a nice 15 minute walk through the park to the event and Marble Arch. A tube from Paddington will take you most anywhere else you want to go in London. Staff were helpful and attentive. There's a free left luggage for your last day. Breakfast was adequate, but could've been better. The nearby Sawyers Arms and Victoria pubs offer good food or there are decent restaurants on Praed Street. The best price I found was going directly through the hotel.

Hotel renovated, but cozy. The staff were very friendly and helpful. The room and bathroom were very clean. The only drawback was that the windows are made of wood and guillotine and the air passed through the grooves. But we covered with a leftover towel and we were very warm. Change of towels and cleaning daily. I recommend it.

Good area, nice frontage, leafy green busy street. Tiny room even smaller bathroom, shower tiny, no hand towel very very basic. Not overly clean very old condition. No air con asked for fan and was given one albeit begrudgingly as was all staff treatment as though we were a pain need to go on courses to learn customer service. Breakfast appalling insult actually, dried bun bit of cereal ham and cheese disgrace be better to go to Cafe get egg on toast and coffee 15 hotels never seen such a disgrace, waitress rude, said "you paid" what's your room number oh no good morning. Stupidly reception staff said only pay each day in case you dont like it dummy us paid for 2 days NO refund as we were warned. Smelly cooking smells invade room as we were in backside of the hotel. One room looked into our room not great Room service okay except will only take bin rubbish I had extra bag of newspapers nope get rid of it yourself. All in all apart from fab area I give this a big thumb down.

Convenient location close to Paddington station. The neighborhood is full of locals to eat. Nice and helpful staff Clean room. Sore notes: Very small bathroom, hot and cold water provided with two separate taps that make it impossible to wash with lukewarm water. The bags of the dirty linen remained in front of our room for the three days of the stay. All in all a good place to stay a few days in London.

It was a very nice hotel. Among the cleanest, with daily maid service in the rooms. We found it so good that we can no longer change it. Better get on the safe side!

Very good location with good to underground. Room was very basic but had everything you could need. Strange odour in the room? Overall it is good for a 1 or 2 night stay while visiting london.

Great Hotel, clean rooms, very helpful staff and especially in a great location! A stone's throw from the Metro and Hyde Park.

Only reason it wasn’t 5 stars was because we were woken up by something different every morning. The first day a loud alarm went off, second room service knocked on our door, and the last day we were woken up by someone hammering something really loud in the next room. Other than that, the hotel was fairly clean, classy and exactly what we needed.

This hotel is very poor in every single aspect. The room are really small and it is hard to maneuver even if alone. The rooms are very out-dated and the overall feeling is really poor. The employees working there look not motivated and they are not really willing to do any effort to improve your experience. Avoid the 4th floor, basically no windows and a very laud noise coming from the restaurants air conditioning which was a nice soundtrack of a perfect nightmare. I believe at this price point, above 150£, there are much better options out there.

Poor representation vs the website. Tired, not very clean and run by young Eastern European staff who quite obviously have had little or no hospitality training. Overpriced and overrated.

Two steps from Paddington. Ideal If you arrive at the Heathrow Express from the airport… localcitos to buy food on the way and some pub to take a beer if you feel like it too.

An ideal place for tighter pockets. The situation is very good.

Clean. Close to paddington station. Small rooms smaller bathrooms. Not much privacy. Only kettle tea and coffee in room. Close to food shops and a great pub with lovely food-the sawyers arms.

Beautiful hotel we stayed for 4 nights very friendly and accomodating staff always helpful and a good laugh. Room was clean and beds/towels/tea coffee milk / cups changed every day with clean white sheets! Will deffo be coming back :)

Nice neighborhood, good location to Subway. The exterior view is more like the rooms are, very small, bathroom without heating and tiny. Staff very nice and helpful. Breakfast very little choice for too much money. Overall verdict for two nights to sleep the price was OK.

The hotel is ideally located for Paddington station, being just a short walk away. The staff have have been very polite and my room, while small, was clean and quiet. My only gripe so far has been that it took and awfully long time for the showerwater to run hot!

Nice hotel, if slightly dated. The price reflects the hotel fairly. Its a decent place to stay and echoing the sentiment of the other reviewers, the reception staff are really polite and helpful. Not 5 star, but only because they need to sort out general maintenance. At this point, they seem to be covering over the cracks, but its starting to show and might be an issue in the future if they let go of the reigns.

Extremely small room (incl. Shower + WC), lottrige furniture furnishings, made a very bad impression overall.

The staff was amazing but other than that this hotel is an absolute mess! No hot water in the middle of January two days in a row and shower heads haven't been replaced probably since 1920s or worse. Elevator had been broken for over a year and if you have been unlucky to get the wrong side of the hotel, you will regret having a suitcases. Also, twice I had a receptionist girl helping me to carry suitcase while guy didn't even blink. The location is very convenient and very close to Paddington but I will pass on this hotel my next stay in London.

A small place but very good quality, location and customer service.

Good location, close to national railway and underground station. Aswell as Hyde park. Room was good but the heated towelrack in the bathroom was very hot occationally. Overall a very nice stat.

Great location, decent price. The rooms are small and the hallways have a funny set up but that is expected in older buildings in London. That being said I would maybe spring for a bigger room. We stayed in a compact double and it would be fime for one person but it was small for 2. Staff were nice no complaints.

Smallest room you can probably ever have. Not even enough room to open the suitcase… no heater, windows are single glazed so lots of noise from the street and super cold room. And the worst is that we paid £100 a night for this. Shame of London.

Room and double bed (approx. 120 cm) were very small. Very sporadically furnished and not comfortable. Cleanliness was OK. Price-performance ratio has not voted at all (80 Euro per night without breakfast).

Traveling to London for first time from States with my husband, 2 children and my 70 year old inlaws. Made reservations online because close to Paddington Station. Big mistake! When we checked in, a lady was arguing with front desk about how things were stolen from her room after room cleaning service. Front desk ignored her and told her too bad. Walked to rooms down awkward one person narrow corridors. Rooms very small, only one person could fit in bathroom, no air conditioning, our room faced into another room in which we listened to that person coughing all night because we had to have the windows open. Felt like we stayed in my old college dorm room. Definitely not kid friendly and hotel not close to any tourist sites. We were booked for 5 nights, ended up checking out after 1 night.

Never seen smaller rooms ever. You could literally use the toilet, brush your teeth and have your feet in the shower stall ALL AT THE SAME TIME. 2 of the 3 rooms were ready upon arrival, the 3rd room was not and we told them and agreed that it wouldn't be a BASEMENT room. Once we came back later that day to check in it was a basement room. I had to argue for 15 minutes with the hotel front desk staff to give me another option as I wasn't staying in the basement. Finally they after telling me there was no other option, they finally gave me 2 single rooms for our triple room for the one evening. Then we you leave for the day you leave your key at the front desk, upon return you ask for your room number and they give you the key (without even checking your last name against the room number) so anyone could walk in, ask for any room number key and presto your in someones room… Terrible Terrible experience at this hotel and will never ever return.

If you're looking for luxury, keep looking. But if all you need is a bed for the night that's close to Paddington Station and reasonably priced, then this will do the job. The hotel is slightly shabby, and laid out like a maze. My room once I'd located it was comically tiny, barely big enough for the single bed. But it was clean, there was a shower, toilet, TV, kettle crammed in there somehow. The bed was comfortable enough for a good night's sleep, which was all I needed. Good enough, but no more.

Very, very friendly staff. Great location — only 1 min. To the next underground station Paddington. The breakfast was very simple though, the water boiler in our room didn't work and you couldn't lock the windows from the inside, so we didn't know if someone could break into our room from the outside.

The room was in the basement which was like an oven, you'd hear banging until midnight, then starting again at about 5-6am, meaning neither of us slept well at all. On top of this, being underground meant no phone signal and you had to rely on the Wi-Fi that kept dropping out. The cleaners left the window open as well, which opened directly onto the landing so that anyone could climb through and take anything, when reported to the reception they nonchalantly said they'd record it but didn't seem too concerned about the possible risk that their clientele could of been stolen from due to their failures. Dreadful hotel and would never stay again, and would suggest others don't either.

Super familiar, comfortable and lovely British style hotel. We enjoy the breakfasts, chocolates, cookies… everything was unforgettable for my kids and us. Florencia, Francisco, Gustavo and Viviana.

Average Hotel to be a low budget. The rooms are quite small but in London it is normal. Honestly the only big flaw was the general cleanliness of the room and the feeling of breathing dust.
Great location, close to train station, Subway and various night buses included.
The Wi-Fi is not very stable.

I stayed here last week, they try to give you that classic English feeling, but the place is a dump. The bed was so soft it nearly broke my back. All the features in the room are falling apart and haven't seen an upgrade for at least 20 years. The curtain in the breakfast room has holes in it, and so on. The list is much longer but I got shit to do. In other words if you expect something in return for your hard earned money forget about this place.

This was the perfect hotel for our 9 day visit. It is less than a block from the Notting Hill Gate tube stop. It is within walking distance of a cash machine, several restaurants and groceries and numerous shops. Our charming room was clean and spacious. The continental breakfast offered a variety of options, all fresh and delicious. I would certainly stay again.

Nice hotel with friendly and very helpful staff! The breakfast was Lovely and the location is absolutely perfect. We really enjoyed our stay at Abbey Court Notting Hill!

Could not have been happier with this hotel. Stayed in May 2013 on vacation. A block from the tube, a couple of blocks from Hyde Park and a few blocks from Portobello Road. The staff was extremely helpful and friendly. Stayed in a room with a four-post bed, comfortable couch and private bath. Perfect location for a charming boutique hotel. I would highly recommend it for a vacation trip.

Quiet central location and very helpful and polite staff in Reception. If stairs are a problem remember to ask for a room on the first or second floor! Room was clean and comfortable with all the usual necessities. We would happily stay there again. July 2010
