STAY AWAY! One of the worst experiences I ever had with a hotel, enough where I am here to write my first review. Hotel on the outside looked great, and it was in a great location, but then everything goes downhill. Immediately when I walk in it smells like cigarettes and urine. First staff person I talked to was very rude. Go to my room, open the door, and someone was already staying in the room! Got yelled at by the people staying in the room, felt threatened by them and was extreamly Uncomfortable. The inside was very outdated and not well maintained. Multiple people outside in parking lot just drinking and throwing bottles everywhere and multiple people around the parking lot doing drugs. Never will I ever stay anywhere near that hotel, please stay away!

I agree with several comments regarding the smell of the rooms. The room smelled like urine and cigarettes upon my entry and the manager had the nerve to charge me with a pet and smoking fee after checkout. Both which were not valid during my stay for one day! They claimed I was getting a king size bed but in fact it was a queen bed. I stayed at the Hyatt Place the day before (due to the hotel being sold out the next day) and can attest it was a true King size bed. The staff Uniqua Carr was very rude when I questioned the frivolous charges to my credit card. Horrible place to stay. I investigate places like this in the State of Md for a living. I need to inform the State of PA come in and review their practices and operations. Very dirty place! Do a sniff test before giving them your credit card and take pictures upon checkout.

Not happy with the room. The room is suppose to be a non-smoking but has a very strong cigarette smell. The floor is sticky, the fridge and cabinets are dirty. The bathroom needs cleaned badly. There's blood on the walls in the main room, bathroom, and bath tub. I am unable to cancel or change my reservation because of how I booked so I have to spend the next 4 days and nights in a room I can't stand the smell of and just want to clean.

The staff were great, very friendly. The made my pup feel very welcomed. The hotel is a little outdated and a hike to the city. There was stores in close proximity, including a huge mall which was a bonus. Definitely felt like I got my bang for my buck! Would definitely stay again.

The rooms were adequate, the location needs an overhaul but considering the clientele better than I perhaps expected. Everything worked. Staff was very courteous. Lower rating due to conditions. Not the people.

This is definitely the worst hotel I've stayed at. I was in for a whole week and not once did housekeeping show up. The kitchen floor was incredibly dirty my shoes kept sticking to it. The whole room smelled terrible, but the bathroom in particular reeked of cigarette smoke. The staff was incredibly rude and unprofessional, I had had a problem with my card so I went down to fix the issue and pay them and they treated me like they were doing me a favor. The guy got mad because he didn't even know how to use the machine and made a mistake. If you have a choice, please avoid this hotel at all costs.

Staff was very helpful with eeverything l needed no matter what time day or night. They always seemed to know what was going on at hotel. Everyone seemed to take part in all jobs. Rooms very well laid out With comfortable beds. Didn't lack for anything.

I was here for a job interview. I went in a different direction for work however I got a tour of the property. Nice, clean well staffed w good people. I was there approx an hour and saw no one complaining. Run very well.

Great room size, useful kitchenette. Full guest laundry on site. Coffee and muffins in the morning. On the downsids, the place smells a bit funky. A combination of cooking food, stale air, beer and the air freshener in the halls. My guess is the entire place needs a good steam cleaning. On the upside, the front desk staff the evening of March 22nd were incredible! Helpful, fun, caring and professional. I travel a lot and you either get phony kindness or absence in most hotel check in desks. The man and woman at this hotel were real and clearly enjoyed their job. I hope management reads this and recognizes them for being outstanding representatives of the company.

The worst place in King of Prussia… we had no heat, bugs on the floor and the smell of weed all thru the hallway. For a hotel that cost $142.00 a night is ridiculous. I would of did better staying home with no power. Oh it won't let me give it 0 stars to post so I have to give it 1 stars.

Smokey lobby and rooms that smelled like stale food. Dark hallways and worn down furnishings including chipped tub and scratched walls. Friendly and understanding staff though.

Personally I enjoyed my stay. The bed could have been softer and the decor could've been better throughout hotel including the room but… the service was nice. The hotels location was also AMAZING… Its located 5 mins (driving) from Valley forge casino and its right around the corner from King of Prussia mall. You can't beat it…

This was the absolute worse unique was very rude, disrespectful, nasty, unprofessional. No breakfast as expected, hotel rooms reeked of smoke coming through the bathroom vents, 1 washcloth for 2 people, carpets dirty. 1 pillow per person. Bed was lopsided. Found the guy who worked there who was sleeping in the laundry room. I would never recommend or stay here ever again. Poor customer service from unique. She was straight ignorant to the MAX. Came out of the office screaming at me like I was someone she knew from the hood. Every time I think about it you should be fired and below poor customer service from unique.

Nice facility but has an odor of cigarette smoke. I was told I was in a non-smoking room but could smoke if I wanted to. I was moved to another room which had no smells and was quite comfortable.

Location is great, rooms very clean & comfortable, & staff & service is just great.

The room is plain, facilities are plain, breakfast is plain, everything is plain, but we knew this when we booked the hotel. For the money you pay, it's a good hotel. We only needed a clean bed to sleep and a clean bathroom, and that's what we got and payed for. So we are happy.

Where do I begin. Well my husband and I have been here for 2 weeks almost. I could not ask for better customer service. The rooms are like being at home and with me being from N. C. And no family in the area this is a 5 star plus for me. I don't feel like I am at a hotel. Jay Is totally awesome. Monica is the light of customer service. Housekeepers are amazing. All the workers are terrific. I recommend this extended stay.

Check in was pretty quick, first floor hallway smelled like dirty diapers. The room was pretty clean, bathtub needed cleaning had a rim around the bottom of the tub. Don't expect much for breakfast, they had a pack of instant oatmeal, muffin, coffee and tea. I called the front desk because I left my toothpaste and although they offer complimentary items, toothpaste was not one of them. Key cards stopped working on the second day we had to walk around in the rain to find a door that was open.

Great place, been there for 3 weeks and the staff is rated a 10 out of 5. Rooms are very nice. My rating of 4 out of 5 is simply due to some of the other guests ruining it for others.

The most disgusting hotel ever. If there was a negative star it still wouldn't describe the lack of sanitation this place displays. There were stains on the mattress. Mold on grouting/caulk in shower. Hair on the sheets. Honestly I slept on the pleather couch cause it's the only thing I could wipe down myself. I work for the second largest insurance company in the country and this was a paid by them "thankfully" for only 1 night. Please do not waste your money on this dump.

Service is so poor, they don't care before we ask. Room cleaning is not be on daily basis and not good breakfast options there. Worst experience ever. This Hotel is not recommended for the stay.

The room was comfortable. The staff was very friendly and helpful. I love everyone there was friendly. Easy to get to the hotel. Close to lots of great places to visit.

The workers were so amazing and accommodating. Sade, the woman at the desk was very welcoming and helpful. Our room wasn't ready when we went up to it, so she and the other woman, upgraded us to another room. So kind to do.

Is a clean nice room, close to many amenities. Front desk guys are friendly and willing to help. This is not the case of all extended stay america… check my reviews of other extended stay america in other cities.

DIS — GUS — TING! YOU'VE BEEN WARNED… Frequent business traveler here… stay in hotels 2-3 times per month for work. In the last 15 years, this has to be one of the worst hotel experiences I've ever had. Checked into first room to find that my sheets were never changed and pillow case has tiny blood stains on about half of pillow. As if someone shaved with a 20 year old rusted dull razor and then went right to bed (or could it be bed bugs? ). Same type of staining on sheet. See picture 1. Asked to be switched to another room and so they gave me room This room had clean sheets, but had a non working door lock and since nobody was available to fix it, they gave me another room (strike #3). This room smelled very, very bad like someone just cooked dinner with an entire bottle of curry (and I love Indian food). During my normal room inspection, I lifted up the mattress and found two toe nail clippings. Kitchen faucet handles had what looked to be micro mushrooms growing inside of them and bathroom was filthy. Corners of tub had what, in my opinion, looked like black mold or fungus. Room wasn't vacuumed as there was pile of dust in corners of room, on chair, and remnants of past guests under bed. Of course, why take my word for it and see pictures attached. Got a refund from Priceline and went up the street to the Hyatt, which was wonderful. In my opinion, this Extended Stay America should be condemned and burned to the ground. Only then can you start over with a clean slate.

Nice place, good price. Only 1 cup in the room. No kitchen or eafing supplies provided. Only later saw sign about ordering those supplies. It would be better if a few things were provided without having to order them.

THIS HOTEL IS ABSOLUTELY DISGUSTING! The best part is when the staff even admitted that one of the room cleaners was awful and should have been fired a long time ago… as she was walking me to my room to ensure it was clean enough to stay in. She was the only good part about that place because her customer service was wonderful. Can't say the same about the manager who refused to authorize the refund for the remainder of my stay. She lied to Expedia and told them she wasn't in until the next day, but when I called she was there in a meeting. Pay the little bit extra and stay at the Hyatt right next door. And as for you Extended Stay America — please use the money you didn't refund me (and I'm sure plenty of others) to clean up that dumpster of a hotel!

Okay room for the price. Wifi here is painfully slow, unless you pay for the speed upgrade. Honestly, Wi-Fi should come included with the room, but what more can you expect from a 2.5 star hotel.?

Decent hotel with a kitchen. Good place if you need a mid/long term stay.

Convenient location with many things close by in the area. Rooms are the typical Extended Stay type, which is great.

The staff is very friendly and the rooms are very quiet. The beds are OK. The breakfast is a joke. It seems as if the owners are cutting every expense they can and cleanliness seems to be the starting point.

Room was clean and nice. Great view out the window. Room had a big ol refrigerator and a stove top. The staff was courteous and friendly. Solid grab and go breakfast with lots of options like fruit, oatmeal, muffins and granola bars. Can't beat it for the price.

I like the size of the room and the services they offer. But the reception desk is somehow always empty. Had to make four trips back and forth just to get a cup. The room is clean, but not clean enough because there was this peculiar smell in 101.

Staff are helpful with everything from entry to departure. The staff is polite although feel like the corporate level is very fault finding. In return dampens the moral for the overall best interest of the staff. They are a well put together unit just need help for higher ups.

This place is gross. I flew in with my son last night and was so tired I didn't have it in me to argue for my money back to stay somewhere else. The room is dirty and im literally itching from the bed. Im really nervous im going to bring bed bugs back to Florida with us : (. I wish I'd read the reviews before choosing this hotel. We'll not be staying here for the rest of the trip.

I had the unfortunate opportunity to experience what one might consider a terrible Lodging Experience. We arrived on 08/05/2015 through August 7th and were informed of an extra charge for having an extra guest. The charge was supposed to be $20. Per night. Ok, I understand that. We received our room 104, went to our room after arriving late at night after a long drive from Cleveland, Oh. Ordered take out. It arrived we were unpacked we were very tired. The ceiling had a leak that made the carpet wet and the room smell. Again we were very tired by time we arrived there. Later on the Front desk called to see how we were I told them about the room condition. They forced us to relocate to a 3rd floor room late at night, on the other side of the Hotel. The new room Had broken counters Filthy kitchen, Blood on the blankets, also on one of the pillows and mildew through out the shower. Just to name a few things. I did take pictures. The second night stay we just stayed in the same room out of fear that we can only expect worse. Than when we checked out we were told that they waved the additional $20 charge for the second night, oh and that they accidentally overcharged my credit card and did do a refund for the overcharge. If that is Your standard that you have set for your hotels you might want to rethink your business plan. I surly would have paid more for Just a clean room let alone average service.

My parents booked this hotel for Memorial Day weekend 2015, to attend a wedding in Philadelphia. They booked at least 2 months in advance. When I decided I would also attend the wedding, they offered to let me share a room with them if they could arrange for two queen beds. They called the hotel to make this change more than a month in advance of the stay, and for a $20.00 upcharge, were told they would in fact get the two queen beds for three adult guests. When we got to the room around 8:30 pm on our scheduled arrival date, we found that there was one king bed, so we went back to the desk to remind them that we had paid for an extra adult and two queen beds. The woman at the desk told us that we had been "upgraded" to a "Deluxe" room which had a pull-out couch. Doubtful, since the room didn't appear in any way "deluxe, " we went back to our room, and the couch was indeed a pull-out couch, but was about as thin as pull-out couch mattresses come, covered with plastic. I checked on the website for this hotel, and they did NOT show that they offered "Deluxe" rooms, so we went back to the desk again, certain that there had to be a mistake. It was then that the woman told us that she had given our room with 2 queen beds away to a bigger party that had arrived that evening, and that was the best she could do. What? She didn't offer to refund the extra money that had been paid for the two queens, and she didn't apologize or seem in the least bit remorseful.

Customer service sucks. We had been given a room and we went to look, room was smoked in even though it was non smoking and wasn't cleaned. Went back they weren't very nice about wanting a different room. I was given a New room that was somewhat cleaner. The ceiling in the hallway was all ripped up and you could see The piping and there was a lot of trash on the floor. The people at the front desk couldn't even tell us if there were resturants around. I would never stay here again or recommend it to anyone.

I booked a room for two nights at this hotel and had to cancel the 2nd night. Unclean and smelly hotel. I won't stay here for my future visit.

I enjoy staying at Extend Stay, I book a Extended Stay suit every state I travel to, this time I was given a terrible room. This room smells like mildew, body order and smoke. The carpet smells like mildew as if there was a flood in the room. I asked to be moved and was told there were no other rooms available today and ask again tomorrow. There are no cooking ware, cups or glasses. The tub has paint chipping off and lime and rust over the fixtures. I am very disappointed in my stay here at the King of Prussia Extended Stay.

Rooms are pretty nice with the exception of the shower. Very poor pressure and hot water runs out quickly. We had 2 People in the room, but only one of us could shower. Water ran cold within 3 min. Who wants to attend a business meeting without a shower prior to? For this reason we likely will not return.

This is my second stay here at extended stays of America in King of Prussia. The room is fine, but the bathroom showers could use an update.

When we were checking in he manager on duty was very rude and disrepectful the rooms or nothing as pictured on the web sight and filthy I wanted to go and get cleaning supplies and clean it my self if were not for the fact a was meeting family for their wedding I would have I would not recommend this place at all.
