The owners are phenomenal; incredibly courteous and accommodating! The property is beautiful and quiet! Breakfast is incredible every morning! We love it here and look forward to each stay!

Bud and Kim are very inviting hosts to this beautiful b&b, inside and out! Great view, comfortable rooms and plenty of space in great room for relaxing and socializing. Homemade breakfast served outside on deck with breathtaking view of Seneca Lake.

Our hosts, Kim and Bud, are so welcoming! The house is beautifully decorated and the sprawling yard is gorgeous. Sitting on the back deck with a view of Seneca Lake was so relaxing. The breakfast prepared each morning was delicious! If we find ourselves in that area again, we would definitely stay there!

We were here for 2 days of wine tasting. The Fox and the Grapes made us feel right at home. Beautiful setting good breakfast and very nice accommodations. You need to experience it.

The wife and I had the most pleasant stay! We attended me Goddaughter's wedding reception only 750' up the road! This wonderful place just North of Watkins Glen and it is a beautiful. The view from the deck overlooking the lake while having one of Kim's most wonderful breakfasts is beyond words. More than wonderful. Bud is great and keeps it all in order. Then there's me new buddy, a most awesome German Shorthaired Pointer (? ) named Guinness … I like him :)
It is a great place. Perfect for a weekend or week of checking out wineries, breweries and distilleries and of course the track to the South and the Casino to the North ;)

We loved our week-long stay at this wonderful B&B. If you are staying in the Finger Lakes area, I strongly suggest you check into The Fox and the Grapes in Lodi, NY. The view while having breakfast on the deck each morning was gorgeous. Our room was spacious, clean, cozy, very homey and comfortable. The homemade breakfasts each morning were unique and tasty … we had seasonal fruits and baked goods — all yummy. The best part, of course, was the innkeepers, Bud and Kim, and their sweet, sweet sidekick, Guinness. We will definitely recommend this B&B to anyone we know who plans on visiting the Seneca Lake area. We absolutely loved our visit!

Absolutely beautiful place. Bud & Kim were excellent hosts and the views and breakfast were incredible! Also Guiness, the ambassador dog of the estate, is just adorable.

Online booking was simple and confirmation with a phone call made it really personal which was a nice touch. I booked and the + BB to celebrate my wifes birthday. The owners/caretakers Bud and Kim took good care of us during our stay with recommendations of what to do and where to go. Kim even took time to pic some flowers when she found out I was trying to get local florist to deliver flowers as a surprise to my wife but the florist would be closed on a Sunday. It was well appreciated by my wife, they were a nice touch. The scenery here is beautiful, can definitely overlook the Seneca Lake from their patio area. Amenities were on point and we packed very little for out stay but you dont need much here. Its very quiet, relaxing and just a beautiful area to be in. Fresh flowers were in bloom, birds singing, you can hear the rustle of the leaves as the wind blows by. The weather has spoiled us. We definitely recommend Fox and the Grapes Bed and Breakfast!

Incredible b&b! Hosts were extremely friendly (as was their loving dog)! Breakfast each morning was delicious. Beautiful house with cozy rooms, extremely comfortable beds. Location is great, close to many vineyards and state parks including Watkins Glenn. Can't thank Bud and Kim enough for a wonderful stay, would very much recommend!

Excellent accommodations, excellent breakfast, really nice owners, and a good location for the Seneca Lake wineries and others close by. Oh, and they've got a really cute dog too!

Very clean, comfortable, great atmosphere and the hosts are fantastic. Their dog Guiness is friendly and fun. Breakfast is excellent and close to lots of fun things to do. We would definitely stay again.

My wife and I spent 3 days and nights at The Fox & the Grapes B&B and I am inclined to say that it is the best B&B we have ever been to. I really didn't know what to expect and was kind of surprised that I was even able to get a room, reserving so late into the season. The owners Kim and Bud couldn't be any nicer which to me is what will ultimately define your experience at any B&B. The room we stayed in was beautiful and the air conditioning worked incredibly well. The view of the lake from the house truly can't be beat. As for the breakfast part of the equation, for one of the meals, I told Kim that the special French Toast dish she made was the best I ever had. The other meals we had were equally enjoyable. And the coffee was great. It will be hard to find any place better than the Fox & The Grapes.

My wife and I stayed at the Fox & Grapes in December 2013 for the Deck the Halls event weekend. This B&B was fantastic in all the important areas: 1. Location = perfect, just minutes from wineries and places to eat (try Dano's, it was great) 2. Rooms — nicely kept, tastefully decorated in period victorian style, and very comfortable. Wifi worked fine. While I didn't mind that there was no TV in my room, others who are more picky may wish to have the TV (you're in wine country though! ). 3. Breakfast was excellent. The owner of the B&B is a talented chef who cooked a wonderful breakfast for all those staying at the B&B. 4. Staff — courteous, quiet, and very informative. They can recommend places to go and also offer brochures/print info that they have on-hand. Overall, this B&B was great. In my opinion, it's a much better alternative than spending similar amounts of money at a dump motel/hotel that is miles and miles away from everything.

The Room and bed were good but not great. For $200 per night I would have thought Breakfast would have been amazing. However the Coffee was boring, OJ was from a plastic gallon jug, and although the French Toast bake was very good I was expecting at least a $50 or $60 breakfast. In my opinion the cost is not worth the service.
