Perfect location. Excellent staff, super helpful to take the time to discuss best restaurant choices and make sure we had everything we needed including tips of getting around town and to our concert venue. Breakfast was light and delicious with great flavors. The house is clean and amazingly decorated. A well kept area with games and brochures for the area. Great lounge area. Extremely comfortable room. Beautiful backyard and great parking. Awesome shower with multiple nozzles. Would return again since everything was great! Lastly, the owners take VERY good care of you as their guests and address any concerns immediately. I've never experienced this kind of service before. Amazing.

Superb stay. My husband and I stayed here for a last get away before our first child comes and we had a wonderful time. We were the only couple staying for the weekend but Bill and Lynne lovingly cared for our every need. We stayed in the Oliver Phelps suite which was absolutely beautiful and cozy. The bathroom was so roomy but I will mention that I had been under the impression (because I thought I read it in the description of the room) that it had a whirlpool tub as well as a walk in shower but I was wrong. But the walk in shower was great and we didn't really miss the tub. Breakfast was exquisite, Lynne is incredibly gifted at cooking and you can tell she loves what she does. Bill is helpful and fun to talk to but we also had our privacy. Overall I would definitely rate this B&B a five star place. If you're looking for a place to feel relaxed and pampered this place will meet those expectations. I know they also offer an outdoor hot tub and spa but due to the time of year we stayed (February) we didn't use it. We enjoyed cozily relaxing in our room watching movies by the fire much of the time. We did go downtown (about a half mile walk) and its filled with cute shops and restaurants to explore. Next time we will go in the summer to catch other goings on as a lot of potential attractions are seasonal. But for this trip we were just looking for a cozy get away and that's just what we found.

I stayed at this beautiful bed and breakfast while visiting a customer for work back in 2016. The owners were so kind and accommodating. They engaged me and really made me feel like I was at home in their lovely space. I would love to visit here again with my husband. Thank you for an enjoyable stay!

My wife and I are leaving tomorrow for Oliver Phelps for the 4th year in a row—our annual anniversary trip. This is hands down our favorite B&B we have ever visited. Beautiful town and surroundings, immaculately kept inn, gourmet breakfasts, and two truly wonderful hosts, Bill and Lynne Keiper. We are looking forward to our visit like two kids at Christmas Eve!

The perfect place to stay at Canandaigua! We stayed for 5 nights and absolutely loved it. Bill and Lynne are the most gracious hosts we have ever met. They thought of every detail to make our stay perfect. The rooms and common areas are very well-appointed, the breakfasts are delicious and gourmet-class, and Bill offers great advice for things to do and places to eat dinner. It was absolutely wonderful!

The kind of extraordinary value you can never get from an AirBNB stay! We've stayed at 'the OP' (as we affectionately call it) during our summer vacation for several years running because of the incredible value we receive during our stay. There's the beautiful, historic house that's warm and inviting, with lots of airy spaces to relax in. There's the remarkable breakfasts: nothing heavy and greasy here, but rather three courses of ingeniously delicious, healthy yet filling portions sourced from fresh local ingredients and beautifully prepared and presented by our hosts. Clean, clean, comfortable, well-appointed, quiet, and did we mention clean rooms, each with their own lovely character. But the truly great value of staying at the OP is the service provided by our hosts Lynne & Bill. Sure, we read tour books and search websites, but there's nothing like having keenly observant, reliable and trustworthy advisers on the ground to help you maximize the enjoyment of stay, be it one evening or an entire week. From activities like trail or road cycling, hiking, lake water-sports, to choosing just the right local restaurant to fit your mood, palate and budget, to finding great rainy-day museums, historic homes and winery tours, they've really got their finger on the pulse of this beautiful region, and their suggestions and guidance have always, without fail, been spot-on.

We had a wonderful stay at this bed and breakfast this past weekend. It was an awesome little getaway. We couldn't have asked for better hospitality. Bill and Lynne were amazing hosts. Lynne made the best breakfasts that I've ever had. They never left you feeling like you needed something. They have plenty of things to do in their beautiful home. From videos, to games to the hot tub, you could always find something relaxing or fun to do. I will definitely return again to this bed and breakfast. I highly recommend it!
