I want to give a huge shout out to the folks from Kings Arms Motel. We had to change hotels at the last minute and found this gem. The hotel was clean, fairly priced and the staff was amazing. It had a great location to the beach, 3 mini-golfs, several restaurants, shops and the water park. I would highly recommend them to anyone looking to save money and still be treated right in OCMD.

Great place to stay. I got to meet the family that owns the place and play with the kids at the pool. Such nice people and perfect location.

This is an amazing place! Anyone who has an issue where probably partying or being d*ickbags. The staff is always accommaditing and very helpful. They frown upon people going against the basic rules and thats understandable. Thats why you sign a sheet when you first go in. The rooms are amazing for a motel at the beach. I have stayed at some really bad spots at the shore and around the Northeast in general and this is by far at the top of my list to stay at. Very clean and the rooms do NOT smell musty! The floors are a laminate and have a hardwood look so it gives a more modern look. The beds, linens, curtians, fridge, microwave, bathrooms are clean. Definately recommend!

Recently stayed here this past weekend. EASY check in/out. Clean rooms, good parking, and affordable! WOULD DEFINITELY RECOMMEND! We will be staying here again for sure on our visits! close to beach and boardwalk, plenty of nightlife close by!

We were very happy with our room! It was spacious and very clean! The bed was super comfy! And there was always parking! We will definitely be staying here again!

Great place to stay for a great price. You could tell they have recently made some upgrades to the rooms which is always appreciated. I have been going to OCMD all my life and I will stay in a motel before stay in a fancy hotel. It gives you that classic ocean city charm. I know that's not everyone's style but it's mine and this place checked all my boxes for that. No musty smells, everything was clean and great location. I will definitely be back.

Awful experience! Had a pleasant check in. The room was an ok size, but not very clean, awful bathroom, no screen on window, holes in the door, and very outdated. Saw an extra $50 charge on my credit card the day of check out and called at 9pm to be answered by a very unprofessional staff who said that it was late and she had no information. After pressing the matter, I was told I was being charged for the hole in the door that was already there! I believe this is a scam. Had to cancel my card because I’m so worried they will abuse my card more. Do not stay here.

It's not bad at all. Best price I could find. Rooms are clean and we'll appointed. The pool was great! If you are looking for a comfortable budget stay Kings Arms is a good place to be!

Outdated but clean. Looks like they maybe do work on it themselves but at least it's done. Was a decent price and everyone was very friendly. Bed and pillows were comfy and had a nice sized mini fridge and microwave with some cable channels. Only about a block away from beach and boardwalk which was nice. Would definitely stay again!

Nice and cheap place to stay in Ocean city. Clean rooms. Will stay there from now on. Only complaint. Couldn't get a room for the next night. They told us of a place to go. Would never do that again. That other place a dump.

The rooms need updating and the exterior needs a good cleaning. A lot of noise from the rooms next over. The beds were comfortable and the price was definitely reasonable for the area. Great location with the beach and other attractions nearby.

Came in to visit some friends in the area and their no guest policy is that they can’t even be on the property (which was not explicitly stated on the website, just that you can’t have one stay over). I understand not staying the night but for one person to stop by and meet up with friends from out of town really put a damper on things. We couldn’t go to the local friend’s place because it was nowhere near the water. However, the room we had was pretty decent other than a few weird stains on the sheets but it’s a cheap motel so It wasn’t completely terrible.

The people that work there are the rudest people I have ever seen in customer service. The rooms do not look like the pictures. The bathroom are out dated. The lady that works the desk is super racist me and my boyfriend checked in he is black and she had the biggest attitude I ever seen. She gave us the wrong receipt for our room and when we ask for the correct one she said you need to move to the side and wait until I finish with these other customers (customers that just walked in mind you) ) where do they do they At? Then you ask to speak to a manager she tell you no she will not get them you have to call in and the whole time this is going on the owner is standing there watching acting like she is just another employee the person in the room next to me told me she was the owner later that day also said she had issue with the blonde at the desk. The pool was so hot you should have been inside in the bath tub it was no relief in the hot weather. I have never been so miss treated at a place in all my life I do not recommend this place to my worst enemy!

The staff are so unprofessional, rooms are dirty, shower head was falling off, you blink wrong and they are knocking on your door. Friends can’t be in your room or they charge you for an extra person. 10 out of 10 do not recommend. Spend a couple extra dollars to go somewhere where you can enjoy your vacation.

Way nicer than I expected. Pricing good. Air conditioning works great and nice pool. Would recommend staying here for vacation.

You get what you pay for as all I can say the desk clerks were very nice and understanding I went there with my granddaughter and stayed on the first floor I don't recommend that I thought there was grout on the tile and I started to wipe it up but it ended up being filthy dirty black which I asked for cleaning supplies because I'm that kind of person that I don't like walking around in someone else's dirty feet or whatever and asked if I could change my room or if I could leave because my favorite place to stay is at the dunes and I have been a very loyal customer to them but they're very high price now. So second floor was so much cleaner and newer but either way you look at it you're just going to go there and sleep but definitely call and let them know that you don't want a dirty floor or whatever how you can put it when we went upstairs we were much happier and our vacation was a true blessing. Blessings for a great vacation.

Considering our price range, this was much better than our expectation! The room looked and smelled very clean when we arrived and was much bigger than expected. We had a microwave and a mini fridge in the room. My only complaint would be with the lack of screens in the windows. I have a 2 year who is just learning to explore and climb. I could not open the windows to let in fresh, cool air for this reason.

I was very surprised and pleased with the accommodations at a very low price. A lot of budget hotels don't even give you a mini fridge anymore let alone a big one with a freezer. I also like the wood floors and the bed was comfortable. The hotel was also very quiet while I was there.

The room was very small. It felt like they had just turned the air on when we arrived. The room had a serious stench, one of chlorine and I'm not sure what. The bathroom was very small and also had a smell. There was visible mold in and around the shower. My family and I checked out hours after checking in. The pictures on this site are deceiving. Please don't waist your money or time. They honor refunds under NO CONDITIONS! Don't do it!

Second year staying here. Nice and clean. Only suggestions to someone staying, is stay on 2nd floor if possible. If loud people above, it sound can be bothersome. Also, need curtains, to keep morning sun out.

Being generous with 2 stars, because they fixed there error on my bill at checkout quickly and without any issues. And they room was clean. Very small room and pieced together updates. Would only stay here if I couldn't find anyplace else that had vacancies for a similar price.

Everything was great! I had low expectations because it's Ocean City and terrible places are always priced. At check in, we were greeted by a nice and professional gentlman. Later on, he assisted us with finding additional parking because we had 2 cars. His effort is greatly appreciated. The rooms were very clean and looked new. Beds were very comfortable. Will definitely return!

Nice clean rooms. Nothing fancy. Staff quickly responded to minor issue. In room Wi-Fi, was slow but usable.

This is an adequate older Motel. The rooms are remodeled with new furnishings comma but the structure overall is aged. I stay during off-season so it was relatively quiet. Clean enough and adequate for a value priced Motel. Wi-Fi was not great period just strong enough to do email. I can see how staying here during peak season would not be desirable because of all the foot traffic and vehicle traffic that would go by the building.

This place is dirty, the rooms smell like mold everyone on our floor was complaining about it, staff is very unprofessional, felt like we were in prison they watch your every move, not friendly, showers sucked, no pressure falling apart, beds were uncomfortable, TV is small. Just all around a bad place. We even left a day early with no refund!

Wish I could give this place zero stars, this place is horrible everything about it was terrible. My friend came over for a bit and the guy was banging on my door because you can't have guest over. I don't understand why he wasn't doing anything. This place treats people like crap never again. Do yourself a favor and do not book a room here.

If for some reason you have to cancel your reservation, you WILL NOT get your money back! They charged $179.00 even when I canceled just a few hours after I booked. Theives!

This is the worst place ever, the rooms are disgusting. The people who run this place are creepy and watch every thing you do. You cant even have a friend over to say hi without them knocking on your door with in 5 minutes. Never come here. The pools disgusting. I feel very uncomfortable being here, never will I ever come back here. I could have payed 200 more dollars and stayed at a much better place instead of this shit hole.

The hotel itself was fine. The staff was nice to me until my sister and niece came over and all hell broke loose. Guests are not allowed to bring any visitors even to use the bathroom! So if you go to the beach with your family or friends and wanna meet up somewhere or anything DO NOT COME HERE! on top of that we were waiting in the parking lot until the check in time and they told my sister she had to leave or they were going to call the police. This place is ridiculous.

Ad says family motel very wrong a lot of blacks and Puerto ricans drinking on second floor throwing beer cans in parking lot I had a parking pass for motel but had to park 6 blocks away on street because motel parking lot was full management was not helpful at all did not feel safe party's was going on until 4 am.

Stayed at the Kings Arms Motel this summer in Ocean City MD. Great Rates and great atmosphere, Couldn't be more happier.

We went to kings arms motel on Memorial Day. Rooms are nice and clean but it is very humid there, our clothes smelled like mold long time after we left motel, even after laundry. Motel inbetween 2 streets so it is impossible to sleep, but if you came to party to OC, should be fine. We were with baby tho. Stuff nice, room service too, so the issue is really about the mold smell and noise from outside.

I feel terrible giving even 1 star to this place. It's only redeeming quality was the pool. The staff, or lack of, spoke some kind of eastern European language and dissappeared until you were 5 minutes late for check-out. The rooms are dirty, and I felt dirtier getting out of the shower than I did going in. The walls were paper thin and welcomed in the sounds of sex and the smell of weed. Ive stayed in about 10 hotels in ocean city maryland in the past 4 years and this was the worst.
