Been a regular since 2005, so of course nice things tend to wear out and bad titbits come to the fore. That said, some things just cannot be swept under the bed. During my last 3 visits, I find the staff progressively more morose and uncooperative, and forget ever to find a manager. Wifi service was practically nonexistent and well beyond rescue. Add to it a boot camp breakfast in both the style and fare and a depressing phenumbre of a geriatric clinic and it's time to pack for good. All I gonna miss in South Pattaya condos is the great, well maintained pool. But $20/day is sure to quell my sorrows quite nicely. Good luck and good bye!

Great pool, good location, mainly older guests, many Germans. As always, the chairs are trapped with towels before breakfast. The rooms are quite ok and as usual. The price is OK, the breakfast buffet is acceptable. The hotel is moderately run, the staff is mediocre. All in all, the Lek villa is much worse than the Lek hotel on Soi 12. But the pool and the size of the rooms make up for it again. A mini bar is no longer available, only the price list. Drinks must be fetched from the outside. Except for the breakfast buffet there is no food.

Buffet breakfast with a choice of Thai and western food. Open to non residents. Staff delightfully pleasant. Book of 10 meal tickets for 1200 Baht is good value if it meets your needs. Great shame no bacon on the menu but plenty of other food to choose from.

Amazing pool! It's gigantic with jacuzzi beds, jacuzzi seating, central water feature and children's area. Water is crystal clear, deep and has a comfortable temperature. Down side is that it has lots of fallen foliage floating in the water. The area around the pool also is messy with more foliage. Would like to point out that the tree's surrounding the pool are called Homicide/Suicide tree's and the nut inside the fruits is one of the most dangerous poisons in the plant world. Please avoid! Pool rules state no saving sunbeds and that items are removed after 30 mins of non use. Unfortunately no one implements the rules and beds are coveted before the pool is even officially open. The hotel room was large, good size fridge, lots of storage, good, well lit mirror. Large bed but unfortunately rock hard. Small bathroom but did have bath plus shower. Cute balcony and discreet patio doors with black out glass. The whole place is dated and would benefit from a deep clean and decorative maintenance. Still a good hotel at a reasonable price.

Staff slow and unfriendly.
With small Bakschischgen is a bit better.
Staff at the koffeeshop is friendly and nimble.

Large in the north, the pool areas are reserved before breakfast, which is very sad.

Standard "gut Buergerlich", reception staff is slightly disturbed and disinterested, do not rely on a reservation, is often * "Baselt * shortcoming: Guests reserve the loungers by the pool for 24 hours a day, who will have the pool in the afternoon even for 2 Hours can stand, because all the chairs are covered with towels! What is the use of a pool with couches if you can't use it?

A place to stay with children, North Pattaya Nakhlya. It is easy to get to the walking street or the pier by Tuk Tuke. Great pool with different depths for adults and children. The view from the upper floors is quite pleasant. The rooms are clean and fresh.

Such a large pool in other hotels in this area of Pattaya is definitely no more. The Pool is clean and you can swim until 6pm. Nearby There are excursion bureaus-bought Nong Nach Park and River Kwai-I advise to visit! The Staff at the hotel is polite, not intrusive. The room was clean. The Breakfasts are good. No problems with the trip did not arise-met in 5 minutes. Deluxe Room-Very spacious, with a balcony, a view of the pool, from the upper floors can be seen the entire city. The Light!

Good value for money. Very large pool-suitable for both adults and children-there is a frog. There is also a children's playground. The Breakfasts are very varied-international cuisine. To the sea on foot 5-10 minutes, the beach is clean, but, certainly, not ideal as on islands-it still a city. The Room was clean and comfortable. Close to restaurants, bars and shops. I Advise for the safe couples, it is possible with children.

Suitable place only for the elderly accompanied by prostitutes, place not suitable for families and couples, room poorly cared and TV of the years 80, the staff poorly coordinated and do not know speak English L, I recommend to stay away from this hotel.

I myself only go there because of the great breakfast buffet, which is unbeatably cheap for 120 Bath if you take a ten-card.
But the 2 pools also look nice and the staff is very nice.

The negative evaluations are absolutely unjustified. The staff is friendly and very helpful. The hotel has 2 parts. The demander component is something musty and not my thing. The new rear part is great. Nice large clean rooms. Spacious clean bathroom. The huge pool is great. Also for children. Happy again!

Friendly staff, decent breakfast, clean rooms and big pool. Also very calm and quiet place.

The breakfast buffet for 150 Thai Baht is absolutely worth the money…

At the front desk works or rather sleeps the most unfriendly staff you can imagine. The male employees respond to demands mostly aggressive are not helpful one is not treated as a guest. The facility would have potential but only after the exchange of these employees. Maid service and staff in the dining room friendly.

Absolut worst management in Pattaya. Dirt about 1 Inch under bed. Manager tells me, we can not clean under bed every day. After they did clean up under bed, they left and dirty rag on my bed. Breakfast, if you want some real cold fried eggs, this is the right place to go, sometimes if you are lucky, coffee will be worm. Unfriendly, unprofessional lazy fontdesk, I will not recommend this hotel to anyone. P. Kuederli.

My favorite in Pattaya. We always come 2 x a year and leave our Luggage to the part in the Hotel.

The hotel is just disgusting to see where the da hausen as it is in which your home looks.

Price performance is insufficient, Reception unfriendly room I had to look for myself, as well As the suitcase itself drag. Staff prefer to play with mobile phone during the working time, and does not disturb if a guest comes. Not great HOTEL.

Some years ago it was a nice hotel… but it isn't any more. This year it was very disappointing, the staff was not friendly at alll, the quality of the breakfast was so bad, that after 2-3 days we didn't want to eat it even if was paid for us. Would not like to come back any more if it doesn't change!

Great pool, great breakfast. Large room. Pleasantly located (not too close to Walking Street, not too far away) one downside, little enthusiasm and lack of smile at the reception.

Good hotel for the money.

Quite a good price performance ratio food right, understandably the price nothing gourmet poolside service, leaves to be desired situation by the pool in the high season, almost all are already in the evening reserved with towels, which are be rooms occupied then daytime only by the hour, for a 3 star hotel in order and clean.
