As hotels goes this one offers what's needed without offering much fashion or sorts. It was clean, well located with the view of the sea from your balcony.

Reception definitely needs improvement. Beds are quite old. Rooms are clean but a bit outdated. Have lovely view from the small deck outside our room.

Nice balcony view. 90s style rooms. On the small side but was clean and cozy. There was a sign outside the window as was bright at night and sound isolation from other rooms was not great. Soft 90s style mattress. But no back pain like the other soft ones which was surprising.

Exceptional location and view, living areas very large, it's a little old although first world problems eh. I would recommend staying here.

Heater does not work. No Wi-Fi as advertised.

Stayed here last night. Very friendly on arrival and happy to give advice. Disappointed restaurant was closed as we purposely chose this place because it had on site food. Howevere there is a tavern down the road which was nice and reasonably priced. Room was nice and clean. However it was late when we went to bed. When we pulled the bedclothes back it was obvious bed had been made but not changed from last guests. Absolutely disgusting with pubic hairs all over the sheets. The previous guest must have been moulting! We had to sleep on top of bed. The guy is selling up so he obviously was saving every cent he could. Do not stay here very disappointed to say the least.

Small rooms, got super cold at night… The beds were just weird.

Nice stay however the rooms could do with more insulation and heating as it was extremely cold.

Nice location and room but the mattresses seem quite old and uncomfy.

Rude manager/owner. Shower broken. Horrible place. We decided to leave rather than stay the night.

Avoid this place like the plague rooms are extremely small and what I can only guess is a walk in robe converted to a ensuite, the bed was extremely uncomfortable and if that wasn't bad enough you have to put up with the bright fluorescent sign outside. On a good note go to the Bark mill tavern meal was one of the best we had in Tasmania.

Avoid the restaurant. We were looking to pick up lunch on our way through Swansea and unfortunately stumbled upon Amos House. Inside it was hot and stuffy, and the owner was incredibly rude and condescending. The sandwich was dry and tasteless. Waste of time and money.

My friends and I stopped for lunch at the View Point Cafe in the Amos House while passing through the otherwise beautiful town of Swansea. We should have taken note when we found the cafe empty; the inside was stiflingly hot and the manager advised that we just come back later as the cafe gets too hot in the afternoon. A member of our party ordered a mediocre sandwich which took the manager quite long to make. We then asked how long it would take to prepare a takeaway burger, to which we received a snarky, unaccommodating response. It was clear that the staff had no desire to work this afternoon, and as we walked out in protest after paying, the manager actually swore at us and suggested WE had woken up on the wrong side of the bed. This was a deeply disappointing experience and has tarnished my memory of Swansea — a quaint little oceanside town in its own right. Stay away!
